Student Lettings Lead / Property Manager
Location: Exeter
Salary: circa £30,000 + benefits
Full-time: 37.5 hours per week
We are working with a well-established independent estate and lettings agency in Exeter who are expanding their student portfolio and are now looking to appoint a Student Lettings & Property Manager to spearhead this growth.
This is a newly created position offering the opportunity to shape and develop the student lettings function within a respected local brand.
The Role
As Student Lettings Lead, you will take ownership of the student portfolio, driving its growth while delivering a high-quality, compliant service to landlords and tenants. You will be instrumental in building the business’s presence across the local student market.
Key Responsibilities

Drive growth of the student lettings portfolio across the Exeter branch

Build and maintain strong relationships with landlords, investors, universities, colleges, and student organisations

Manage the full student lettings cycle from initial enquiry through to move-in and ongoing property management

Support and guide Lettings Negotiators and wider teams involved in student lettings
-
Deliver exceptional customer service to landlords, tenants, parents, and guarantors

Ensure all student tenancies comply with current legislation and company procedures

Maintain accurate CRM records and detailed notes
Working Hours
-
37.5 hours per week
-
Saturdays on a rota basis (currently 1 in 6, 09:00–13:00)

Future plans to reduce or remove Saturday requirements as the team expands
About You
-
Experience within lettings, ideally with exposure to student accommodation

Strong relationship-building and business development skills
-
Confident managing the full lettings process
-
Knowledge of lettings legislation and compliance requirements

Highly organised with strong attention to detail
-
A team player with the ability to support and influence others
