Property & Service Delivery Manager
Location: Newcastle upon Tyne
Salary: £40,000–£45,000
Type: Full-time (in person)
Requirement: Full UK driving licence
Reports to: COO
What the job is about
You’ll be responsible for making sure a group of properties are run smoothly, safely, and to a high standard. You’ll manage a team, oversee maintenance and compliance, and make sure residents receive a good service.
Main responsibilities
1. Running daily operations
- Oversee day-to-day management of multiple properties
- Make sure buildings are clean, safe, and well-maintained
- Ensure maintenance issues are fixed on time
- Visit sites regularly to check standards
2. Managing the team
- Lead and support Facilities Management Coordinators (FMCs)
- Provide training, feedback, and regular check-ins
- Help the team stay organised and meet targets
3. Compliance and safety
- Ensure all legal and safety requirements are met (fire, gas, electrical, etc.)
- Work with the compliance team to fix any issues
- Follow company policies and procedures
4. Monitoring performance
- Track performance using reports and systems
- Identify problems and improve how things are done
- Report updates and issues to senior management
5. Resident support
- Make sure residents receive good service
- Handle complaints or complex issues
- Oversee move-ins, move-outs, and tenancy processes
6. Contractors and suppliers
- Manage contractors (cleaning, maintenance, security)
- Ensure work is completed on time and to a good standard
- Build strong working relationships with suppliers
7. Working with other teams
- Collaborate with departments like Lettings, Accounts, and QA
- Help improve processes and service quality across the business
What you need
Essential:
- Experience managing multiple properties or facilities
- Experience leading a team
- Good understanding of property safety and compliance
- Strong communication and organisational skills
- Ability to analyse reports and solve problems
- Experience with systems/tools for managing property operations
Desirable:
- Qualification in Facilities Management (e.g. NVQ Level 3)
- Health & safety certification (e.g. IOSH)
- Experience in highly regulated environments or specialist buildings
