A reputable and long-established residential and commercial property development/investment company is seeking a Commercial Property Manager to join their team in West Berkshire.
Package:
Basic Salary £50k – £60k
Hybrid Part time working (1 day in the office)
22.5 hours a week
Company bonus scheme
On site parking
Joining a business which operates principally across the Thames Valley and North Hampshire, you will be asset manage a diverse commercial property portfolio.
Reporting to the Group Managing Director, you will lead relationships and negotiations with key external professionals in the day-to-day asset management of the portfolio, involving the letting/sale and ongoing management of property, including technical and financial appraisals in addition to involvement with potential new acquisitions.
The ideal candidate would possess a professional property/surveying qualification (MRICS) with A levels/HNC/Degree in place. Non-qualified applicants will also be considered if they have the required and proven depth of experience and knowledge from years of experience performing a similar role.
Key areas of the role:
- Lease advisory negotiations and provide strategic advice across all landlord and tenant matters
- Conduct lease renewals with occupational tenants and break clauses
- Rent reviews
- Lease expiries/dilapidation settlements
- Liaise & Instruct agents on marketing vacant properties
- Handling Service Charges
- Perform technical & financial appraisals on potential acquisition of land/property for investment/redevelopment
- Conducting planning applications for change of use with consultants
- Manage capital work projects in conjunction with external consultants
This senior role would suit someone who has a strong commercial mindset with solid negotiation skills, is able to work alone, meet deadlines, and is able to administer accurate records along with providing reports for board meetings.
