The Assistant Branch Manager will support the Branch Manager in the efficient and effective operation of the estate agency branch, ensuring exceptional customer service at all times and exceeding branch and company goals.
This is a fee-earning role and you should be able to demonstrate excellent estate agency skills including the ability to value in all price ranges with high conversion rates at above average market fees. You should also be able to self-generate sales opportunities and be able to encourage this throughout the branch.
The role requires a proactive individual with strong leadership skills, excellent communication abilities, and a passion for the property market.
KEY RESPONSIBILITIES:
- Sales and Business Development:
- Generate new business opportunities through proactive outreach, referrals, and networking.
- Conduct market appraisals and provide clients with accurate property valuations.
- Maintain an up-to-date database of local active buyers, introducing suitable properties, arranging and conducting viewings
- Support team members with maintaining their own database of buyers, ensuring that all opportunities are taken
- Build and maintain strong relationships with both clients and potential customers to ensure repeat business.
- Assist the Branch Manager in meeting or exceeding sales targets and revenue goals.
- Find opportunities to cross-sell ancillary services such as mortgage advice and solicitor referrals, whilst also looking for sales & lettings opportunities to refer throughout the network
- Stay up to date with local property trends, pricing and legislation
- Team Management & Development:
- Supervise and motivate a team of estate agents to achieve individual and team targets.
- Provide training and support to junior staff members and help in their professional development, paying particular attention to individual weaknesses.
- Assist the Branch Manager in monitoring the performance of the team, providing feedback for appraisals.
- Encourage a collaborative and positive working environment.
- Customer Service:
- Along with the Branch Manager, ensure that the team delivers an excellent client experience with every interaction.
- Handle escalated customer complaints, providing effective resolutions.
- Operational & Administrative Support:
- Assist the Branch Manager with the day-to-day running of the branch, ensuring operational efficiency.
- Assist the branch to ensure all regulatory and compliance requirements are met, including documentation and legal processes
- Help identify any shortcomings and report them to the appropriate person within the business.
- Ensure a two-eye policy is maintained for all listings and outbound branch-developed marketing.
- If required, update property listings, ensuring they are accurate and up to date.
- Support the team in property listings, viewings, and negotiations, ensuring all sales processes run smoothly.
- Marketing & Promotion:
- Work with the marketing team to promote the agency’s services and properties via digital channels, social media, and print.
- Assist the business in organising events, property launches, and other promotional activities to increase brand visibility.
- Maintain an understanding of local market trends to identify opportunities for business growth.
- Seek opportunities for community engagement.
- Reporting & Administration:
- Support the Branch Manager in managing daily operations and reporting branch KPIs.
- Support the Branch Manager in providing end of month sales reports.
