Property Manager – Residential Lettings
Salary: Negotiable, depending on experienceHours: Monday–Thursday 9:00am–5:30pm | Friday 9:00am–5:00pm
We are delighted to be working on behalf of our client, a well-established property business, to recruit an experienced Property Manager to join their team.
This is an excellent opportunity for a proactive and customer-focused property professional who is looking to join a supportive team and play a key role in delivering a high-quality service to landlords and tenants.
The successful candidate will ideally be working in a similar residential lettings or property management role and will have a genuine passion for property, strong attention to detail and a professional approach to customer service.
You will be responsible for managing a portfolio of residential properties and acting as a key point of contact for landlords, tenants and contractors. The role requires someone who is highly organised, self-motivated and comfortable managing multiple priorities in a busy environment.
Key Responsibilities

Manage a portfolio of residential properties throughout the tenancy lifecycle.

Act as the primary point of contact for landlords and tenants, providing a professional and responsive service.

Deal promptly and effectively with tenant enquiries, complaints and property-related issues.

Coordinate maintenance and repair works with approved contractors.

Instruct and monitor contractors, obtaining quotations where required.

Oversee tenancy administration, including move-ins, move-outs and tenancy changes.

Ensure properties and tenancies remain compliant with relevant Scottish legislation and regulatory requirements.

Maintain accurate property records and ensure management systems are kept up to date.

Prepare regular reports, updates and correspondence for landlords.

Support the wider property management team with administrative and operational duties.

Build and maintain strong, professional relationships with landlords, tenants and contractors.
About You
We are looking for an experienced residential property professional who takes pride in delivering excellent customer service and getting things done.
You will be confident dealing with landlords, tenants and contractors and able to remain calm and professional when handling challenging or time-sensitive situations.
Essential Requirements

A minimum of 2 years’ experience in residential lettings and/or property management.

Previous experience within residential property management, lettings, housing or a related environment.

Strong customer service skills and a professional approach.

Excellent organisational and time-management abilities.

Ability to manage multiple priorities and work effectively to deadlines.

Strong written and verbal communication skills.
-
Excellent attention to detail.
-
Proficiency in Microsoft Office.

Ability to work independently while also contributing effectively to a team.

A full UK driving licence and access to your own vehicle.
-
A strong work ethic, positive attitude and commitment to professional standards.

High levels of integrity and professionalism.

A genuine passion for property.
Desirable Experience
-
Good knowledge of Scottish residential tenancy legislation, including the Private Residential Tenancy framework.

Experience using property management software; SME Software experience is preferred.

Relevant property, housing or customer service qualifications.
-
ARLA Level 6 (or equivalent) Scottish Residential Letting & Property Management qualification.
Candidates who do not currently hold the relevant qualification but have suitable experience may still be considered, as training can be provided to support you in achieving the qualification.
