Melton Mowbray | Monday–Friday, 9:00am–5:30pm
A fantastic opportunity has arisen for an experienced Property Manager to join a well-established and highly regarded Property Agency in Melton Mowbray.
Working as part of a supportive team, you will be responsible for the day-to-day management of a portfolio of approximately 450 fully managed properties, with your primary responsibility being the first point of contact for around 150 single-let properties.
The successful candidate will be proactive, process-driven, highly organised and exceptionally detail-oriented, with the ability to manage competing priorities and deliver an excellent level of service to landlords, tenants and contractors.
Key Responsibilities
- Manage a portfolio of fully managed and let-only properties, ensuring all legal, regulatory and compliance requirements are met.
- Act as the main point of contact for landlords and tenants, providing professional communication and expert advice.
- Manage planned and reactive maintenance, including obtaining quotes, raising works orders and liaising with contractors.
- Arrange and monitor Gas Safety Certificates, EPCs and other required compliance documentation, ensuring records are accurately updated on the CRM.
- Complete inventories, check-ins, check-outs, mid-term inspections and end-of-tenancy reports.
- Manage end-of-tenancy processes, including deposit returns and deposit disputes.
- Identify potential issues proactively and take appropriate action to prevent problems from escalating.
- Authorise invoices and liaise with the accounts department where required.
- Ensure all property visits are conducted professionally, with particular attention to security and the condition of the property.
- Maintain accurate records, notes and documentation using Reapit.
- Ensure keys are correctly recorded, returned and securely managed through the Reapit system.
- Attend weekly meetings and provide relevant updates and reports on the property portfolio.
- Keep up to date with changes in property legislation, regulation and industry best practice.
The Ideal Candidate
- Strong knowledge of residential lettings and property management processes.
- Highly organised, proactive and process-driven, with excellent attention to detail.
- Confident handling difficult customers and challenging situations.
- Excellent written and verbal communication skills.
- Strong IT skills and experience using estate agency software; Reapit experience is highly advantageous.
- Able to prioritise effectively and manage a busy workload.
- A problem-solver who can identify issues early and plan ahead to avoid potential problems.
- Full UK driving licence and own car insured for business use – essential.
