Senior Lettings Negotiator – Job Description
Overview
Senior Lettings Negotiator, liaising between landlords and prospective tenants. The role involves generating new business, conducting valuations, marketing rental properties, conducting viewings, negotiating tenancy terms, and ensuring a smooth and compliant letting process from start to finish.

Key Responsibilities
Generating New Business
- Carrying out valuations of rental properties
- Generating more valuation appointments to expand the portfolio
- Advise landlords on rental values, market trends, and ways to maximise property appeal.
Property Marketing & Client Management
- Build and maintain strong relationships with landlords and tenants and be prepared to go the extra mile.
Viewings & Tenant Interaction
- Manage enquiries and book property viewings.
- Conduct in-person viewings, highlighting property features and answering tenant questions.
- Gather feedback from applicants and relay it to landlords.
Negotiation & Tenancy Progression
- Negotiate offers between tenants and landlords (rent, move-in dates, special conditions).
- Follow compliance procedures (Right to Rent checks, referencing, anti-money-laundering checks where relevant).
- Prepare tenancy agreements and necessary paperwork.
- Coordinate move-ins, inventories, cleaning, check-ins, and key handovers.
Administration & Compliance
- Maintain accurate records on CRM systems.
- Ensure compliance with lettings legislation
- Work closely with property management and maintenance teams to resolve issues quickly and looking after a small portfolio of properties.
Required Skills & Experience
- Strong communication and customer-service skills.
- At least three years of experience
- Confident negotiator with the ability to close deals.
- Good knowledge of local rental market.
- Ability to work under pressure and multi-task.
- Professional, well-presented, and punctual.
- Computer literacy.
- Valid driving licence and must have own car
Preferred Qualifications
- Experience in residential lettings
- ARLA/Propertymark qualification (desirable but not always essential).
Typical Salary
- Basic salary of £30,000 – £35,000 plus commission/bonus, depending on performance and experience.
