Associate Director – Building Surveyor
A well-established, respected, and growing property consultancy in Manchester is seeking to appoint an Associate Director – Building Surveyor to join its expanding team. This senior role offers the chance to work on high-profile commercial projects, develop strong client relationships, and play an active part in the growth of a unique and exciting business. Ideal for an experienced Chartered Building Surveyor, this position provides a pathway to leadership within a dynamic consultancy environment.
In this role, you will lead a range of commercial projects from initial brief through to completion, while also providing professional building surveying advice to a diverse client base including occupiers, investors, and landlords. Strong technical expertise, excellent client-facing skills, and the confidence to lead complex instructions from inception to completion are essential. This position is perfect for a Building Surveyor who thrives in a dynamic environment and is eager to take the next step in their leadership career.
Key responsibilities include leading project management and contract administration for commercial fit-outs, refurbishments, and capital works, with contract values ranging from £50K to £20M. You will manage projects through all stages including feasibility, design coordination, procurement, and delivery. Additionally, you will deliver professional building surveying services such as acquisition surveys, schedules of condition, and project monitoring. Preparing and negotiating schedules of dilapidations on behalf of landlords and tenants, investigating building defects, and providing practical technical advice are also part of the role. Acting as a trusted advisor to clients and representing the consultancy at meetings and project briefings, as well as supporting business development activities and mentoring junior surveyors, are key aspects of this position.
Candidates must be MRICS qualified Building Surveyors with strong experience delivering both professional surveying instructions and project work. Commercial awareness, excellent client-facing and communication skills, confidence in managing multiple instructions and leading projects, and ambition to contribute to the continued growth of the business are essential.
On offer is a competitive salary and discretionary bonus, a client-facing role with significant project responsibility, and a flexible working policy with core hours from 10am to 3pm and a 4pm finish on Fridays. Enjoy 25 days of holidays plus bank holidays, with the office closed between Christmas and New Year without the need to use annual leave. The employer contributes 5% to the pension, with a minimum 3% employee contribution.
