The role will be mainly administrative and will include:
General Reception Duties answering phones, making appointments, directing calls & taking messages.
General Office Duties including filing, scanning, record keeping.
Liaising with tenants and contractors.
Undertaking the weekly landlord rent run.
Supporting the referencing department.
They are ideally looking for a candidate with some lettings experience but will consider a candidate who is currently working as an office administrator.
The role will be Tuesday to Saturday. Weekday hours 9am to 5.30pm and Saturdays 9am to 2pm. - 35 hours per week.
5 weeks holiday bank holidays per year.

You will be responsible for ensuring that the GIHL/New Build/Regent portfolio runs smoothly. This role reports into the Senior Property Manager.
Key duties and responsibilities of role:
·To be the sole point of contact for Tenants across the GIHL/New Build/Regent Portfolios.
·To arrange mid tenancy inspections and ensure that any issues raised are highlighted to the Senior Property Manager.
·Ensuring that service charge and ground rent invoices are processed on receipt and funds are reserved as necessary.
·To ensure rent arrears are kept to a minimum across the GIHL/New Build/Regent Portfolio by dealing with issues arising in a timely manner and ensuring the client accounting team are updated as to any problems as soon as they arise.
·To arrange the checkout and deposit release process form part of this role, including assessing the checkout for potential deposit deductions and communicating these to the Senior Property Manager.
·To be responsible for ensuring hand overs on new build properties are arranged and all documents obtained as well as dealing with any snagging issues as required.
·Ensuring that utilities and council tax are informed of new tenancies and accounts are settled by the Tenant at the end of tenancies before the deposit is released.
·Understanding of the property management process with a proven background within property management.
·Upkeep of Qube with all notes and documentation as required.

Experience and qualifications:
·18 months Residential Property Management experience.
·NFoPP Level 3 Technical Award in Residential Lettings and Property Management desirable.
·Good understanding of London's residential property market.
·High IT literacy, preferably with experience on Qube/Aspasia.
Salary: £25,000 p/a
Commission Structure: 5% performance based bonus annually paid 6 monthly based on KPIs (2.5% per 6 months)
