I have an exciting opportunity for a Lettings Property Manager for this busy independent estate agent based in the centre of Lincoln.
The goal of a lettings property manager in a growing company is of such importance that the individual needs to be willing to give support in the day to day operations. Handling tenant concerns, owner's enquiries, the management and scheduling of respected trades is needed. The successful individual will be required to be on call regularly to receive enquiries that may arise and address repairs as needed, prioritizing those that are deemed an emergency.
·Maintain personal contact with tenants. Promote goodwill, provide high quality service, and anticipate and solve problems.
·Implement tenant retention practices.
·Act as a liaison between tenants and property owners.
·Maintain and monitor work order system.
·Support other departments as reasonably required.
·Maintain an ongoing relationship and build a database of reliable and reputable contractors, to ensure all jobs are actioned with agreed and set timeframes.
·Adhere to all relevant legislation and best practice and ensure that all properties are compliant.
·Maintain Property Management Database with NBS.
·Adhere to Franchise policy and procedures.
·Ensure that all Residential Properties managed by Northwood Lincoln are serviced per legislative requirements, incorporating best practice.
·Keep abreast of relevant legislation which affects working practices. Keep up to date with relevant new legislation and advice on implications and necessary actions to ensure compliance.
·Ability to work with little direction, maintaining confidentiality and professionalism.
·Willingness and ability to learn additional software packages such as NBS as required.
·Excellent interpersonal and communications skills.
Education / Qualifications:
·A current driving license and use of a car.
Knowledge & Understanding
·Knowledge of Private Residential Housing legislation, (Predominantly Landlord and Tenant Act as Amended) related to compliance, contract management and health & safety.
·Team Motivation / self-starter.
·Commitment to customer service and continual improvement.
·Able to calm under pressure / ability to remain patient.
