A well known Estate Agency with a great reputation for customer service is looking to recruit a Sales Manager for their established office in Seaton. This role would ideally suit a Senior Negotiator or Valuer looking to make the next step up into Management or an existing Estate Agency manager.

This role will entail:

- Working closely with the team to identify new business opportunities and generate new ideas
- Driving high value sales through the office
- Generating leads, following these up and consistently aiming for high conversion rates
- Promoting other products and services where appropriate
- Ensuring that all financial targets are met and exceeded on a monthly basis

Lettings Property Manager

I have an exciting opportunity for a Lettings Property Manager for this busy independent estate agent based in the centre of Lincoln.

The goal of a lettings property manager in a growing company is of such importance that the individual needs to be willing to give support in the day to day operations. Handling tenant concerns, owner's enquiries, the management and scheduling of respected trades is needed. The successful individual will be required to be on call regularly to receive enquiries that may arise and address repairs as needed, prioritizing those that are deemed an emergency.
Key Requirements
Tenant Management:
·Maintain personal contact with tenants. Promote goodwill, provide high quality service, and anticipate and solve problems.
·Implement tenant retention practices.
·Act as a liaison between tenants and property owners.
·Maintain and monitor work order system.
·Support other departments as reasonably required.
Operations Management:
·Maintain an ongoing relationship and build a database of reliable and reputable contractors, to ensure all jobs are actioned with agreed and set timeframes.
·Adhere to all relevant legislation and best practice and ensure that all properties are compliant.
·Maintain Property Management Database with NBS.
·Adhere to Franchise policy and procedures.
·Ensure that all Residential Properties managed by Northwood Lincoln are serviced per legislative requirements, incorporating best practice.
·Keep abreast of relevant legislation which affects working practices. Keep up to date with relevant new legislation and advice on implications and necessary actions to ensure compliance.

Commercial Estate Agency experience is essential. The ideal candidate will also have; excellent communication skills, be target driven, the ability to maximise on all potential business opportunities, be motivated and lead by example.
The main duties for the Commercial Manager are; To head up business development for the Berkshire Commercial Department, to generate, manage and maintain a database of key clients and applicants across the area from small one-off units to large out of town development across all price ranges and use classes; To drive sales and lettings activity from branch and remotely across the region; To drive listings of commercial sales and lettings properties; To plan and control Commercial marketing within the region and work within agreed budgets; To prepare detailed business plans regarding any department investments to ensure that decisions are made based on profit; To work closely with the Marketing Communications Executive on the design of all related branded marketing material; To work closely with SST to manage the Commercial sales/lettings pipeline and drive pipeline turn to target levels

Mortgage Administrator

An exciting opportunity has arisen for a Mortgage Administrator, working with this expanding team.
Responsible for all aspects of a Client's mortgage and life insurance application from submission to completion and beyond, supporting the Advisor Team and based in the Sleaford Office.
The right candidate will be organised, with a good attention to detail, confident on the phone with a friendly and outgoing manner and have previous customer service experience or from a finance background. This is a small and friendly Team who strive to make sure their clients' best interests are their main focus and aim to give an outstanding service.
Responsibilities:
·To process in full all mortgage business from application stage once spoken with an Advisor to completion.
·To complete all administration relating to mortgage sales; to include checking applications, processing paperwork and working with sellers, solicitors, lenders and the mortgage provider until the sale completes and the mortgage goes through.
·Entering new cases on the system and keeping the Mortgage data updated.
·Dealing with correspondence and producing standard letters. Liaise with lenders, insurance companies, solicitors and clients ensuring requirements met and tracking these procedures on the system.
·Ensuring acceptance terms and mortgage offers received as promptly as possible and checking these against application.

Full time: Monday - Friday 9am to 5.30pm
