We have recently secured a fantastic position in central Leeds working for a dynamic, forward thinking customer orientated firm.

Due to their continued success they seek a Property Manager to join them in a busy fast paced role.

Primary responsibilities:

·To manage and exercise full control of communal aspects of expenditure, overseeing the financial health of the development and taking the appropriate action if needed and ensuring that expenditure remains within budget.
·To assist that asset manager with preparation of annual budgets for current developments and assist in the preparation of budgets for new business.
·To secure best value for money in contracted services by means of competitive quotations etc. To negotiate contract terms and prices and to monitor and address issues relating to contractor performance
·To advise and guide property management colleagues in respect of issues that may arise in connection with the development including technical build related issues, defects, repairs and H&S compliance matters.
·To manage service provision to the client and tenants.
·To exercise judgment on a daily basis in respect of maintenance requirements, Always ensuring the availability of funds before works are committed.
·To act as primary internal point of contact for asset managers in respect of all services to developments in management.

Duties to include:

·To ensure insurance cover is in place on all developments and that copies of all current policy documents are held on file and updated as needed.
·To establish and maintain development management information, inspection reports and health and safety records.
·To visit all sites on a regular basis and no less than monthly, ensuring that a proactive management and maintenance service is delivered.
·To effectively resolve management problems or disputes in accordance with legal obligations and with specific reference to the appropriate lease.
·To liaise with the Asset Manager concerning the need for cyclical and planned maintenance always ensuring that funds are available before works are committed.
·To ensure fire risk assessments and health and safety assessments are undertaken, identified risks are actioned and to review and annotate the assessments annually
·To ensure that all elements of the building are managed appropriately and that both the client and firm comply with their obligations
·To prepare and issue an annual asset report for the development which in turn will assist with formulating an annual asset management strategy for the development.
·To seek and ensure that all management services are contracted and operational at the point of handover/commencement of Management Agreements.
·To motivate, train and develop and disseminate good practice to site based staff.
·To ensure that the Group's Health and Safety Policy is adhered to in respect of the Company's responsibilities to site staff.
·To attend relevant seminars, courses and workshops as requested.
·To contribute to the identification and development of new business opportunities, participating in promotional meetings and negotiations.
·To ensure that the Group's Health and Safety Policy is adhered to in respect of the Company's responsibilities.

Please note that duties will vary and you must be willing to lend a hand where ever is needed throughout the business.

The ideal candidate will have a full UK driving license and access to their own car, however our client is willing to consider someone in an office based role.

Overall Purpose of the Role:


·Under the direction of The Sales Manager, The Sales Executive is responsible for achieving New Homes Sales, in line with achieving / exceeding set targets whilst ensuring company standard procedures are followed, maximising revenues wherever possible, and positively contributing to the company's growth.
·You will also be responsible for all aspects of presentation on the Development as per the companies expected standards.
·Ensure that an excellent level of customer service is delivered to all purchasers.
·Primary Tasks / Duties of the Role
·To positively promote the company & product at all times.
·Maintain a professional polished appearance with regards to hair & make up, ensuring that your uniform is in crisp condition, clean & ironed with red scarf & name badge to be worn at all times.

·Maintain weekly contact with the purchaser, their IFA & Solicitor to monitor all ongoing sales through to exchange of Contracts within a six week period from date of reservation, completing the weekly sales progression update report & sending in to Head Office.
·Ensure that all plots are fully ready for Home Tour by immediately inspecting them upon notification from your Site Manager that the CML Cover Note has been received & note any defects that require rectifying prior to the Home Tour being able to take place, again monitoring completion of any noted defects.
·Ensure that Home Tours are booked in with the purchaser & Site Manager & that they are conducted in a professional and knowledgeable manner in the presence of both yourself and Site Manager.
·Ensure Plots are ready for legal completion by inspecting the plot on the morning of the day of completion, checking that any noted defects from The Home Tour have been rectified & report any findings to The Site Manager.
·Ensure that Legal Completion Handovers are conducted in a professional & knowledgeable manner in the presence of both yourself & The Site Manager with the purchaser to receive a full explanation on the reporting process of any defects found within their new home.
·Comply with responsibilities as laid down in the groups Health & Safety Policy in order to ensure a safe working environment & be proactive in highlighting any potential dangers regarding Health & Safety on site which could impact on any visitors, residents, yourself & other employees on the development.


Skills / Person Specification:


·Working hours for this role will be Tuesday-Sunday 10:30am-5.30pm with some company events to attend otuside these hours.

To be considered for this role you must have a minimum of 16 Months Property Management experience.

Seeking a New Homes Negotiator to join their team on a buoyant and fast paced site, the ideal candidate will come from a strong property and sales background.

Overall Purpose of the Role
·Under the direction of The Sales Manager, The Sales Executive is responsible for achieving New Homes Sales, in line with achieving / exceeding set targets whilst ensuring company standard procedures are followed, maximising revenues wherever possible, and positively contributing to the company's growth.
·You will also be responsible for all aspects of presentation on the Development as per the companies expected standards.
·Ensure that an excellent level of customer service is delivered to all purchasers.
·Primary Tasks / Duties of the Role
·To positively promote the company & product at all times.
·Maintain a professional polished appearance with regards to hair & make up, ensuring that your uniform is in crisp condition, clean & ironed with red scarf & name badge to be worn at all times.
·Deal effectively with existing & prospective purchasers in a professional and engaging manner at all times to ensure the best customer experience.
·Be proactive & swiftly follow up any leads received via email, telephone, Head Office & Rightmove.
·Organising the maintenance, cleanliness and presentation of the Marketing Suite, Show Homes and landscaping ensuring that these are to the highest standard at all times as per company expectations.
·Conduct weekly checks to ensure all on & off site signage is accurate, clean & in a satisfactory condition & highlight any issues to The Sales Manager.
·Conduct weekly checks on the development web site page & Right Move web site highlighting any errors or amends to The Sales Administrator & Sales Manager responsible for your development.
·Have a full awareness of all New Build Competitors in the local area & conduct a monthly report.
·Generate and maintain a positive working relationship with local Estate Agents to attract new leads to the development.
·Research the local area to acquire knowledge on all Amenities, Education, Retail Outlets & transport links.
·Utilise & promote Company Purchasing Assistance Incentives effectively to ensure a good flow of sales whilst Financial Advisors maximising profit at all times.
·Positively promote the features & benefits of the use of company nominated Panel Solicitors &.
·Attend the weekly Meeting with their Site Manager to discuss all aspects contained therein in order to ensure high levels of communication is maintained between Site & Sales.
·Highlight any issues with unsold units & present ideas / action plan to The Sales Manager in order to help achieve a sale.
·Up sell Purchaser Extras from the Excellence Range in order to enhance company revenues.
·Complete Standard Colour Choices for any unsold units as set out by The Sales Manager & company standards.
·Ensure that all Standard Colour Choices & optional Extras are being installed as per the choices paperwork by inspecting plots at the relevant stages of build.
·Conduct daily inspections on any completed unsold stock units & compile a report on a weekly basis for The Site Manager to rectify any noted defects, monitoring that the works have been completed.
·Maintain regular contact on a weekly basis with existing purchasers on all aspects of build progress & any anticipated build date changes keeping a record of the conversation in the plot file.
·Maintain weekly contact with the purchaser, their IFA & Solicitor to monitor all ongoing sales through to exchange of Contracts within a six week period from date of reservation, completing the weekly sales progression update report & sending in to Head Office.
·Ensure that all plots are fully ready for Home Tour by immediately inspecting them upon notification from your Site Manager that the CML Cover Note has been received & note any defects that require rectifying prior to the Home Tour being able to take place, again monitoring completion of any noted defects.
·Ensure that Home Tours are booked in with the purchaser & Site Manager & that they are conducted in a professional and knowledgeable manner in the presence of both yourself and Site Manager.
·Ensure Plots are ready for legal completion by inspecting the plot on the morning of the day of completion, checking that any noted defects from The Home Tour have been rectified & report any findings to The Site Manager.
·Ensure that Legal Completion Handovers are conducted in a professional & knowledgeable manner in the presence of both yourself & The Site Manager with the purchaser to receive a full explanation on the reporting process of any defects found within their new home.
·Comply with responsibilities as laid down in the groups Health & Safety Policy in order to ensure a safe working environment & be proactive in highlighting any potential dangers regarding Health & Safety on site which could impact on any visitors, residents, yourself & other employees on the development.
Skills / Person Specification
·Be available to work weekends 10.30am to 5.30pm and be available outside of normal working hours to support the company needs as & when directed to do so in order to support key selling times and events.
·Have knowledge of The New Build Industry & Housing Market.
·Excellent Communication Skills, both written and Oral.
·Proven track record in New Build Sales.
·Full understanding of The Property Mis descriptions Act.
·Full understanding of The Data Protection Act.
·Full understanding of The Consumer Code for House Builders.
·Ability to positively promote the Brand at all times.
·Excellent Customer Service Skills.
·High level of organisational skills.
·Full driving licence and own car.
