The ideal person for the role will come from a property background, have a good understanding of the processes involved and be able to talk to people at all levels.
 
Although this business is already in operation, it is going to need to be someone that can think on their feet and work off their own initiative for this role. You will be integral in the business and the potential for future growth and development is unlimited.
 
Responsibilities:
 
·Providing guidance to those considering starting their own agency and selling the benefits of the various packages on offer
·Chasing enquiries generated from the website and closing sales.
·Canvassing established agents to gain interest in the website package solutions available
·Providing general support sharing knowledge and experience with agents
·Exploring and implementing new revenue streams where possible
·Completing website templates
·Liaising with portals and other software providers in order to set up incoming/outgoing data feeds
·Managing social media

About the Role      
As the Head of Lettings, you will be part of the Network team and report directly to the Director. As the company continues to grow and scale, you take overall responsibility for finding talented Members (tenants) for all of  properties, ensuring that they maintain high occupancy and sustainable revenues.
 
Key responsibilities: 
 
-        Development and implementation of all lettings-related strategies and processes across the organisation
 
-        Responsible for the end to end management of all lettings activities across the group
 
-        Responsible for data analysis and reporting around the lettings activities
 
-        Create, monitor and report against lettings budgets and occupancy targets for all properties
 
-        Set department and individual team member objectives and targets, in line with the wider company plan and ensure they are met
 
-        Effectively lead the lettings function within the Network team through recruitment, line management, development and training 
 
-        Responsible for ensuring team, processes and services proactively support and champion diversity and inclusion - both internally and externally in services and relationships with customers and stakeholders.                          
 
About You:
   
This position requires an experienced and competent commercial lettings professional.
 
Leading a team of letting professionals, you will be a proven leader and able to demonstrate your ability to set and deliver lettings and curation strategies across a multi property operation.
 
You are forward-thinking and know how to achieve short-term goals while implementing and scaling processes and tools for the long-term. This is an exciting new role for an experienced Lettings Professional, working for an innovative, modern and progressive independent client, based in the Sheffield region, working remotely in the immediate future.
 
This is a role for a driven, experienced lettings candidate, who has current knowledge of legislation and regulations in the lettings arena.  Will involve a lot of lone working so must be self motivated and professional.
 
Mission:
Ensuring high occupancy objectives within minimum time in turn maximizing profitability and retaining tenants. Set the pace and carry out lettings strategy with focus on letting in bulk amounts.
 
Responsibilities:
1.Obtaining the enquires, qualifying applicants and finding suitable properties
2.Booking and conducting viewings
3.Agreeing offers with minimum void term and achieving optimal rental prices
4.Processing offers to completion and arranging move ins with tenants
5.Setting the strategy for achieving occupancy levels
6.Updating platforms to ensure that all information is correct and updating supply and pricing on PMS
7.Renewals and extensions, including marketing research for increases and understanding reason for Churn.
8.First port of call for the team for offers and minor issues.
9.Leading and updating processes to stay compliant and stay relevant to the location

Outcomes: 
1.Ensuring all enquiries are answered ASAP (under 1 hour) during working hours
2.Attending viewings and selling apartments to tenants.

5.Smooth handover and intro to the apartment so the tenant knows the next steps
6.Speaking with Universities, Corporates and Relocation agents to ensure we are their first port of call for any accommodation needs, and dealing with 3rd party agents
7.Marketing information is correct at all times to receive enquires
8.Managing existing relationships with tenants and achieving increases on renewals and understanding reason for churn.

Lettings Manager

Lettings Advisor (Maintenance and Inspections Manager)
 
Full-time. Permanent.
 
The Lettings Advisor (Maintenance and Inspections Manager) is responsible for the day-to-day management of properties for let whilst supporting general enquiries and day to day lettings transactions.
The Lettings Advisor will be responsible for their own daily workload and external appointment arranging, ensuring own workload also provides team support and office cover (50% of the week would be out of the office on appointments and visiting properties).
 
Main responsibilities include:
 
Handle all maintenance/repair works in a timely manner updating all parties throughout the process (landlords, tenants, contractors)
Work with contractors to maintain good relationships and source new contractors when required (obtain references, insurance, contracts, interview)
Obtain quotes for property repairs
Organise property inspection visits around Huddersfield, ensuring reports are created and logged on ipad/software and uploaded for team and landlord viewing
Handle property condition issues with tenants to ensure landlord investment protected and good relations maintained with the tenant at all times
Organise property safety certificates in timely manner and in line with legal and legislative requirements
Manage end of tenancy process including check out reports and bond deductions often liaising with tenants and landlords to agree mutually agreeable outcomes where possible
Carry out move in appointments and inventories before the tenancy begins, taking meter readings and ensuring the property meets the required standards
 
General lettings responsibilities will include:
 
Organising property viewings, To include some accompanied viewings if the office requires assistance
Handling applicant, tenant and landlord enquiries (telephone, email, office, in person)
Contributing to the general office day to day activities
Handling of Keys and following the correct procedures
Input to team meetings
 
The Lettings Advisor will ensure that all in house policies and procedures are adhered to including conforming to The Data Protection act, clear desk policy, HMRC AML regulations and training, Right to Rent Regulations as well as logging and handling complaints within the designated time frame.
All Lettings Advisors are also responsible for upselling services where possible including EPC arrangement, inventory arrangement, promotion of managed service and obtaining removals quotes and financial services advice if required.
All staff members are responsible for ensuring that high levels of customer service are met whilst dealing with any persons in contact with the company.
 
Hours of work: 9.00am - 5.30pm. Sat 9.00am - 4.00pm (one in every 4 with lieu day)
