PURPOSE OF THE ROLE
To assist the lettings team in the smooth running of the department and its ongoing success. To liaise with clients on a regular basis regarding their requirements and provide a high quality service at all times.

DUTIES AND RESPONSIBILITIES
- Regularly liaise with applicants, tenants and landlords in relation to their requirements
- To match suitable properties to applicants requirements
- To arrange and attend property viewings
- To negotiate lets
- To credit reference tenants
- To organise inventories and check ins and outs
- To arrange deposit monies and contracts
- To meet set targets
- Administration

EXPERIENCE
You must have previous experience in the lettings industry or property field.

Property Manager

£16000 - £18000

A well know and exceptional quality independent Estate Agent and Lettings Agent are looking for a highly experienced Property Manager to join their thriving team.

You will be required to join a dynamic and driven team in a number 1 position. The ideal candidate will have a minimum 1 years worth of Property Management experience and preferably a strong local knowledge.

Key duties will include:

-Advertising property to potential tenants
-Sourcing suitable and reliable tenants for the property
-Accompanying potential tenants to view the property
-Obtaining references and conducting credit checks on potential tenants
-Providing information on the latest safety regulations
-Preparing the tenancy agreements
-Organising and managing the collection of the tenant's deposit
-Preparing the inventory and conducting a state of repair assessment on the property
-Checking in the tenant and agreeing the inventory
-Collecting the rent from the tenant
-Transferring the rental income to your account and providing you with statements of account
-Managing and arranging any necessary repairs
Inspecting the property periodically and feeding back any comments to you
-Providing tenants with notice at the end of the tenancy
-Re-letting the property as quickly as possible and minimising any 'down-time'
-Dealing with legal aspects of the tenancy and property, including evictions, non-payment, harassment or problems with squatters

Duties will vary and you will be required to assist on all matters.

Key features of a candidate:

-Minimum 1 years Property Management experience
-Strong lettings legislation knowledge
-Well spoken and nicely presented

-Organised and punctual
-Dedicated and able to relate to all levels of people
-Level headed and a keen problem solver
-Front of house experience is desirable

You must have a full driving licence to be considered for this role and be able to cover the out of hours phone on occasions.



Sales Negotiator

An Experienced Sales Progressor/ Negotiator is required for a quality independent in Worcester. My client is eager to find a tenacious, organised and highly competent individual to join their thriving team.

The ideal candidate will have several years’ worth of experience working with Estate Agency or as a Sales Progressor.

Duties:

-Provide a high level of customer care and service at all times to clients and customers
-Carry out Sales progression, liaising with other parties in the chain to iron out problems and achieve as swift and smooth a sales as possible for our clients
-Notify Accounts of exchange/completion dates and request invoice raised upon exchange, ensuring any additional upsells are also invoiced for i.e. mortgage, solicitors
-Handover keys for completed sales, survey access etc. with relevant permissions obtaining signatures in book where required
-Generate testimonials, passing to administrators
-Deal with incoming calls as and when required,
-Carry out any other reasonable duties as requested by any member of the Senior Management Team
-Ensure all external/internal communications are dealt with promptly and are clearly documented in accordance with Head Office procedures
-Assist with any other Sales incoming calls during busy periods, taking and passing on messages as required.
-Carry out any other duties that may be required according to the needs of the business

The working hours for this role will be Monday-Friday 9am till 5pm and 1 in 4 Saturdays with a day back in lieu for working a Saturday.

Negotiator (Sales)

Due to continued growth they are looking to recruit an experienced Sales Negotiator for their Droitwich office and for the right individual there is an opportunity to progress within the team.

The Role:
• Registering purchaser details and matching them to available properties.
• Booking property valuations.
• Carrying out accompanied viewings with purchasers.
• Negotiating property Sales and Lets, liaising between landlords / tenants and vendors / purchasers.
• Working closely with other Negotiators, sharing information to secure additional business.
• Recommending the company’s other products, such as insurance and financial services.
• Liaising with Solicitors, Mortgage Lenders and Surveyors as part of the Sales Progression process.
• Working closely with the Property Management team, passing on any Tenant and Landlord concerns.
• Contribute to the team’s vision for targeting new business
• Keeping a close eye on the local market, noticing any changes and recognising opportunities.
• Being part of an enthusiastic and driven team, working towards common goals.

Candidate Requirements
•Previous experience in a property sales environment
• Able to work to targets
• Highly effective communication skills
• The ability to work well within a team as well as being self motivated
• Determination to achieve personal and team targets
• Professional and enthusiastic
• Full UK driving licence
