A well-respected firm are seeking a Senior Sales Negotiator/Valuer to join their thriving team in Nailsea Bristol.
 
The ideal candidate will be motivated and eager to push the business forward, have valuing experience, come from a Sales background and be dedicated to delivering exceptional standards of service
 
Duties of the role:
- Registering purchaser and matching them to available properties
- Booking property valuations
- Carrying out property valuations
- Carrying out accompanied viewings with purchasers
- Negotiating property sales, liaising between vendors and purchasers
- Working closely with other Negotiators, sharing information to secure the business
- Liaising with solicitors, mortgage lenders and surveyors as part of the sales progression process
- Keeping a close eye on the local market, noticing any changes and recognising opportunities
- Being part of an enthusiastic and driven team, working towards common goals
- Maintain a high level of customer satisfaction to compliment the ethos of the Company
 
The Ideal Candidate:
Ideally you will already be an experienced Estate Agent, with a good knowledge of both sales and/or valuing and a clear passion for property.
Local area knowledge would be an advantage!
 
You must have:
- A minimum of 3 years estate agency experience to include valuation experience.
- Strong negotiation skills.
- A good understanding of estate agency and the sales and lettings process.
- Excellent communication skills, both written and verbal.
- Good IT skills, including knowledge of Microsoft Word and Excel.
- A keen eye for detail.
- Confident and able to work alone, as well as be part of a team.
- Able to work to targets.
- A willingness to go the extra mile.
 
This is a full-time position, hours of work are Monday to Friday 9am – 5.30pm, alternate Saturdays 9am – 5.30pm.
The Company can offer an attractive remuneration package and career progression. Basic Salary - £23,000 to £25,000 plus commission.

The ideal candidate must have experienced in Lettings and/or Property Management and be able to demonstrate knowledge of lettings legislation and awareness of the constant change in regulations throughout the industry.

• Supporting the office diary

Tenancy Management duties:

The Lettings Administration Manager from time to time might be required to overlap with the Sales team in support when necessary.

We are looking for a Lettings Administrator to join a well established independent agency at their Henleaze Head Office in Bristol.
They are one of the largest letting agencies in the area, and this is a great opportunity to join a young, dynamic, fun team!
The main duties include but are not limited to:
·Tenant referencing

·Protecting deposits

Office hours are 8.30am-5.30pm Monday to Thursday, and 8.30am-5pm on Fridays. Required to work 1 in 6 Saturdays from 9am until 4pm.
20 days annual leave, plus bank holidays, and an extra day for your birthday!

To carry out property management activities and services so as to maintain, administer and supervise an assigned portfolio of properties with dedicated flat management directors and leaseholders to achieve the highest levels of service in accordance with companies agreed business standards.  This role reports to the Cheltenham office but covers a Portfolio mainly around Oxford
 
About you
 
You’ll have managed budgets and overall expenditure for developments, producing forecasts and reports.
You are an IRPM associate/membership, A full working knowledge of the Landlord & Tenant Act 1985
Your ideal role will be a varied one, where you’re not sat in an office all day; You enjoy working with people and helping to make a difference to enhance their lifestyle on a day to day basis.
Able to converse, and meet with, Clients; understand their requirements and produce follow -up estimates.
The ideal candidate will demonstrate excellent knowledge and experience in residential property management including Block management, giving clear examples of their problem-solving skills and reliability. They will show how they simultaneously keep track of all activities, pay attention to detail and thrive on pressure.
 
Day to day activities
 
You will be responsible for the day to day management of a portfolio of properties and thereby the relationship between the company and its Clients.
Keep up to date property records on company computer system.
Prepare tribunal applications and adhere to subsequent directives.
Plan for the future with regards to building maintenance and reserve contributions this is to include condition reports and long-term plans, where appropriate.
Managing and motivating all direct operatives and sub-contractors, ensuring planned works are completed on time, whilst minimizing disruption to residents and the public.
You’ll manage and provide a full cycle Property Management service to a geographically varied portfolio of residential developments. For example, carrying out site inspections, preparing service charge budgets, managing works, issuing Section 20 notices, dealing with contractors and attending AGM’s.
