A fabulous opportunity has risen with a major estate agency to head up their Land and New Homes division throughout North Birmingham / West Midlands.
 
Working within the Estate Agency and alongside developers and their existing sales team, the successful applicant will be locating new land opportunities, sourcing sites and carrying out feasibility studies. 
 
Applicants should be able to give realistic advice on current market conditions and future trends, helping a Developer to identify target markets in order to maximise prices achieved
 
As Head of Land & New, you will have the responsibility of increasing revenue and profitability through the achievement of agreed business targets, implementing agreed business plans and listing/selling new developments. You will also be responsible for leasing, development and planning of major land holdings with particular interest in acquisition, disposal of land, master planning, planning, leasing and marketing.
 
Key Requirements:
 
•Several years of relevant industry experience and have a very successful track record in the Land and New Homes sector.
•Commercially aware, have the ability to communicate professionally with developer clients at all levels and  be able to grow and develop existing and new business relationships.
•Target-driven, self-motivated and with excellent initiative, the ability to deal with both the estate agents and new homes developers.
•Able to lead a team in sourcing and identifying new land opportunities, with a strong all round knowledge of planning legislation.
•A strong background in the land industry and extensive experience of acquisition and disposal of land
•Experience of managing teams and driving the new homes residential sales business forward
•Excellent communication skills with the natural ability to communicate with a diverse range of people
•Relevant contacts with  key agents, builders, private developers and investors is essential

Lettings Negotiator (Senior)

An exceptional family run Lettings Agent in Solihull are looking to recruit a part time experienced Lettings Coordinator / Property Manager to join their busy and thriving team.
 
Duties:
 
1.Assist with the management of the property portfolio of managed properties in order to maximize office income including the retention of properties and clients.
2.Deal with the management of all property maintenance issues.
3.Liaise with landlords and negotiate with contractors for works to be carried out on properties.
4.Ensure all contractors have current Liability cover and carry out periodic performance reviews to ensure contractors are fit for purpose, competitive and that their work is of an acceptable high standard.
5.Arrange gas safety certificates and all other legal documentation to ensure that all managed properties comply with current legislation.
6.Manage the property diary system to ensure that all reminders, gas safety inspections, regular property inspections and tenancy renewals are completed on time.   
7.Liaise with front office staff to ensure a smooth check in/out process.
8.Arrange and carry out property inspections including reporting findings to the landlord and arranging remedial works and/or follow up visits if required.
9.Manage all tenancy renewals and secure renewal fees from landlords and tenants.
10.Notify utility companies of new tenancy details or change of occupants including all meter readings.
11.Produce periodic reports as required.
12.Liaise with tenants and landlords to deal with maintenance issues.
13.Liaise with contractors and tradesmen.
14.Assist with the management of front office dealing with face to face, telephone & e-mail enquiries.
15.General administration, including typing, filing, post and ordering stationary.
 
Main Objectives:
 
1.Effectively manage the property infrastructure.
2.Manage a program of effective inspections and checkouts
3.Deal with deposit repayments/disputes
4.Handle all communications from tenants, landlords and contractors.

New Homes Sales Advisor

A fantastic opportunity with a market leading independent within the New Homes Sector. You will be based at their Head Office but will be travelling throughout Warwickshire. The role requires a well spoken, dynamic and motivated individual who can hit the ground running. You will be well remunerated and have the opportunity to progress your career with one of the Counties leading multi practice firms.
 
Duties and Responsibilities:
 
To use your best endeavours and be responsible for promoting the New Homes business and
associated disciplines of the firm.
The role holder duties include (but not limited to);
1. Work closely with the New Homes Area Manager to package and prepare the launch of
residential developments which includes preparing costings and marketing for example CGI’s,
bespoke brochures, signage, teaser campaigns and flyers, liaising and preparing the sales team
with information armed to best sell the properties, visiting sites and coordinating regular
meetings and contact with the developers.
2. Administrative duties such as preparing/updating excel spreadsheets, creating word
descriptions for brochures and marketing material, organisation of site folders, getting
competitor information reports from other local developers, managing brochure stock
3. Coordinator duties such as visiting other branches to ensure New Homes sales are being
promoted and all relevant window displays up to date and prominent, marketing material
available. Selling properties through speaking to clients on the database and prospective buyers at
open days/viewings.
4. Carrying out viewings and attending open days launches, managing the site through to
completion, liaising with developers and purchasers with their plot sales/purchasers sales
chasing, specification choices.
5. Looking and understanding plans, ensuring of up to date plans, drawings etc.
You may be asked to undertake other reasonable duties in order to ensure the smooth and efficient
running of the department.
 
Basic salary - £20k OTE Circa £25k
Monday - Friday 08:45- 17:30
Every other Saturday 09:00 - 12:30

Area Manager

An incredibly rare opportunity to join a market leading estate agency firm at Area manager level. The role can be adapted to suit the individual but will involve managing a minimum of 3 branches (maximum of 6). You will receive full support for the sales director and allowed time to make the role your own before overseeing further branches.
 
You will receive a basic salary circa £32k +  Car allowance with a genuine OTE of £60k + in year 1.
