My client is a market leading independent estate agent with a large market share and a great presence in the area.

They are looking to enhance the team with the addition of an experienced estate agent. The role is all encompassing and will involve all aspects of a traditional estate agency role, including:

Phoning Out New Instructions
Vendor and Applicant Liaison
Sales Chasing
Accompanying Viewings
Negotiating Offers
Competitor Analysis
Property Take Ons

Although not essential market appraisal experience and the confidence to conduct them would be beneficial but is by no means a "deal breaker."

The ideal person will be an experienced estate agent with good local knowledge and a genuine team player. You must be big on customer service and always looking for ways to ensure the customer feels valued. You must be articulate, well presented and a confident communicator.

Experienced Residential Sales Negotiator required for our client an Independent Estate Agent and Lettings Agent, for their Coventry based offices.

The Role
* To meet and greet customers and clients face to face
* To handle telephone and internet enquiries
* Update database systems with property details
* Manage potential vendor and purchaser database
* Prepare brochure details
* Manage diary
* Book viewings
* maintain excellent contact with vendors, purchasers and their agents throughout the process
* Follow the sales from enquiry to completion
* Office administration.


The candidate needs to:

Previous experience in an Estate Agent is essential.

OVERVIEW OF JOB ROLE:

As an Account Manager it is your responsibility to care for, understand and manage the assets of your clients. You will be responsible for managing the tenancy process from application stage through to check out and deposit release. You will be the first and only point of contact for the client and tenant for the duration of the tenancy.

Summer is the busiest season and you will often, have to multi-task and prioritise the most important tasks during this busy period.

MAIN RESPONSIBILITIES & ACTIVITIES:

Communicating with Sales and Lettings team regarding conditions of a new let
Preparing properties for a new let
‘New Let’ Application forms, tenant referencing and due diligence
Understanding property compliance and legal notices and associated actions
Inputting landlord T&Cs, including our management fees on to our in-house system & understanding ‘service levels’
Compiling contractual tenancy paperwork
Conducting key handovers on the day of move in.
Co-ordination of maintenance works and contractor's diary management
Basic accounts including understanding landlord statements, impact on client, invoicing/receipting
Chasing of arrears and any outstanding fees
Negotiating: tenancy extensions, early contract terminations, tenant swaps, end of tenancy confirmation, deposit deductions
Managing the ‘check out’, organisation of check out works, agreeing deposit deductions and deposit release process
Client Care throughout the whole tenancy journey
