Residential Property Manager.

You will be working in modern offices with a fantastic, motivated team with 5 other property managers. You will have overall responsibility for a portfolio of 300 fully managed properties. You will receive a generous basic salary as well as commission structure and many further benefits.
 
Ideally, you will have at least 2 years Residential Lettings Property Management experience and be used to dealing with a large portfolio.
 
A marketing leading independent estate and letting agent in Telford are looking to recruit an experienced Property Manager to join their busy and thriving team.
 
Duties:
 
1.Assist with the management of the property portfolio of managed properties in order to maximize office income including the retention of properties and clients.
2.Deal with the management of all property maintenance issues.
3.Liaise with landlords and negotiate with contractors for works to be carried out on properties.
4.Ensure all contractors have current Liability cover and carry out periodic performance reviews to ensure contractors are fit for purpose, competitive and that their work is of an acceptable high standard.
5.Arrange gas safety certificates and all other legal documentation to ensure that all managed properties comply with current legislation.
6.Manage the property diary system to ensure that all reminders, gas safety inspections, regular property inspections and tenancy renewals are completed on time.   
7.Liaise with front office staff to ensure a smooth check in/out process.
8.Arrange and carry out property inspections including reporting findings to the landlord and arranging remedial works and/or follow up visits if required.
9.Manage all tenancy renewals and secure renewal fees from landlords and tenants.
10.Notify utility companies of new tenancy details or change of occupants including all meter readings.
11.Produce periodic reports as required.
12.Liaise with tenants and landlords to deal with maintenance issues.
13.Liaise with contractors and tradesmen.
14.Assist with the management of front office dealing with face to face, telephone & e-mail enquiries.
15.General administration, including typing, filing, post and ordering stationary.
 
Main Objectives:
 
1.Effectively manage the property infrastructure.
2.Manage a program of effective inspections and checkouts
3.Deal with deposit repayments/disputes
4.Handle all communications from tenants, landlords and contractors.
5.Produce weekly management tracker.
6.Ensure H&S and regulatory compliance
 
Key Skill/other requirements
 
1.Computer literate and comfortable with industry type software
2.Current clean driving license
3.Knowledge of the local area
4.Ability to multi-task and prioritize objectives
5.Good communicator both written and oral

Area Manager

Are you an experienced Estate Agency Branch Manager looking for the next step of your career with a company that can offer long term potential ?
 
An incredibly rare opportunity to join a market leading estate agency firm at Area manager level. The role can be adapted to suit the individual but will involve managing a minimum of 3 branches (maximum of 6). You will receive full support for the sales director and allowed time to make the role your own before overseeing further branches.
 
You will receive a basic salary circa £32k +  Car allowance with a genuine OTE of £60k + in year 1.
 
This is a real hands on role where you will work closely with the branch managers to identify opportunities and to build market share.

Lettings Coordinator

A reputable Estate and Letting Agent are looking to enhance the team with the addition of an experienced Office Coordinator to join their busy branch.
 
This is a vital role in the this busy flagship office. The ideal candidate will be smart of appearance, organised and with a proven track record of working in a similar role.
 
Duties:
-Management of front office dealing with face to face, telephone and e-mail enquiries - you are often the first point of contact for Landlords  - so it is vital you are articulate and have an excellent telephone manner and the ability to sell the benefits of using the company.
- Management of the office diary system.
- Register applicants.
- Record new landlord and property details as soon as new instructions are received and send out corresponding letters.
- Organise an effective ordering system and stock control for all office supplies.
- Record new tenant applications in the system as each application is received, adding to the pipeline board.
- Prepare the tenancy agreements and corresponding notices as soon as each application has been accepted.
- Ensure that files are completed with regards to: referencing, letters to landlords and tenants, preparation of tenancy agreements, arranging inventories, arranging gas certificates, keys and canvass letters.
- Passing checked and completed files to Property Manager.
- General administration, including typing, filing, postage, ordering, answering calls, taking messages.
- Responsibility for all renewals
- Responsibility for chasing rent arrears and updating Jupix; implementing charges on they system for this
- Reports as required.
 
Main Objectives:
- Management of front office dealing with face to face, telephone and e-mail enquiries from applicants, tenants and landlords.
- Operate an effective renewals; rent arrears and property files system.
- Process new landlord rent guarantee and tenant insurance policies on-line to ensure that new policies are in force as soon as tenancy has commenced.
- Deputise for the Lettings Negotiator/Manager and qualify enquiries from tenants to be passed on to the Negotiator when available.
 
Additional Responsibilities – Dependent on experience and office structure
- Monitor the progress of all maintenance issues, up to the point of payment of the suppliers invoice to ensure all works have been satisfactorily completed.
-Record payments from tenants.
- Record all property maintenance issues, and manage the supplier accounts ensuring that suppliers are paid when jobs have been completed.
- Manage the property diary system to ensure that all reminders, gas safety inspections, regular property inspections and tenancy renewals are completed on time.
- To manage the property management system on a daily basis to ensure the records are up to date and complete.
