The role will involve working alone on out of office appointments inspecting the condition of managed properties, checking in new tenants and checking out old tenants so the successful applicant must be able to work independently as well as part of a team.

The role will involve following through any maintenance required and processing tenant deposit returns at the end of tenancies.

The successful applicant must be able to buy into and share our aim of developing and growing the managed portfolio in a sustainable way and enjoy the challenge of building, improving and maintaining relationships with landlords and tenants to ensure we retain them and their business.

Property Manager

A well know and exceptional quality independent Estate Agent and Lettings Agent are looking for a highly experienced Property Manager to join their thriving team.

You will be required to join a dynamic and driven team. The ideal candidate will have a minimum 1 years worth of Property Management experience and preferably a strong local knowledge.

Key duties will include:

-Providing information on the latest safety regulations
-Preparing the tenancy agreements
-Organising and managing the collection of the tenant's deposit
-Preparing the inventory and conducting a state of repair assessment on the property
-Checking in the tenant and agreeing the inventory
-Collecting the rent from the tenant
-Transferring the rental income to your account and providing you with statements of account
-Managing and arranging any necessary repairs
Inspecting the property periodically and feeding back any comments to you
-Providing tenants with notice at the end of the tenancy
-Re-letting the property as quickly as possible and minimising any 'down-time'
-Dealing with legal aspects of the tenancy and property, including evictions, non-payment etc .

Duties will vary and you will be required to assist on all matters.

Based from purpose built offices in Solihull, We?re looking for someone with excellent organisation and communication skills who would like the opportunity to join this dynamic team.

Purpose of the role
To effectively manage properties in order to minimise losses and voids.

Duties and responsibilities
?Ensure the correct property strategy is recommended through the careful and detailed analysis of valuations, rental value, actual and anticipated costs and tenant / property profiles.
?Manage your own caseload, ensuring service level agreements, KPIs and the set objectives are achieved
?Proactively manage caseload costs through the monitoring and control of property / tenant related expenditure
?Proactively monitor tenant arrears and sales and lettings activity
?Identify and assist with the development and delivery of processes, procedures and training
?Act as a referral point for queries received by the team
?Assist with ensuring the necessary quality controls exist within the team and service standards are adhered to

Skills
?Be capable of organising, prioritising and completing tasks within set timeframes
?Excellent written and verbal communication skills
?Ability to make rational judgements from available information and analysis
?Ability to challenge business policies, processes and procedures in a constructive and effective manner
?Computer literate with good knowledge Microsoft Office applications

Qualifications and experience
Grade C or above GCSE (or equivalent) in English and Mathematics. Previous experience in the Receivership of Rent process would be beneficial.

Working hours
37.5 hours per week, Monday to Friday, 8.30am to 5.00pm (one hour for lunch).

OVERVIEW OF JOB ROLE:

To successfully let properties to appropriately qualified applicants, ensuring that communication is maintained with all prospective tenants and landlords throughout. To promptly and comprehensively hand over the let, at the point of it being agreed, to the relevant Account Manager.

MAIN RESPONSIBILITIES & ACTIVITIES:
?Monitor the applicant database daily and successfully match qualified applicants to the right properties
?Comply with Money Laundering Regulations at all times.
?Achieve the best possible price for the client, in the swiftest timeframe possible, ensuring any special conditions are clearly defined and agreed
?Diary management - booking viewings, factoring in travel time and admin time, etc
?Once a deal (price and special conditions) has been agreed by all parties, ensure the necessary and appropriate paperwork is completed accurately and handed over to the Account Manager promptly
?Liaise with other Letting Consultants, when appropriate and necessary
?Report back to the wider team on a weekly basis as requested by the Sales and Lettings Manager You will be required to escalate any decisions which impact money or reputation.
As your experience increases, the level of autonomy will be increased as appropriate.

TRAINING:
The training schedule will be formulated around individual requirements and reviewed periodically.

PACKAGE:
Basic salary ?16,000- ?16,500 depending on experience, plus commission package.
