New Homes Sales Advisor
Solihull Branch
Hours of work:
Monday to Friday 08:45 to 17:30
Saturday 09:00 to 16:00
A day in lieu will be gifted back for every 2nd Saturday worked
Salary-£20,000 plus a car allowance and attractive commission package
·        Touting for new business for land and new homes opportunities (training given)
·        Honest, reliable & professional advice to potential vendors & purchasers
·        Following office procedures & policies
·        Contribution and awareness of sales KPIs & targets
·        Organising photographer/videographer to attend properties
·        Creation of marketing materials

Sales Progression Manager

They blend a traditional estate agency ethos whilst embracing all the modern prop tech and social media benefits to ensure they remain market leaders.
They are now looking for a Head of Sales Progression and Panel Solicitor Relationship Manager. The role is Monday - Friday and comes with an excellent basic salary as well as bonus.
As a Sales Progression Team Manager, you will need to:
- Manage the file progression process of sales from Sales Agreed to Completion
- Hold a daily team meeting at 8.45am to 9.00am to discuss teams key activities and objectives for the day ahead
- Manage a team of staff providing motivation, focus and direction. This would also include monitoring the team to ensure company key processes are being met.
- Coach and develop the team to ensure that staff have the right levels of business/conveyancing knowledge to be able to deal with standard queries across all key areas.
- Be the technical systems expert and provide advice and expert knowledge to the team
- Provide advice on how to deal with difficult issues. Is seen as the escalation point and deals personally with complex issues that need a high level of knowledge and expertise
- Ensure that the Companies sales pipeline turns at the required budgeted levels.
- Focus staff on delivering an effective and consistent level of service, operating to agreed processes and timescales.
- Undertake monthly staff 1:1 performance reviews to ensure calls, workloads, file chasing and general administration are meeting objectives
- Ensure abandons are kept to a minimum by rapid escalation to Sales Manager with no acceptance of failure by SST.
- Drive, implement and continually re-enforce processes and systems with an emphasis on efficiency and improvement
- Provide accurate and up to date exchange predictions for Senior management. Ensure that the system is updated via progression tabs following every sales chase. Challenge SST staff on all deals which are not moving forwards.
- Monitor performance against targets and service levels and takes appropriate action e.g. from improving individual performance to identifying and remove obstacles.
- Be the key daily point of contact with Conveyancing partners. Monitor service standards and escalate issues of underperformance. Ensure adequate attention is paid to caseloads and therefore pre-empting and preventing potential overloads which could affect service standards
The ideal candidate will:
- Have previous Sales Progression or Estate Agency experience and customer service
- Be able to work effectively managing a team
- Be motivated and enthusiastic at all times
- Display high standards of service and presentation
- Have good organisational skills
- Have the legal right to work in the UK

Property Manager

A high profile firm based in the Stourbridge area are looking to recruit a property manager. You will receive an excellent salary, on going training and support and have the opportunity to progress your career. and inventory management co-ordinator to effectively and efficiently coordinate contractors and property maintenance.The main duties include:
·Responsibility for the day-to-day management of a portfolio of circa 250-300 residential properties in Stourbridge and the immediate surrounding area.
·Checking all certificates, keys and compliance documents are in place prior to signing and throughout the tenancy.
·Ensure post signing paperwork is complete and passed to Accounts.
·Chase inventory return from new tenant and action any maintenance.
·Using a ‘Pool car’, visit properties three months into any new tenancy (and annually thereafter), to compile a ‘Periodic Property Report’ using cloud based software.
·Identify, organise and manage ongoing repairs to properties in your portfolio
·Check and sign off Contractor invoices prior to payment by ‘Accounts’.
·Chase any rent arrears on properties in your portfolio.
·Handle complaints from (or about) tenants residing in properties in your portfolio.
·Conducting end of tenancy ‘check out inspections’ & processing the deposit return.
·Escalating new landlord enquires to the Lettings Manager.
·Working closely with the ‘front desk’ team to maximise monthly lettings, minimise
voids and ensure all 3rd parties are left with an excellent impression of our business.
·Maintaining a professional manner in the office at all times
·Any other tasks deemed necessary by the Directors to ensure the smooth running of the business.
