Due to continued growth this Independent Estate Agents based in Herefordshire are now recruiting for a Residential Valuer / Senior Negotiator to join there existing team.

The ideal candidate will already be successful in Estate Agency and be a strong Valuing with a great conversion rate. You must be able to work as part of an energetic team and display excellent customer service skills.

Duties required will be:

?Carry out appraisals and listing properties for sale.
?Conducting accompanied viewings
?Attract and generate listings by providing clear details of companies incentives.
?Prepare and check all property particulars and details.
?Work closely with sales negotiators to achieve smooth progression of sales.

Ideal candidate:

As one of the branch Valuer?s/Lister?s your responsibilities will include generating new business, visiting market appraisals and converting those into quality instructions for the branch. Your role will encompass all aspects of the listing process from business generation right through to listing the property online. You will be tasked with a specific postcode area and will have support from a branch manager and office coordinator in order to maximise and deliver on key KPI?s.

To succeed as a Valuer/Lister you will need to possess the following:
?Experience as a Senior Negotiator/Valuer within an Estate Agency.
?Generate valuations in a specific postcode area.
?Visit properties and provide appraisals.
?Convert valuation opportunities to instructions.
?Photograph and measure properties ready for marketing.
?Ensuring literature is materially correct and up to date.
?Ensure third party services are successfully sold including mortgage and conveyancing referral?s.
?Contacting vendor clients and providing up to date advice on the marketing of the property as well as market conditions.
?An excellent work ethic.
?Experience using Reapit would be advantageous ? not essential.
?A valid UK driving license & Own Car.

Property Manager

The company have fantastic high street offices and tend to deal in the top end and Country Homes sector. This fantastic opportunity has arisen due to an internal promotion.

Job Purpose: To provide administrative support to the Lettings Team and management in a range of duties including; coordinating diaries, appointments, answering the telephone and dealing with day to day management of properties

?Answer the telephone and deal with any client/applicant/tenant queries promptly and professionally. Take messages where necessary and pass them to the relevant person within the team/office
?Welcome visitors into the office and deal with any lettings queries they may have
?Daily liaison with tenants, landlords and contractors dealing with questions, complaints and updates
?Maintain accurate key records
?Qualifying applicants and book appointments. Conduct viewings when needed
?Process application forms, conduct referencing for prospective applicants/tenants to conclusion and coordinate move ins
?Maintain databases, ensuring property, client, applicant, tenant and tenancy information details are always up to date and accurate
?Update website as required
?Download photographs, altering if necessary and filing in appropriate folders
?Produce correspondence where necessary
?Arranging inventory check ins and out reports for own areas
?Obtain quotes for works, appointing contractors and monitoring
?Assist with banking, raising invoices and accounts management
?Monitoring and chasing of rent arrears
?Provide full office support including typing, data entry, photocopying, filing
?Ensure electronic and paper filing is kept up to date
?Carry out any ad hoc duties as may be reasonably required from time to time

Key Requirements for the role:

?Good general standard of education (numeracy and literacy)
?Experience in same or similar role
?Good working knowledge of Microsoft Office including word, excel and Outlook
?Strong typing Skills
?Ability to prioritise workload and use own initiative
?Proactive approach to work and willingness to work as part of a team
