Negotiator (Sales- Lettings)

My client is a successful independent Sales and Lettings estate agent based in Surrey. They are looking for an experienced sales/lettings negotiator to join their friendly team at their Chertsey office.

Their role as a Lettings & Sales Consultant, has a very different dynamic to a role as a High Street Agent. Where we require strong negotiations skills, our team also need a keen eye for Administration and the ability to multi-task.
Core Tasks for lettings
·Managing the database, ensuring all details are correct for properties on the market and all compliance is met
·Attend Handover meetings to enlist new properties
·Liaising with third party Agents for the purpose of marketing, viewings and negotiations
·Liaising with Landlords for weekly property updates, to include viewing feedback and offers
·Negotiating all offers with the Agent on behalf of the Landlord
·Liaise with property management department whenever works are needed
·Provide weekly deal information to the Head of Department
·Upon agreeing an offer, ensure all legislation is complied with in relation to Right To rent regulations
·Responsible to arrange all aspects of a new Tenancy, to oversee Tenant references, preparation of documents, check in arrangements and receipt of all completion funds
·Collate all Compliances certificates as necessary Gas safety, Portable Appliance Test, Smoke detectors are all in place.
·Sign off completion off all new move ins
·Handover completed Tenancy to Property Managers
·Negotiating rent increases with Landlord at renewal stage & Issuing renewal documentation

Core Tasks for Sales
In the main Sales will, be identified by our Business Development team and different aspects of the Sales process are dealt with by different departments. The responsibilities for Lettings & Sales Consultant are as follows:
·Liaise with Business Development to agree which agents we will instruct for marketing
·Liaise with Agents, send and receive completed Terms from the agent
·Instruct valuations on property and update Landlord
·Instruct marketing once price agreed with Vendor
·Update the Vendor & on a weekly basis as to any feedback
·Receive all offers from Agents, obtain relevant details then pass over all information to the Business Development Team to propose the offer to the Client
·Once agreed the Sale is agreed then progressed by Business development admin.
NB. The Sales process is reviewed depending on market conditions and Business requirements.

A generous salary is on offer for the successful candidate.

Customer Service Role

My client is a well known and expanding multi office estate agency.

They are looking further to establish their Land and New Homes division with a Customer Care Executive.

You will need work as part of a team. always ensure high quality customer care at all times. List an agreed volume of New Homes Developments and Opportunities to sell. Prepare comparable reports for Developers. Obtain Referral Business from existing database. Develop Client relationship with existing and New developer clients.

You must be able to work to deadlines. You must have the ability to build and maintain working relationships with existing and new clients. You must be target driven and have excellent communication skills.

Finally you must be willing to be accountable and take responsibility. You must be proactive with an energetic approach and a commitment to high service standards.

My client will pay a generous basic of up to £22k basic with an OTE of around £35k. You will have the use of a pool car for business.

Sales Manager

My client is a well known brand of Estate Agents with an enviable reputation. They are looking for a Senior Sales Manager to work alongside the Regional Director in managing the translation of the business strategy into clear deliverable operational plans.
Managing the branch P&L and effectively achieving both income and cost targets.
Prospect for and conduct effective market appraisals to deliver the maximum level of new instructions into the office
Ensure pro-active ongoing communication and feedback for all clients
Monitor and manage all sales data and processes (including enquiries, applicants, viewings, offers, reservations/sales, negotiations, exchanges, completions and buyer information) to ensure compliance and best practice is followed.
Build market share and look at ways of extending the branch footprint into new areas/markets.
-Carrying out regular coaching, feedback and one to one sessions with team to support skills development and motivate the team.
-Ensuring internal audit standards are maintained at all times.
- Ensuring that any Client / Property details that change are updated on the relevant systems and communicated to other relevant divisions.
- Ensuring that terminations, refunds and deposit releases are executed correctly and efficiently.
-Proactively developing strong relationships with other departments identifying opportunities to work with and to refer business to other departments/divisions.

Senior Negotiator (Sales)

Drive and determination is essential for this role, as is excellent communication skills, enthusiasm and the ability and motivation to sell. Some previous sales experience is an advantage but is not essential as full training is provided. A full, clean driving licence is also a requirement.

Responsibilities include:-

¡Arranging 6 monthly inspections.
¡Issuing and serving Section 21, 13 and 8 notices and attending court as necessary.
