My client is looking for an experienced property manager who will be responsible for overseeing the commercial and residential investment portfolio of the company.
This is an exciting opportunity for someone who has worked in direct property management and is now looking to move to the developer / investor side and work in house managing the managing agents.
They are looking for a strong candidate who can work with confidence across the portfolio of 600 properties with the managing agents and be proactive across a broad spectrum of tasks. E.G Managing maintenance very efficiently by obtaining 2+ quotes, negotiating prices, working with their build team at the end of new projects to ensure that properties are ready on time, properly snagged and to be brought to the rental market.
Responsibilities for the Commercial and Residential Portfolio include:
·Manage and Lead the managing agents
·Understand the status of the portfolio, fees payable and make necessary decisions
·Ensure that portfolio accounting is correct. Monthly and Quarterly reports
·Ensure that Maintenance process is adhered to and track maintenance budgets
·Rent Guarantee tracking
·Freehold Management Portfolio ownership
·Track and Liaise with commercial agent on lease renewals, rent reviews and new lettings
·Track the above with solicitors
·Full understanding and ownership of arrears, voids, vacant, lettings and maintenance
·Ensure SAGE is updated in line with changes / budgets
·Ownership of bringing new units to market, snagging, handover etc
