Seeking an administration focused Compliance Support Administrator to join their busy team, this is certainly a challenge that can offer a huge amount of career development.

Candidates:

Ideal candidates would have at least three years of proven property administration capabilities with potential to develop their understanding of property regulation and law. Graduates encouraged.

Experience/key attributes:

-General office administration
-Confident in using a variety of computer software programmes (including but not limited to Word, Excel, PowerPoint, Web Browsers)
-Attention to detail
-Confident in raising issues/asking questions
-Knowledge of the Property industry and GDPR are desirable but not essential as full training will be provided

What does the Compliance department do?

Educating and guiding members of staff to ensure best practice is met. This includes drawing up policies and procedures and monitoring continued compliance of all areas of the business against industry legislation, regulation and best practice. Overseeing and providing staff with training and monitoring personnel development. Providing advice and support to staff on all compliance related matters. Dealing with requests from property owners or clients regarding the sale of their property and consents for changes or additions to their property.

Compliance Support duties:

·To provide administrative support for the handover procedure of new and lost instructions
·Complete filing of Client information with Companies House
·Assist with the administration of applications for consents or other legal requests from homeowners
·Assist with the monitoring of compliance, taking the lead in agreed items.
·Assist with Health & Safety compliance monitoring
·Assist with the extraction of information from Leases/Transfer Deeds/Memorandum & Articles of Association
·Provide support on GDPR related matters
·Assist with the setting up of and continued administration of the Archiving Database
·General administrative support where required
·Data entry analysis and presentation
·Attend relevant training courses and present updates to the Company as a whole
·Assist with extraction of information from the Land Registry.

Additional Duties:

·Support the Property Transfer Co-ordinator in dealing with enquiries on a property sale
·Liaise with the IT Department to develop inhouse software
Salary
Circa £20K, dependent on experience

Hours of work
Full time Monday to Friday 9am – 5pm.

Holiday
21 days holiday as well as public bank holidays and discretionary 3 days holiday between Christmas and New Year.

Senior Property Manager required
Our client is an award winning aggregate of private property companies based in Surrey. The Group has established itself as a leading multi- disciplinary Developer and Property company covering London, the South East and South West.
The client are looking for an experienced, confident and polished Senior Property Manager to join its team at their Weybridge office, reporting to the Director, overseeing the commercial and residential portfolio of properties and the relationships of the managing agents from the Landlords perspective.
Senior Property Manager Duties:

·Manage and Lead the Commercial and Residential managing agents
·Ensure optimum portfolio performance and understand the status of the portfolio
·Tack and Liaise with commercial agent on lease renewals, rent reviews and new lettings
·Liaise and track lease status with solicitors
·Full understanding and ownership of arrears, voids, vacant, lettings, fees payable
·Arrears strategy, initiating money claims
·Cost effective maintenance management, analysing and assessing requirements, negotiating prices and scope of work, make necessary decisions
·Ensure that Maintenance process is adhered to with purchase orders being raised on the purchase order system and budgets tracked
·Ensure that portfolio accounting is correct. Monthly and Quarterly reports
·Track Rent Guarantee data
·Freehold Management Portfolio ownership, Ground rent collection, service charge allocations, longlease reviews
·Work alongside the accounting team to ensure sale and purchase ledger is running in line with property performance. Report on new ATS and Leases, rent changes, property status
·Ensure company database is accurate in line with status of the portfolio
·Population of property files
·Portfolio Utilities / Rates / Council Tax
·Insurance reconciliation and property insurance claims
·Managing instruction of Fire Risk Assessments, reports and recommendations
·Council Inspections, manage expectations, review and instruct work
·Understanding existing and pending legislation for residential and commercial properties i.e. HOM Licences, EICRS, EPCs, Agent fee changes
·Area analysis for new developments and Comps
·Ownership of bringing new units to market, working with the build team to ensure completion, snagging and handover etc ready for occupation
·Obtain comps and instruct letting agents

To be considered for this position you must have the below listed skills and attributes:

Minimum 5 years Property Management experience
A good understanding of Commercial and Residential Leases and ASTs
Ability to multi task and prioritise
Excellent communication and interpersonal skills
Strong IT skills

You will be required to attend monthly commercial agent meetings on the South Coast.

Our client will pay the successful candidate a generous salary of £45k.
