The Property Portfolio Manager role is a broad and varied role, responsible for tenancy and lease agreements, rent negotiations, insurance, SDLT, business rates engagements, energy procurement as well as subleasing management and compliance. The role will report to the Financial Controller as part of the Finance team but will work closely across their operations and legal teams.
 
Key Duties and responsibilities
 
The Property Manager role is based in Bristol and act as a key liaison between their Finance, Operations, Legal and Commercial teams for all their property management needs.
 
The key objectives of the role are:
 
Tenancy and Lease Co-ordination
·Negotiating terms with third parties and coordinating internal alignment with relevant teams
·Drafting and reviewing leases and management agreements and seeing through to completion

You will be required to monitor, manage and develop the applicant processes within the branch.
 
Duties to include:
- Ensuring customer greeting process is carried out
- Ensuring the applicant registration process is carried out
- Ensuring the qualification process during applicant registration is correctly delivered

- Responsible for conversion of MA’s from all applicants at registration and on contact
- Attend the weekly Vendor Management meeting and review client objectives with the manager and the team and make calls to clients to update them with feedback and advise them on price as well as obtain outstanding compliance items
- Ensure consistency and quality of applicant care and communication to engage successfully with their property search
- Drive team afternoon call out volumes to levels agreed at the afternoon meeting to ensure all opportunities agreed in the pm meeting are contacted
- Assist the manager in order to ensure you grow market share in your coverage area regardless of market conditions whilst meeting all financial targets, personal targets and keeping branch expenditure within budget  
- Act as a point of contact in managers absence in order to ensure the continuous success and smooth running of the branch  
- Run applicant reassignment once weekly and reassign all un contacted or incorrectly registered applicants
- Maintain client relations through weekly client calls regardless of viewing activity to re-inforce quality feedback to Vendors/Landlords and where appropriate, plan for a full re appraisal  
- Monitor and maximise viewings levels with qualified customers to ensure full exposure of our client’s properties to the market place and a positive customer viewing experience
- Ensure the offer process is correctly adhered to and that offers taken are fully recorded, submitted promptly and financially qualified and that the correct notifications to clients are made within regulated timescales
- Achieve and strive to exceed all personal and team targets and maximise personal activity level through high standards of customer communication

A local and well respected Student Property firm is now seeking an Accounts Administrator to join their team in Bath.
 
The office based role includes the overall responsibility for accounting and general administrative tasks related to the letting of the student properties.  Previous book keeping and office experience is essential.
 
Duties to include:
- Receipting rent and deposit payments.
- Paying landlords.
- Processing contractor invoice and paying contractors.
- Reconciling accounts.
- Raising rent and deposit invoices.
- Registering and paying deposits to approved scheme (TDS).
- Using our CFP software programme (Training will be provided).
- Answering the telephone and speaking to landlords, tenants and contractors and dealing with accounts queries.
- Answering emails from tenants, landlords and other related parties via outlook.
- Fielding general enquiries.
- Producing property contracts and related documents from standard letters.
 
Office hours will be Monday to Friday 9:00am till 5:30pm.

Great opportunity for an existing Senior Lettings Negotiator / Manager required for family run firm in the Falmouth area with great hours and earning potential of up to £25,000 plus commission and OTE of £28-30,000 depending on experience.
 
This is a fantastic opportunity to become part of this successful & well respected agent.  The successful candidate must have a comprehensive knowledge of lettings and property management legislation and be able to implement and manage systems.
 
The majority of the senior lettings negotiator / manager role will be to assist with the management and day to day running of the Lettings & Management Service.
This is a demanding and vibrant role, offering plenty of day to day variety including lots of interaction with the public, property visits, viewings, tenancy initiation, marketing and staff management.  
The role will be a mixture of office based work in addition to carrying out appointments

Portfolio Manager

Due to portfolio expansion we require an experienced Portfolio / Property Manager for an Established Independent Letting Agency with a superb reputation in Cornwall.
 
Our client is looking for an organised, and well-presented portfolio manager to work in their Penryn office.  They are an extremely busy agent so you will be used to working under pressure and be able to multi task and organise your own workload daily.  You will have at a year’s lettings or property management experience and be able to hit the ground running.  
You will be responsible for managing your own portfolio of managed properties from the point of move in to the deposit release and everything in between including dealing with repair and maintenance issues, organising safety certificates, check ins, check outs, inventories, quarterly visits and general landlord and tenant customer service.
 
In return you will be working for a very respected firm and receive a competitive salary, in the region of £22-25,000 and a pool car is available to candidates over 25. The salary is negotiable depending on the candidate though.
 
The position is full time Monday – Friday 8.30am – 5.30pm with Saturdays worked on a rota, 1 in 3 (9am – 4pm).
