MAIN DUTIES:
Leading a team of two negotiators and overseeing the company’s in-house photographer
Management of the branches Sales and Lettings operations
Working closely with Property Managers to ensure smooth administration of new lets and renewals
Carrying out sales and lettings valuations
Uploading new properties and maintaining the marketing database
Providing Landlords and Vendors with regular marketing feedback
Negotiating sales and lettings offers
Negotiating tenancy renewals
Handling sales progression
 
REQUIRED SKILLS:
The successful applicant will:
Have a good experience within residential estate agency
Have a proven track record in senior positions within the industry
Be a confident leader that can be a role model to junior staff
Be success-driven and ambitious
Be highly articulate and have first-rate communication skills
Have excellent organisational skills
Be self-motivated and capable of working under your own initiative
Ideally have NFOPP Technical Awards in Letting & Management or Sales
Have a full, clean, manual UK driving license
 
FURTHER DETAILS:
Office hours are 9am-7pm Mon-Fri (6pm close on a Friday). Saturdays will be a maximum of 2 per month (10-4pm) and with half a weekday off in lieu.
Company Car is a Seat Leon or similar

Commercial Property Manager

The role will involve managing a portfolio of properties in both the Plymouth and Exeter areas so the candidate can be based to work out of either the Exeter or Plymouth areas. Purpose of the role
To manage a portfolio of residential properties, to act as a key contact for landlords and tenants who require your support throughout the course of their tenancy ensuring that the best interests of their customers are at the heart of everything that they do.
Key Tasks
·Attending and participating in morning meetings ensuring that you are prepared with the required reporting figures.
·Processing tenant references and new applications through the platform.
·Preparing move in documents for new tenancies ensuring that all pre-let works are completed and all legal documentation is served.
·Ensuring that all tenancies are legally compliant and have appropriate safety documentation in place at the start of the tenancy and upon renewal.
·Coordinating repairs and maintenance both routinely and on an ad-hoc basis when reported by a tenant or prior to a tenancy commencing.
·Conducting routine property visits, producing a report of your findings and feeding back to the landlord.
·Identifying opportunities for landlords to maximise their assets through refurbishments and upgrades.
·Communicating with colleagues in other areas of the business on a regular basis to allow a smooth transition for our clients.
·Dealing with incoming and outgoing calls and emails efficiently and professionally.
·Serving legal notices accurately and promptly when required.
·Chasing overdue rent payments, managing tenant arrears and ensuring the landlord is kept informed of any arrears during the tenancy.
·Arranging end of tenancy check out reports, assessing the reports and advising landlords on appropriate deposit deductions within the specified time frame.
·Negotiating with tenants and landlords the allocation of a tenants’ deposit at the end of the tenancy to minimise disputes and release deposits within the required time frame.
·Compiling a case file for deposit disputes as and when required.
·Negotiating tenancy extensions and rent increases and issuing renewal documents.
Knowledge
·Competent user of Microsoft Outlook and Jupix software.
·General knowledge of basic household tasks to assist with trouble shooting maintenance problems.
·Understanding of deposit legislation and the dispute process.
·Understanding of landlord obligations both statutory and contractually.
·Knowledge of notice periods and service of notices.
·Understanding of their terms of business and tenancy agreements and how these apply in day to day management.
Skills
·Be an effective communicator both written and verbal with an ability to demonstrate empathy and understanding in sensitive situations.
·Ability to prioritise and manage your own time and work load efficiently, meeting deadlines where required.
·Work well with other colleagues both within your direct team and other areas of the business.

Part Time Administrator

This is a great opportunity to work for one of the most reputable firms of Estate & Letting agencies in the South West as a part time lettings administrator in the Barnstaple office with salary of around £8-10 ph three days per week (approx 25 hours) plus one in three Saturdays.
 
Our Client is looking for an experienced lettings administrator  to be based at their Barnstaple office. Previous lettings and administration experience desired but not essential but the candidate must be fully IT literate with the ability to work under own initiative.
 
The role is to process all the paperwork once the letting consultants have taken a holding deposit, right through to the move in and then manage the property up until tenancy end. It will involve some viewings and property management appointments such as carrying out inspections so your own car is essential.  You must be well presented, of smart appearance, highly organised with an ability to multi task and be able to remain calm and professional under pressure. The role involves obtaining references for proposed tenants, preparing contracts, arranging inventories, safety certificates and ordering any agreed works, setting up direct debits, diary management, negotiating renewals, deposit releases and general administration and property management duties.
 
The role can be approximately 25 hours per week plus one in three saturdays and salary IRO £8-10ph.

Lettings Coordinator

Experienced Lettings Coordinator.
 
A dynamic and expanding company is seeking a full-time letting coordinator.
 
Salary according to experience plus commission.
 
An excellent opportunity to join a forward-thinking company with a track record for awards and investment in their staff.
 
Key roles;
1. Day to day management of the fully managed portfolio.
2. Liaising with tenants and landlords.
3. Coordinating repairs/maintenance works.
4. Arranging regular property inspections.
5. Organising Gas Safety Checks.
 
5 days per week plus a Saturday rota (with time off in lieu)
