Our client, a prestigious West Country estate agency, are seeking a Residential Sales Manager to work on a full time, permanent basis, based in Burnham on Sea with a competitive salary of up to £50,000 on target earnings. They will also consider a super valuer with recent experience looking to progress into a managerial role.
 
The successful candidate must have:
·Ability to develop new business opportunities in estate agency and cross sell across the business
·Excellent track record in estate agency, with a proven track record in valuing
·Excellent networking skills
·Knowledge of the local property market

The hours of work are Monday - Friday 8.30am-5.30pm and one in three Saturdays 9am-1pm. Salary is highly competitive with a basic of around £25-32,000 and on target earnings of £35-50,000 per annum depending on level of experience.

Senior Sales Negotiator

Senior Sales Negotiator/ Progressor required for Award Winning property agent in the Yeovil area with highly competitive salary of up to £35,000 pa.
 
Our client is looking for an experienced Senior Negotiator & Sales Progressor to focus on generating new business, able to provide accurate and honest market appraisals with the proven ability to convert leads into instructions, but also the ability to troubleshoot and relate to both vendors and purchasers in the ever-important Sales Progressor role (this is a KEY skill).  The candidate must therefore have excellent inter-personal skills and the ability to work as part of a close-knit team.  Would suit an experienced Senior Negotiator or perhaps even a current Manager who wishes to get back to a customer-facing role and the reason they entered a property career in the first place, or even a current Sales Progressor who wants the opportunity to carry-on that role but also broaden their “all-round” Negotiator experience.
 
Job requirements
·Experienced and proven ability to convert leads into instructions and progress sales pipelines to successful completions (preferably with 3 years+ in a similar estate agency role).
·Number one aim should be obtaining instructions/keeping sales together and client satisfaction, not chasing targets.
·Resilience, inter-personal skills, problem-solver, and above all the ability to be friendly and professional at the same time!
·Full driving licence and car owner essential.

Are you a Lettings Negotiator looking for a company that can offer you progression and ongoing training from a highly skilled Lettings team? Are you an expert in all things lettings and property management? If yes then we would like to hear from you!
 
Our client are a fantastic independent firm, currently looking for an experienced Lettings Negotiator to join their thriving team in Cheddar.
 
Main Duties:
·You will have active day to day involvement in all clerical lettings and management duties of the department, to provide an effective service to both landlords and tenants to the best of your ability.
·You will be involved in inspection visits, reports to landlords and organising maintenance works.
·The role is to include carrying out Market Appraisals, Moves in and out, Advertising, Viewings, preparation of relevant paperwork including letters, Tenancy Agreements and Inventories, obtaining satisfactory tenant references, filing, answering the telephone and dealing with customers when they visit the office.
·You must be competent in use of our property software, entering relevant information accurately.
·You will be expected to be flexible in dealing with other day to day matters within the department when necessary.
 
Personal Attributes required:
·Previous experience residential lettings and management required. Relevant qualification in Lettings (ARLA) advantageous.
·Must have excellent communication, telephone and interpersonal skills.
·Must have a high level of IT experience, including word processing.
·Must have a valid driving licence and personal vehicle insured for business use.
 
Hours of Work: 8.30-5.30 Monday to Friday, plus alternate Saturdays 9.00-13.00

A market leading and well established Estate Agency with high profile offices and excellent market presence are looking for an exceptional, high calibre Sales & Lettings Negotiator to join their Newbridge branch in Bath.
 
They are looking for a person who will undertake the following:
·Negotiating offers
·Pro-actively explore new business and valuations from all possible avenues, ie. local applicants, canvassing, old valuations, withdrawn listings etc.
·Registering applicants, encouraging valuations and add-on services
·Dealing with web portal enquiries
·Creating viewings / accompanying viewings
·Landlord, vendor, buyer updates / viewing feedback
·Receiving offers and taking relevant information/negotiating lets
·Cross selling all departments
·Re-marketing properties
·Dealing with relevant notices to leave
·Dealing with tenant swaps
·Develop new business through existing and newly formed relationships.
·Maintain and improve rapport with existing clients and drive up levels of service/fees.
·Contribute to the process of: rent reviews, fee structures, any other profit driven opportunities i.e. referrals for removals, insurance (although not at landlord cost), mortgage leads for buy to let re-financing
·Identify if current procedures are best practice and implement if not

Property Manager

Our client is a well established Estate Agency, priding themselves on the high levels of service they provide throughout Sales, Lettings and everything in between. They have a new vacancy for an experienced Lettings Agent, preferable with strong Property Management experience to join their successful team at their Wells branch.
 
Duties to include:
- Effective management of lettings properties
- Carrying out property inspections
- Liaising with landlords, tenants and contractors to organise work
- Preparing detailed inventories
- Ensuring compliance of safety standards are met
- Effectively deal with enquiries
- Engaging with and maintaining excellent relationships with customers and clients
 
The Property Manager will support the focus on growing their presence and business within the local area. The role will be based at their Wells branch, and they need someone with a strong history in both growing and maintaining the business, with a strong focus on customer service.
 
Hours of Work: 08:30 – 17:30 Monday to Friday, plus alternate Saturdays 09:00 – 13:00 with a ½ day back in lieu for each Saturday worked.
 
Salary: up to £23,000pa.
