Our client, a well-known Estate & Lettings Agent, have an exciting opportunity to join their busy Taunton office as an Assistant Block Manager within the Block Management department and with salary in the region of £23-25,000 and no weekends! This would suit someone with previous block or property management experience looking to move towards becoming a Block Manager
 
Job Role
·Provide exceptional levels of client service
·Contribute to the day to day running of property management department
·Carry out site visits and deal with routine and emergency maintenance
·Prepare and attend annual general meetings, EGMs as well as Director or residents’ meetings.
·Use the software packages specific to block management along with the Microsoft Office Suite
·Deal politely and efficiently with leaseholders, owners, tenants and contractors
 
To be considered for the role you will have:
·Experience working within the property sector in a block or property manager role
·Good working knowledge of Word and Excel
·A general understanding of leasehold properties and use of Blocks online would be an advantage
·The ability to work well under pressure
·Have excellent written and oral communication skills
·Have good word processing skills
·Have sound financial skills
·You will need to effectively work as part of a team ensuring that our clients’ expectations are not just met but exceeded. 
 
Hours of work: Monday – Friday (9am to 5.30pm)
 
Salary in the region of £23-25,000 depending on experience.

Part time Lettings Manager vacancy within highly sought after Somerset based independent estate agency with superb reputation in the industry and OTE in the region of £25-26,000 per annum pro rata.
 
We are seeking an experienced candidate with at least two years experience in lettings either an experienced manager or a senior negotiator seeking a move into a part time managerial role.
 
The role will involve:
 
·Overseeing office systems and compliance to include GDPR regulations
·Registering new tenants and landlords

·Passing property management issues to the relevant department

This is a great opportunity to work for one of the most reputable, independent firms of Estate & Letting agencies in the South West as a Lettings Negotiator/Property Manager in Taunton with a salary of £20-25,000 depending on experience.
 
Our client is looking for a Lettings Negotiator/Property Manager to be based at their Taunton office. Previous lettings and administration experience an advantage and the candidate must be fully IT literate with the ability to work under own initiative and have experience of working in an office environment dealing with clients both face to face and over the phone.
 
The role is to process all the lettings paperwork and administration, deal with clients face to face and over the phone and arrange and conduct some viewings and property inspections. The role will be in and out of the office so you will need your own car (75% in)
 
You must be well presented, of smart appearance, highly organised with an ability to multitask and be able to remain calm and professional under pressure. The role also involves obtaining references for proposed tenants, preparing contracts, arranging inventories, safety certificates and ordering any agreed works, setting up direct debits, diary management, deposit releases and general property management and appointments.
 
Salary IRO £20-25,000 depending on experience.
 
Full time Hours are Monday to Friday 8.45 - 5.30pm and some Saturday working will be required on rota, usually one in three.

Our client, a well-respected property agent in the South West, have a brand new and exciting opportunity for a Rural and Country Property Sales Manager to join their team and are offering an on target earning up to £50,000 pa. Using their Bridgwater office as a hub, the role would primarily involve increasing their rural property portfolio in the surrounding rural areas and villages. This is a unique role that requires a unique individual to compliment it.
 
The successful candidate will be well presented, articulate, self-motivated and have a burning ambition to succeed in this sector of the residential market.
 
As a Rural and Country Property Sales Manager, you will be responsible for:
·Identifying and securing the marketing instructions from the vendors of rural and country properties
·Creating a database of both potential vendors and purchasers with the intention of creating ‘off market’ sales
·Coordinating the creation of marketing material commensurate with the demanding quality of the aforementioned clients (please note we use a third-party provider for both professional photography, floor plans and video tours)
·Negotiating a sales fee at the upper end of the prevailing market and in the process ensuring that we do not lose business to competitors
·Retaining instructions through honest and regular contact with clients
·Undertaking accompanied viewings of prospective purchasers and handling all aspects of negotiation of the sales
·To successfully see sales through from initial offer to exchange of contracts
·Successfully generate financial services referrals
·To comply with all relevant legislation including data protection, anti-money laundering etc
 
 
As this is a very self-driven and self-managed position the duties will vary day to day, and you must be flexible in your approach to work, and this will include being available when the client wants you to be available, in return there will be considerable flexibility of working hours and location.
 
About you:
The first and most important factor is that you will have a desire to succeed in the mid to upper sector of the rural property market and will have exactly have the right attitude and aptitude for the task in hand.
