The role

Key Responsibilities:
1.Processing applications for properties, ensuring all aspects are compliant and the property is ready for tenants to take up occupation.

The Role:

As a Sales and Lettings Director, you would be responsible for getting the ultimate performance from your designated towns and areas. This would include generating leads for both Sales and Lettings, increasing the awareness of the brand and marketing the property portfolio. One of the main focuses for the Sales and Lettings Director will be ensuring that once the new properties are signed up the vendors and landlords get second to none customer service. Client relationships are very important to this firm, so updating clients frequently to understand their needs and making sure they are fulfilled is a vital part of this position.

You will be responsible for a team who will be supporting you by completing viewings, assessing local marketing and helping drive lead generation.

You must be constantly aiming to build the companies profile in the area and finding the best ways to promote the firms advantages over the competitors. An important aspect of this is motivating your team by setting targets, and helping individuals to reach them. Its therefore vital that you are a great communicator with an entrepreneurial streak. who is able to build strong and lasting relationships.

Nuts and bolts:

You will be working a 5 day week but must be flexible to work extra hours if needed! The hours will be 8.30am till 5.30pm with one late evening a week. You must be able to work 3 out of 4 Saturdays and will be based from the central office in Witney but covering the Witney and Swindon areas, so a successful candidate must be willing to travel and have a full UK driving license.

Package:

Basic salary will sit between ?27,000-?30,000 with OTE between ?40,000 and ?50,000, you will also get other perks such as business expenses, health cover for you and your family and a mobile phone.

Job Role:

1. Once the tenants are moved in, the property manager is the first port of call if something goes wrong! Working as the lynchpin between the owner of the property and the tenants.
2. The primary role of the property manager is to oversee the running of the property on behalf of the owner, the upkeep and maintenance of the building is a key part of this job. In charge of keeping the property in good condition as well as the surrounding grounds, essential duties will include dealing with repairs, breakages and the general maintenance of the grounds and garden. Liaising with tenants and contractors for access. Giving recommendations of general suggestions on improvements the property to.
3. A good property manager will handle all of the outgoing operations for the property, which can include anything from noise complaints to maintenance issues.
4. Working directly with the owners, communication is key. This includes keeping the owner informed of utility vacant rates, business policies, legal issues.
5. Property managers can be invaluable to the landlord when it comes to the legal aspects of letting a property, with a good understanding of up-to-date laws and practices which need to be complied with. Building confidence and trust between landlord / tenant and the property manager is essential. 6. Another important aspect of the role is to ensure inspections are carried out to our terms with the landlord, this will include highlighting any maintenance of safety issues and ensuring the property is continuing to be legally compliant.
7. Building excellent relationships with contractors is vital to ensure maintenance can be carried out in a timely fashion.

A leading and good quality firm in Chipping Norton is seeking a Lettings Manager to join their busy office. Working with the Regional Lettings Director in ensuring the success of the business through the translation of business strategies in to clearly defined plans. This is a rare and varied role and will suit a polished and highly experienced property professional with several years? worth of Lettings experience.

Duties to include but not limited to:

*Carrying out regular coaching, feedback and one to one sessions with staff to support skills development.
*Ensuring that legal tenancy agreements are executed compliantly and in a way, that maintains a high level of customer care.
*Working on the annual budgeting process, proposing suitable income and cost levels for the branch.
*Pro-actively researching the local market, competitors within this region, and establishing ways to develop a competitive advantage through local networking.
*Ensuring that any Client / Tenant / Property details that change during the tenancy are updated on the relevant systems and communicated to other relevant divisions within Lettings.
*Pro-actively developing strong relationships with other departments within the firm.
Identifying opportunities to work with and to refer business to other departments/divisions.?
*Enhancing and building on the market share
*Attending valuations
*Marketing of properties
*Ensuring that terminations, refunds and deposit releases are executed correctly and efficiently.

Customer Service Role

Our client is seeking an experienced Customer Liaison Coordinator for their offices in Oxford.

Key responsibilities/tasks
1.Deal with all incoming calls as appropriate
2.Applicant care in line with company procedures
3.Visiting all properties available to Let within 24 hours of instruction
4.Registering applicants on the phone and walk ins
5.Organising viewings
6.Feedback to Landlords, Tenants and Applicants following viewings
7.Updating Reapit with feedback regularly
8.Call through archive Applicants
9.Relo Agents send new property details on new instruction
10.Booking in pitches taking all necessary information
11.Upload pitch onto Reapit as a Market Appraisal
12.Preparing pitch packs Sending pitch reports and letters as requested by HOD
13.Arranging for re-evaluation by HOD of any relets and prepare for remarketing
14.Ensure the team is aware of any terminations and the relevant action is in place
15.Prepare new properties for marketing & Liaising with photographers regarding appointment
16.EPC?s and floor plans ? order and insert EPC?s, photographs and floor plans on REAPIT and web
17.Making brochure for the property & sending these to our Landlords for confirmation of agreement to live advertising
18.Prepare window cards
19.Liaise with the deal progression team to ensure all file work ready before move in and signed off by HOD
20.-Updating property lists
21.Key Manager - logging keys in and out and adding new keys
22.Manage the TO LET and LET BY boards for available properties
23.This position will be working Monday-Friday 9-6 plus a Saturday rota.
24.Skills and experience
25.To be able to deliver under pressure and be confident dealing with clients both in person and over the phone
26.Strong organisational skills
27.Effective communication skills both written and verbal with strong attention to detail
28.Relevant experience to the role
29.ARLA licensed (desirable not essential)
30.Have an ability to multi-task
