This isn’t a traditional lettings role. We’re not an “online agent”, but we don’t have branches either.
You’ll spend the majority of your time doing what you’re best at:
·Meeting potential landlord clients to generate new business
·Talking to applicants
·Conducting property viewings
While it’s still imperative to be highly organised, our central national team will take care of more of the administrative duties than is typical for this role.
You’ll have a proven track record of over-achievement: meeting targets, generating new business, and communicating with landlords. 
You will be determined to get the deal done and apply creativity and tenacity to work through the inevitable obstacles. Additionally, you will be keen to be at the forefront of our plans for major expansion in Nottingham.
You’ll be able to work without direction whilst being timely and organised. Even when you’re spending all day running around the city, you’ll never lose focus on the most important tasks to be working on.

Maintenance Manager

Job Description: 
To oversee all elements of the lettings team to ensure the tenant, landlord and operational requirements of the company are fulfilled. The successful candidate would be responsible for the performance of the lettings team, delivering reports to the senior directors and partners.
Job Role: 
·To manage the lettings team to ensure all individuals are hitting targets and KPI’s set by the senior management team.
·To recruit, train and monitor any new lettings team members, ensuring they perform their duties to the required standards and follow company procedures.
·To assist the regional manager in delivering induction training to any new starters in the Accommodation Team
·To ensure the tenants are receiving the service levels agreed within the tenancy agreement, resolving all issues in the time scales outlined.
·To ensure the landlords are receiving the service levels agreed within the Lettings & Management agreement, resolving all issues in the time scales outlined.
·To achieve the lettings and occupancy requirements for all properties within the portfolio.
·To provide a high standard of customer service.
·To be responsible for the effective management of all escalated complaints, by either tenant or landlord to completion.
·To liaise and maintain relationships with all stakeholders or third-party organisations, which have significant interest - or provide opportunity – to operations.
·Managing and auditing staff to ensure they carry out their duties to an appropriate standard, in line with HR procedures, and to carry out disciplinary/grievance procedures with the support of HR and the senior management team.
·Appreciate and understand the flexibility required when business levels peak and trough and deliver the best possible service. Due to the nature of the role, it may on occasions be necessary to work unsociable hours, including weekends, especially during the student arrivals and departure periods.

We are seeking an established lettings professional who has the experience – or desire - to manage a lettings team across a current regional portfolio with aspirations to operate nationally within the next 18months – 2 years. You will become an integral part of the management team and will have overall responsibility for the day-to-day operations of the company’s finance.
We are a multifaceted property company that operates in all sectors of sales, lettings, development. Experience in any of these areas will be beneficial 
Responsibilities including office and filed based collections. Issuing of notice and debt concealing additional relevant experience with accounting ledger clerks etc
Lead month-end reporting process through the collation and production of M.I.
Day-to-day duties including reconciliation or rent both on the phone and in person. processing payments, bank reconciliation, etc , CIS and Payroll
Budgeting, forecasting, cost-benefit analysis, cash flow forecasting
Credit Control
Risk management
Support the general admin team

Person Specification
None Essential but relevant may be qualifications in accountants (ACCA / CIMA etc) with a minimum 3 years experience in the finance
Highly proficient on Sage 50 and the Microsoft Office applications, especially Excel
Strong accounting and analysis skills and understanding
Analytical, through detailed and able to get to the root of a problem
Proven ability for motivation, commitment, organisation and working with limited supervision

A well established , reputable city centre letting agent looking for a quality Lettings Consultant/Property Manager .
The successful applicant will be a team player who is highly organised with excellent written and verbal communication skills and the ability to deliver a high level of customer service, previous experience as a Property Manager would be preferable although not essential. 
The position is permanent and will provide opportunity to the right candidate to progress to a senior position. 
A clean driving licence is required.
