My client is a well respected and well known multi office practice in the East Midlands.

They are looking for an experienced Valuer or Sales negotiator at their very busy Newark Office.

This is a role for a tenacious, passionate and sales hungry individual, with a thirst to succeed and not simply react but generate business.

Preferably you will have local knowledge, be smart in appearance, enthusiastic and have a hard working attitude.

They will provide a competitive package based on experience to include company car or car allowance.

There may also be a possibility for this role to be part time/temporary as they are looking ASAP, dependent on the role and candidate.

Property Manager

£18000 - £21000 per annum

A confident, hardworking and organised Property Manager is for this busy branch in Worksop.
Our client is well known for its staff retention, customer service and attention to detail. Due to their increasing market share they now require an additional member to join their team!!

Key attributes and qualities within a successful applicant:

* Have a minimum of 2 years previous experience in a residential property management
* Thrive on keeping busy and enjoy working under pressure
* Have excellent telephone manner
* Have great negotiation skills
* Have a meticulous attention to detail
* Have an outgoing personality with a passion for customer service
* Demonstrate first class administrative skills
* Have excellent time management skills including the ability to prioritize
* Have customer facing experience (essential)

The role will involve working alone on out of office appointments inspecting the condition of managed properties, checking in new tenants and checking out old tenants so the successful applicant must be able to work independently as well as part of a team.

The role will involve following through any maintenance required and processing tenant deposit returns at the end of tenancies.

Roles will include overseeing and running the following departments;
 
·Acquiring new landlords scaling up current portfolio.
·Marketing of existing portfolio for let to prospect tenants
·Payment reconciliation
·Tracking and issuing statements and chasing arrears, issuing notice etc  
·Oversea general maintenance mangers and up keep of properties.
·HMO licensing and insure quality standards and legislation is met
·Actively design and structure standard operations, kpi, bonus and new positions where necessary
 
This position is very sales focused and most certainly better suited to a seasoned professional with at least 5 years’ experience. The position will be suited to someone who has a background of running a large student portfolio or similar organisation that manages a large number of beds as appose to a standard residential estate manager although skills might be transferable   as this I similar in some respects. We are happy to set up very reasonable rates based on experience, occupancy rates and continued growth of the business

Lettings Manager

£16000 - £18000
OTE £0
Complete general property management tasks whilst  including but not limited to
-Handling maintenance issues with tenants and landlords, raising repair requests with contractors
-Tenancy renewals and contract production
-Property inspections – booking, completing inspection reports & liaising with landlords / tenants regarding findings
-Tenancy arrears & rent chasing
-Tenancy application process this includes on occasion completing viewings (commission available) securing lets, handling the referencing process & arranging new move in’s
-Ensuring safety certificates are up to date and prioritised if coming up for renewal
-Ensuring all leads & new business opportunities are handled with speed
-Handling tenancy ends including updating meter reading records and processing tenants deposit return & maintenance related to this

Applicant requirements
-Must be able to drive (limited or no points) no requirement for own car as pool cars are provided during work hours
-Must have some previous property management experience and be able to demonstrate this
-1 in 3 Saturdays
-Standard hours are Mon – Fri 8:45am – 5:30pm with 1 x late night each week until 6:30pm
