Property Manager

£20000 - £25000 per annum

My client is a highly successful independent Lettings agent based in Northwood. They are looking for an experienced Property Manager to join their small but friendly team. You must be flexible in your approach and be prepared to get stuck in to help the team.

Responsibilities include:-
·Overseeing the management of a portfolio between 80 and 130 properties
·Arranging 6 monthly inspections.
·Issuing and serving Section 21, 13 and 8 notices and attending court as necessary.
·Arranging maintenance and scheduling with contractors
·Ensuring compliance systems are kept up to date
·Arranging renewals and liaising with the account department for invoicing
·Overseeing property take on's, viewings, move ins and administration
·Overseeing check outs, liaising with landlords and getting property back on market for re-let
·Arranging viewings and tying up deals where required.

My client will pay an excellent package for the right candidate.

Property Manager required Wembley

£30000 - £50000 per annum

A strong Property Manager is required for our client located in Wembley, Middlesex.
You will be responsible with another Property Manager for around 250 properties including both residential and commercial. The majority of the residential portfolio is situated in North West London and comprises of HMOs, Self-contained flats and larger purpose-built buildings.
They require someone who is a leader, can take full accountability of managing a small team and have the skillset to solve problems with a get up and go attitude. The ideal candidate needs to have property Management experience on a hands-on basis and be able to have systems and processes that include regular inspections, as well as, ongoing maintenance tracking for all of the properties. The job involves attending all of the properties regularly and therefore a full driving license is essential for the role.

Previous property management experience is essential to be considered for this role. Just having letting experience without understanding property management and maintenance will not be sufficient. A strong personality is needed and the ability to deal with both tenants and local authorities.

Experience in dealing with HMO's and Notices including Section 21's and 8's is an advantage. If you have a property management degree or a building surveying background, this would also be an advantage. This role involves rolling up your sleeves and actively managing a portfolio and leading from the front.

Essential skills:

* A well organised and driven person with high energy who can communicate well with tenants and the group CEO.
* Ability to manage a small team, including maintenance and admin personnel.
* Proven track record in lettings and growing rental income.
* Understanding of the housing act and obtaining possession of properties via the County Court
* Leader with excellent problem solving capability
· Full UK Driving License

Hours: Mon - Fri 9am-6pm (occasional weekend and evenings as required)

Salary: £30K-£50K.

Senior Lettings Negotiator- Required West Hampstead £55k OTE

£45000 - £55000 per annum

(West Hampstead)

A well-established residential estate agency in North West London is currently seeking an ambitious and motivated individual to join them as a Senior Lettings Negotiator.

As expected of such a position, the successful candidate will be expected amongst other relevant duties to win new business, manage existing and new clients, coordinate viewings and contribute to marketing strategies.

Due to the broad responsibilities of the role, the client requires an individual with drive, tenacity and most importantly the determination to make the lettings business financially successful.

This role would be suitable for an experienced Lettings Negotiator seeking the next step up in their career, and who must possess the following:

-Minimum 3/5 years residential lettings experience
-Exceptional communication and interpersonal skills
-Professional qualifications e.g. ARLA/NAEA will be considered a great advantage.
-Leadership qualities
-Full Driving Licence (own car essential)

The successful candidate will be rewarded with a £20,000 - £22,000 basic salary plus an industry leading commission structure with realistic OTE £55,000 in year one.
