Independent Letting Agent based in busy South Liverpool office is seeking an experienced Lettings Negotiator.
 
The role:
* To meet and greet clients and customers face to face
* Deal with all telephone and internet enquiries
* To liaise with landlords, contractors, tenants and external agents
* Manage annual gas and electric safety inspections
* Report repairs and manage day to day works and major works
* Negotiate rents
* Handle deposits
* All administration work
*Update database and systems on a regular basis
* Attend viewings
* Manage daily diary
 
Salary: £20,000 + commission
28 days holiday (inc bank holidays)
Must have full driving license.
 
Hours Monday to Friday 9-5.30, Alternate Saturday 9-4 (day off in lieu)

Property Manager

Our clients rapidly expanding property office is looking for an excellent and experienced Property Manager to join the team.
The ideal person for the role must be self-driven, motivated and enthusiastic. A good communicator and someone that thrives on building lasting relationships. Above all else, someone passionate about property.
Our client manage high end luxury properties within the Liverpool area, so local knowledge is essential.
You must be willing to go the extra mile at all times, always providing an exceptional level of customer service, building an excellent rapport with any contacts in the business. This is a challenging role which is ideal for someone who thrives upon working in a fast-moving environment.
You will be part of a team dedicated to enhancing the customer journey by providing knowledgeable, friendly and efficient customer service. The successful candidate will have the potential to make a real impact in the business and will have lots of opportunities for progression.
About the role:
Your duties and responsibilities will include:
·Be the main point of contact for customers
·Coordinate maintenance for the portfolio
·Coordinate any tenancy swaps for the portfolio
·Processing tenant notice through to moving out
·Assist with the process and collection of any tenant arrears
·Conduct weekly and monthly compliance reports
·Organise any new compliance certificates needed
·Organising and conducting of property inspections
·Processing of inspections, carrying out maintenance quality checks and site surveys
·Negotiating and processing of tenancy renewals
·Managing the DPS for closing/renewing of deposits
·Complete any other delegated tasks that may assist the smooth running of the sites and property office
·Efficient management of your own diary
 
Candidate requirements:
·At least 2 years’ working knowledge in a property management role
·Knowledge of current property legislation
·Extremely organised
·Self-motivated; must be able to work on own initiative
·Strong written and verbal communication skills
·Knowledge of the Liverpool area
·Proficient with Excel, Outlook and Word
·Confident
·Good understanding of the lettings/property management process and current legislation changes is essential
·Willing to work additional hours where needed to continue providing an exceptional service
·Willingness to learn and develop
 
Salary of up to £22,000 basic depending on experience, plus commission and bonus scheme.
Normal working hours Monday - Friday with occasional weekends where required during busy periods.

Our client based in Liverpool are looking for an energetic, sales motivated Sales Advisor to support the manager in all aspects of running the store and growing the business.
 
The ideal candidate will be target driven with good sales skills and the desire to learn. They will be involved in the customer service, local marketing and general administration and maintenance tasks
 
The ideal candidate will have some experience in the retail Industry or a background in sales.
 
You will be confident you can work towards meeting  targets and exceeding expectations. You will also be computer literate and possess strong selling and communication skills
 
PROFILE
 
The successful candidate:
 
·Business /commercial awareness with a sales & marketing background
·Experience of managing customer relationships
·Proven ability to perform in a fast-paced demanding environment with minimal supervision.

·Will have had some experience in a sales role
·Responsible for assisting delivery of sales target results
 
RESPONSIBILITIES
 
Sales and Customer Service
 
·Responsible for the conversion of prospects into customers and actively promote the sale of add on products
·To actively promote the sale of merchandise
·To promote the services of both the Store and the company
·To ensure that all customers (both in person and on the telephone) are greeted and approached in accordance with the Company Standards
·To ensure that all customer enquiries are captured and followed up with the appropriate timely action
·To ensure that all customers visiting the Store use the correct sign in and visiting procedure
·Store Presentation
 
·To ensure that the company equipment is fit for its purpose and to report any equipment which is in need of attention..
·To report any maintenance required at the store via appropriate channels and in a timely manner, this may include undertaking minor repairs where necessary
·To maintain the highest possible level of cleanliness and presentation of the store to include all internal and external areas
·Accountable for the presentation of packaging materials etc. to generate increased sales and enhance the reception/retail area
 
Responsible for the accurate completion of the policies and procedures
Responsible for organising work of self, managing information, decision making, planning and prioritising to achieve business results ensuring all deadlines are met
To continually review own performance and requests feedback whilst seeking opportunities to take on new learning
To respond to any other reasonable administration request made by Head Office in a timely and professional manner

A family run firm of estate agents in the area are looking to recruit a senior lettings negotiator/manager for their team.
 
Having built this business through hard work, passion for property and wanting to provide the best levels of service at all times, they are looking for a like minded individual to help them take the branch to the next level.
 
You must come from a strong background in lettings, ideally including both sales and lettings experience.  You will have the support of the owners of the business, however you will also have full autonomy on the day to day running of your day.
 
Hours:
Monday to Friday 9-5
Alternate Saturday 10-2
 
Salary with generous commission structure and car allowance included.
