Therefore, this is a fantastic opportunity for an experienced Sales Negotiator who is currently working within the sector and who would like to learn more, and with that experience be able to progress within the company and industry.

As previously mentioned, to be considered for this role you will need to have sales experience and the role will involve (amongst other things) accompanying viewings, updating landlords and tenants alike, actively seeking new business opportunities for the company and being a very proactive member of staff.

Due to the clientèle the company tends to attract you will need to be articulate and smartly presented, able to communicate at all levels, be driven, enthusiastic and self-motivated as well as being able to work as part of a small close-knit team.

In return, the company offers an above industry package of around £45,000pa.

An exciting opportunity has arisen to join a highly successful, Residential Lettings team in the key role of Property Manager. In this varied post you’ll deal with all aspects of residential property management whilst providing a first-class service to landlords and tenants, embracing challenges and thriving in a busy working environment.
We’re looking for a well-organised and confident team player, who’s committed to maintaining the highest standards of customer care and ethical conduct.
As a Property Manager you will:
·Assist in the day to day maintenance of property
·Liaise with contractors and arrange payment for works
·Manage electronic data and e-mails and ensure all clients files are updated
·Manage owners/tenants queries verbally and in written form
·Arrange routine safety inspections, landlord’s gas safety, electrical safety checks and EPC’s
·Carry out routine property visits
·Provide feedback to Landlords regarding any issues noted during the visit
·Book check outs at the end of tenancy and cleaning
·Deal with deposit at the end of tenancy, negotiations, and release of deposit
·Negotiate and execute tenancy renewals
·Basic accounts data entry
·Key signing in and out and key tracking
·General lettings administration and team work
Skills required:
·An ability to calmly apply initiative and common sense in prioritising and managing a busy workload
·A desire to provide an outstanding level of client/customer service
·Good computer skills, with working knowledge of Microsoft Word, Excel & Outlook
·Strong organisation and administrative skills
·A working knowledge of property management issues
·Excellent communication both written and verbal and 'people' skills
·Hold a full driving licence - pool car is available to use.

Senior Property Manager

Our client is a leading property development company established since 1975, carrying out luxury residential schemes across Central London and within the M25.
Due to expansion they are seeking a full time enthusiastic, highly motivated and experienced individual to join their busy office.
The role will be based at their Harrow office and the successful candidate must have a robust experience in dealing with all aspects of property management, service charges, budgets, leases and insurance.

Your duties will include (and not limited to):
?Preparing service charges statements (backed up with invoices and other evidence)
?Preparing budgets
?Dealing with lessees and managing agents
?Monitoring rent, service charge payments and chasing outstanding monies
?Liaising on rent reviews
?Reviewing and implementing a strategy for improvement of contractor services
?Introducing estate management strategies for new incoming blocks for management
?Successfully helping with the review of streamlining processes to improve resident contact
?Empowering lessees with better understanding of the rights and obligations under the lease
?Implementing an arrears recovery process to minimise the use of legal services and maximise income
?Obtaining dispensation for Fire Safety relating works
?Increasing resident satisfaction levels through improved communication and transparency of information
?Promoting RICS good practice on managed estates
You must have:
?A can do attitude and ability to take up all challenges
?Excellent communication skills, verbal and written
?Working knowledge of current government legislation and RIC & ARMA best practice
?Experience in implementing Health and safety policies, Risk assessment
?Experience and knowledge of lettings and property management

Salary: £25,000- £35,000 commensurate with Experience

An award winning Estate Agency based in Edgware, HA8 is recruiting for a Block Manager.

Reporting to the Head of Block Management, the key responsibilities and duties of this role include:

?Impeccable written and spoken English
?Delivering an efficient and effective Property Management and facilities coordinator service
?Maintaining standards and complying with legislative requirements
?Coordinating contractors and liaising with staff
?Developing and motivating direct reports
?Managing the performance of direct reports achieving targets and standards set
?Various administrative tasks

The successful Block Manager must have the following experience and qualifications to apply:

?Minimum 2 years’ experience in Block Management
?Impeccable written and spoken English
?Proficiency in Health & Safety
?A legal understanding of the property market
?Qube experience beneficial – but training will be given if required
?Excellent IT literacy
?Excellent written communication skills
?Demonstrable Customer Service and Management experience
?Willingness to work outside of office hours and weekends to fulfill the function of the role
?Ability to prioritise work effectively
?Be able to think on your feet and be reactive to situations as they arise in a calm and professional manner
?Be able to work alone and on own initiative as well as within a team
