Property Manager

£18000 - £20000 per annum Mileage

Our client is one of the largest and busiest student letting agencies in Exeter with prestigious offices located in the city centre.
They are now seeking a Property Manager to join their market leading team. The ideal candidate will preferably have previous experience in the lettings industry and will support the lettings manager in providing a high quality service to our Landlords and Tenants.
The role will suit a well organised individual, with excellent administration skills, the ability to communicate at all levels, proficient in Microsoft Office, the ability to prioritise their workload and excellent customer service skills. It will involve work both in and out of the office and the successful applicant will be a car owner.
Key Responsibilities
·Ensuring all properties under the company's management are fully compliant with all necessary legislation
·Preparation of Tenancy Agreements, Inventories and Schedules Of Condition
·Handling enquiries by email, telephone and in person
·Entering property details on property management software and ensuring it is kept fully updated
·Working with landlords to maintain all properties to a high standard including regular inspections
·Check In and check Out appointments including assessing tenants deposit dilapidations
·Carrying out tenancy sign up appointments with tenants
·Updating utility companies of tenancy changes
·Handling tenants maintenance issues

Branch Manager

£20000 - £28000 per annum company car

A well known Estate Agency with a great reputation for customer service is looking to recruit a Sales Manager for their established office in Seaton. This role would ideally suit a Senior Negotiator or Valuer looking to make the next step up into Management or an existing Estate Agency manager.

This role will entail:

- Working closely with the team to identify new business opportunities and generate new ideas
- Driving high value sales through the office
- Generating leads, following these up and consistently aiming for high conversion rates
- Promoting other products and services where appropriate
- Ensuring that all financial targets are met and exceeded on a monthly basis
- Complying with all relevant legislation relating to Money Laundering, Property Mis-descriptions and the Estate Agency Act
- Ensuring that all customers receive a professional, efficient, friendly and personalised service
- Consistently demonstrating the ability to pre-empt whilst fully understanding customer needs and requirements

To be considered for this position you should have the following skills and experience:

- A minimum of 2 years experience in Estate Agency
- Proven ability of meeting and exceeding sales targets
- Excellent team player and customer service skills
- Excellent oral and written communication skills
- Computer literacy - specifically with the ability to use MS Word, Excel and Outlook
- A full and clean UK driving license

Great package of £20,000 basic with OTE in the region of £28,000 for the successful applicant as well as a company car.

Experienced Mortgage Advisor

£30000 - £50000 per annum (self employed)

Experienced and qualified mortgage advisor required to handle existing portfolio of clients across the UK on a self employed basis with OTE likely to be in the region of £50,000.

Our client has over the last 18 years built up an extensive client bank within the mortgage and protection market place in the hands of seasoned mature professional advisors.

Due to recent age related retirement decisions they now have the opportunity for qualified CeMAP advisors to take over those clients and enjoy the benefits of a ready made database.

Our client is aligned to the Openwork network and can provide extensive ongoing training and support.

The positions available would suit individuals that have a desire to fulfil an ambition to branch out on their own to build a self employed business but with the comfort of established clients to work with from day one.

Commission percentages will be structured to differentiate between own/new business and client bank servicing and an initial monthly retainer can be paid (subject to negotiation) until you start earning commissions.

As this position is working from home, you can be based anywhere in reason within the UK but the company head office is based in Northamptonshire.

Lettings / Sales Negotiator

Excellent opportunity to join a thriving and friendly Exeter Letting & Estate Agency to work in a small team as a negotiator / administrator in both sales and lettings.

Key Roles & Responsibilities
·Organise property viewings for both Sales & Lettings in line with company policy and using the required company systems.
·Carry out viewings with prospective tenants and purchasers whilst monitoring and providing feedback as appropriate.
·Manage both purchasers and prospective tenants through the Sales & Lettings process.
·Manage and maintain as required all administrative systems and procedures for both Sales & Lettings example; as required the monitoring of applicants through the referencing process, preparation of move in paperwork, reporting of any maintenance issues, chasing sales & lettings leads, pushing any reservations through to completion.

About You

Previous experience in a Sales & Lettings environment is essential to be considered for this role as is a full Driving Licence. You will also be a strong communicator both verbal and written. Numerate and well organised. Results Orientated, self motivated and a team player. Persuasive with high energy levels but reliable and committed. Determined to provide excellent customer service under pressure. You will be asked to work every other Saturday 9am until 12pm with time off in lieu.
