Property Managment Negotiator

£17000 - £19000 per annum Mileage

An exciting opportunity has arisen to join an established letting agency as a property management negotiator in Pool, near Redruth.

Key Duties
·Work with the other team members to optimize your Property Management Centre's performance
·Ensure company standards are met and maintained
·Compile inventories if necessary
·Deal with maintenance issues and emergencies in a timely manner
·Respond to tenant maintenance issues within the required timeframe
·Carry out accurate and detailed quarterly inspections
·General property administration
·Negotiate between all parties in the case of any tenancy issues that arise
·Use good organisational skills, planning and time management
·Liaise with landlords over possible rent increases
·Notify landlords of any issues with their tenancy and make recommendations on the suitability of a tenant

The role of the Property Management Negotiator is as stated below:

General Duties (not limited to)
·General administration, customer services
·Pre-check out inspections, interim inspections, and general maintenance issues
·Carrying out check out inspections, dealing with DPS for deposit releases
·Property management and maintenance
·Ensuring all gas safety certificates are in date and ordering new when existing certificates are due to expire
·Ensuring the branch is fully compliant
·Dealing with landlords and tenants in the case of DPS disputes
·Ensuring the branch is fully compliant with all regulations
·Assisting with day to day management duties including deputising for your Property Manager if necessary
·Dealing with tenancy renewals, rent increases, serving the correct and relevant notices to tenants
·Dealing with all rent arrears
·Any other relevant duties as required

Ideally the client is looking for an experienced property manager but will also consider a candidate with excellent customer service, admin and computer skills who is motivated to learn property management. You will need to be a car driver with your own car.

Salary range is from £17 to £18k depending on experience. In addition there is either a £250 or £150 quarterly bonus if income targets are met.

Commercial Property Manager

£35000 - £37000 per annum Mileage

An exciting opportunity has arisen to join an established and highly reputable firm in the Truro area as a Commercial Property Manager covering the Cornwall area.

Key duties will involve:

·To manage your own property portfolios with a high degree of autonomy, but delivered within contractual and statutory requirements, efficiently and effectively to maximise returns for our clients and profitability for this firm.
·To ensure that both the policies of the company and practices of the RICS are consistently delivered to the required standards.
·To have a thorough understanding of property management accounting concepts ensuring rent, service charge and other such invoices are issued to tenants in a timely manner; that income is collected on time with arrears minimised and reported to clients in an agreed manner.
·To have complete IT literacy, with particular emphasis on the use and manipulation of Microsoft Outlook, Word and Excel, within which you should be able to produce, programme or modify spreadsheets. Our accounts and L&T database is run on TRAMPS, provided by Trace Solutions: previous use of this system would be an advantage.
·Have thorough understanding of all types of leases and property legislation and practice.
·Liaise in a timely manner with clients and colleagues in the management of lease events such as rent reviews and lease renewals; instructing colleagues in our professional team on behalf of your clients to carry out these works, document and ensure lease and rental details are altered on our accounts system to reflect those changes.
·Liaise closely with the accounts team and your client account manager in all financial aspects of your portfolio, including the preparation of service charges budgets within agreed time scales; treatment of arrears and financial reporting to your own clients.

Ideally the company would like commercial property management experience and RICS. Salary will be dependent on experience and qualifications but likely to be in the region of £35-37,000.

Senior Sales Negotiator / Valuer

£18000 - £30000 per annum Poll Car

Exciting opportunity to join an established and well respected Estate Agency in a North Cornwall market town as a senior negotiator / valuer with OTE of up to £30,000 per annum.

Our client is seeking an accomplished valuer / sales negotiator with several years experience of working in estate agency ideally with their focus being on valuations and instruction winning. Their sales portfolio consists of town and country properties ranging in price from £200,000 to £1000,000 but typically £300-400,000 on a daily basis. The ideal candidate will be motivated and proactive with local ties to the North East Cornwall area.

In return the client is offering excellent future prospects for career growth, a competitive basic salary of £18,000 with OTE in the region of £30,000. Hours of work are Monday to Friday 8.45am - 5.30pm with alternative Saturday mornings.
