Property Manager

An exciting opportunity has arisen to join an established letting agency as an experienced property manager in Falmouth and with salary of £18-24,000 pa depending on experience and excellent benefits including wellness afternoons off.
 
The role of the Property Manager is as stated below:
 
General Duties (not limited to)
·General administration, customer services
·Pre-check out inspections, interim inspections, and general maintenance issues
·Carrying out check out inspections, dealing with DPS for deposit releases
·Property management and maintenance
·Ensuring all gas safety certificates are in date and ordering new when existing certificates are due to expire
·Ensuring the branch is fully compliant
·Dealing with landlords and tenants in the case of DPS disputes
·Ensuring the branch is fully compliant with all regulations
·Assisting with day-to-day management duties including deputising for your Senior Property Manager if necessary
·Dealing with tenancy renewals, rent increases, serving the correct and relevant notices to tenants
·Dealing with all rent arrears
·Any other relevant duties as required
 
Ideally the client is looking for an experienced property manager.  You will need to be a car driver with your own car.
 
Salary range is from £18 - £24,000 depending on experience. 
 
This role is full time and permanent.  Ours of work are Monday to Friday from 8.45am to 5.30pm.  Saturday working from 10am to 1pm will be required on a rota basis.

Lettings Negotiator

This is a great opportunity to work for one of the most reputable, independent firms of Estate & Letting agencies in the South West as a Lettings Negotiator in the picturesque Truro area on the wonderful South coast of Cornwall. Ideally experienced but will consider a trainee with excellent admin and customer services experience. £18-24,000 depending on experience.
 
Our client is looking for a Lettings Negotiator to be based at their Truro office. Previous lettings and administration experience an advantage and the candidate must be fully IT literate with the ability to work under own initiative and have experience of working in an office environment dealing with clients both face to face and over the phone.
 
The role is to process all the lettings paperwork and administration, deal with clients face to face and over the phone and arrange and conduct some viewings and property inspections. The role will be in and out of the office so you will need your own car (75% in)
 
You must be well presented, of smart appearance, highly organised with an ability to multitask and be able to remain calm and professional under pressure. The role also involves obtaining references for proposed tenants, preparing contracts, arranging inventories, safety certificates and ordering any agreed works, setting up direct debits, diary management, deposit releases and general property management and appointments.
 
Salary IRO £18-24,000 depending on experience.

Our client is seeking an administrative assistant to deal with daily tasks within the office such as filing, inputting information onto the system and general day to day items as required. Contracts & Minor Works Assistant

Our client, a respected Commercial Property Consultants, are looking for a full or part time candidate for a Contracts & Minor Works Position in the Truro area with salary up to £25,000 plus car allowance
 
The ideal candidate must be able to coordinate and manage both ongoing maintenance and Health & Safety contracts as well as deal with reactive repairs including identifying the problem, sourcing a suitable contractor and overseeing works with final sign-off / checks. They must be organised and have communication and negotiation skills. This is a practical role and so ideally suited to those with previous surveying and / or general building knowledge from working in a maintenance or building & construction role but with good admin and IT skills also.
 
Training can be provided for candidates looking to become qualified and they could reach AssocRICS level depending on whether the prerequisite qualifications are held or achieved during time in post. This role would also suit RICS graduate training as long as they have practical work experience, as a full complement of competencies can be achieved outside of this primary role.  Must be able to use Microsoft office packages and adapt to bespoke property management software.
 
This is ideally a full-time role but could easily accommodate part time and flexible working hours.  In return our client is offering a salary between £20,000 to £25,000 depending on experience plus car allowance and business mileage.

Our client, a busy independent Estate Agents & Letting Agents covering the Mid / West Cornwall area, is looking for an experienced Part time Lettings Accounts Administrator for their Penryn office.  
 
The successful candidate must be computer literate, a proficient typist, confident and used to dealing with people at all levels and ideally have some knowledge of lettings accounts.   Previous experience of working in lettings is preferred but not essential. This role will involve lettings accounts such as collecting rents, landlord and contractor payments and bank reconciliation so a good head for figures and some accounts experience would be essential.
