Portfolio Manager

Due to portfolio expansion, we require an experienced Portfolio / Property Manager for an Established Independent Letting Agency with a superb reputation in Cornwall.
 
Our client is looking for an organised, and well-presented portfolio manager to work in their Penryn office.  They are an extremely busy agent so you will be used to working under pressure and be able to multitask and organise your own workload daily.  You will have at a year’s lettings or property management experience and be able to hit the ground running.  
You will be responsible for managing your own portfolio of managed properties from the point of move into the deposit release and everything in between including dealing with repair and maintenance issues, organising safety certificates, check ins, check outs, inventories, quarterly visits and general landlord and tenant customer service.
 
In return you will be working for a very respected firm and receive a competitive salary, in the region of £22-25,000 and a pool car is available to candidates over 25. The salary is negotiable depending on the candidate though.
 
The position is full time Monday – Friday 8.30am – 5.30pm with Saturdays worked on a rota, 1 in 3 (9am – 4pm).

Lettings Negotiator

This is a great opportunity to work for one of the most reputable, up market firms of Estate & Letting agencies in the South West as a Lettings Negotiator in the Launceston area with a salary of £18-23,000pa
 
Our Client is looking for a Lettings Negotiator to be based at their Launceston office. Previous lettings and administration experience essential and the candidate must be fully IT literate with the ability to work under own initiative and have experience of working in an office environment dealing with clients both face to face and over the phone.
 
The role is to process all the lettings  paperwork and administration,  deal with clients face to face and over the phone and arrange and carry out viewings. The role will be in and out of the office so you will need your own car.
 
You must be well presented, of smart appearance, highly organised with an ability to multitask and be able to remain calm and professional under pressure. The role also involves obtaining references for proposed tenants, preparing contracts, arranging inventories, safety certificates and ordering any agreed works, setting up direct debits, diary management,  deposit releases and general property management and appointments.
 
Salary IRO £18-23,000 depending on experience.

Lettings Negotiator

Our client is a large and busy student letting agency in the Falmouth area.  They are now seeking a trainee or experienced Student Lettings Negotiator to join their team. The ideal candidate will support the lettings manager in providing a high quality service to their Landlords and Tenants with salary of £17-21,000 depending on experience.
 
The role will suit a well organised individual, with excellent administration skills, the ability to communicate at all levels, proficient in Microsoft Office, the ability to prioritise their busy workload and have excellent customer service skills. It will involve work both in and out of the office and the successful applicant will be a car owner.
 
Key Responsibilities
·Ensuring all properties under the company's management are fully compliant with all necessary legislation
·Preparation of Tenancy Agreements, Inventories and Schedules Of Condition
·Handling enquiries by email, telephone and in person
·Entering property details on property management software and ensuring it is kept fully updated
·Working with landlords to maintain all properties to a high standard including regular inspections
·Arranging and carrying out viewings on properties
·Carrying out tenancy sign up appointments with tenants
·Updating utility companies of tenancy changes
·Handling tenants maintenance issues
 
Desirable
·Experience in Property Lettings
·Knowledge of Landlord and Tenant Laws
·Knowledge of the local area
·If no property experience you must have excellent administration and customer service skills and experience in a recent role
 
Hours: 9am to 5.30pm Monday to Friday plus one 9AM to 1PM one Saturday in three with time off in lieu, mileage allowance and 28 days holiday (including bank holidays).
 
Salary: £17,000.00 to £21,000.00 /year depending on experience plus benefits. References and attendance records will be requested upon receipt of a job offer.
