Sales Negotiator

Our client, an established and successful firm of Estate & Letting agents require an outgoing, personable, Sales Negotiator to service the Residential Sales Department in their busy Liskeard office. The successful candidate will be bright, cheerful, an ability to work under their own initiative and ambitious. 
They are ideally looking for a candidate who is very presentable, articulate, has a superb eye for detail together with excellent time-management skills and a strong knowledge of all MS Office packages and the local area. Previous experience within the property industry is required. A full UK driving license and own vehicle is required.

Our client will support the successful candidate by enrolling them on the Propertymark – Sale of Residential Property course to obtain an industry recognised qualification

Duties will include (non-exhaustive):
- To achieve sales targets as agreed with the Agency Manager/Area Manager

- At all times to use best endeavours to gain instructions for any office of the Company

- At all times to project a smart, friendly, polite and professional image providing the highest standard of customer care in order to secure recommendations and further business for the Company

- To be a fully integrated team member and to keep other team members informed as to the progress of all negotiations

- To undertake market appraisals and win instructions

- To be proficient in the use of all office IT and communication systems

- To attend training sessions and participate fully

- To accurately measure, write and produce sales particulars of properties

- Any other duties as directed by the Directors, Agency Manager or Area Manager

- To provide clients with a professional service and to achieve the best price for their property that market conditions permit

- To interview applicants in order to identify their requirements for suitable property and to enquire if they have a property for sale, to achieve a market appraisal for the company

- To contact applicants in a pro-active manner introducing them to property matching their requirements swiftly and efficiently

- To negotiate with potential buyers, ensuring that our vendors interests are best served at all times, that other offers and sensitive information is not divulged to prospective purchasers and that comprehensive and accurate file notes are recorded on the appropriate property file and the IT system

- In liaison with other team members to keep clients regularly informed about the progress of the vendors property sale and marketing

- To efficiently and diligently expedite and administer the sale process from the agreement of terms to the exchange of contracts, and finally to facilitate the completion of the sale and the smooth handover of the property

Working Hours: 8.45am till 5.30pm Monday to Friday. In addition, you will also be required to work every other Saturday 9.00am to 1.00pm based on a rota.

Salary in the region of £17,500 basic with OTE of around £21-23,000.

Great opportunity for an existing Lettings Negotiator required for family run firm in the Falmouth area with great hours and earning potential of up to £28,000 OTE pa.

The majority of this Lettings Negotiator role will be to assist with the management and day to day running of the Lettings & Management Service.

Property Manager

An exciting opportunity has arisen to join an established letting agency as a property management negotiator in Pool, near Redruth but covering the area from Truro to The Lizard and with salary of £18-20,000 pa.


The role of the Property Management Negotiator is as stated below:

General Duties (not limited to)
·General administration, customer services
·Pre-check out inspections, interim inspections, and general maintenance issues
·Carrying out check out inspections, dealing with DPS for deposit releases
·Property management and maintenance
·Ensuring all gas safety certificates are in date and ordering new when existing certificates are due to expire
·Ensuring the branch is fully compliant
·Dealing with landlords and tenants in the case of DPS disputes
·Ensuring the branch is fully compliant with all regulations
·Assisting with day to day management duties including deputising for your Property Manager if necessary
·Dealing with tenancy renewals, rent increases, serving the correct and relevant notices to tenants
·Dealing with all rent arrears
·Any other relevant duties as required

Ideally the client is looking for an experienced property manager but will also consider a candidate with excellent customer service, admin and computer skills who is motivated to learn property management. You will need to be a car driver with your own car.

Salary range is from £18 - £19,000 depending on experience.  In addition there is a £250 quarterly bonus if income targets are met.

This role is full time and permanent.  Ours of work are Monday to Friday from 8.45am to 5.30pm.  Saturday working from 9am to 4pm will be required on a rota basis however a day off in lieu will be given in the preceding week therefore we offer a five day working week.
