Lettings Negotiator

Fabulous opportunity for an experienced or trainee lettings negotiator required for established Cornwall independent agent with great career prospects and covering the Mid and WestCornwall areas for lettings and take on of new rental properties with a competitive salary of up to £25,000.
 
A highly motivated  lettings negotiator is required to cover our clients properties in Mid & West Cornwall but based in the Perranporth office.   The successful candidate will ideally have lettings experience or be looking to enter the industry and train and either have the appropriate professional qualifications or willingness to undertake training for them and to achieve ARLA or equivalent within 2 years of your start date.  This role will not be covering property management but dealing with the front end of lettings. It is a busy and demanding role travelling across the county visiting properties and is also heavily admin orientated to you must have excellent admin experience and be a confident driver.
 
Key Duties will include:
·Work with the other team members to optimize your branch’s performance
·Ensure company standards are met and maintained
·Deal with incoming inquiries about properties
·Meeting landlords and carrying out valuation appraisals on new rental properties
·Register applicant’s details and property requirements
·Book and conducting viewings
·General property administration so excellent admin and IT skills required
·Negotiate offers between all parties
·Be excellent at closing lets or instructions
·Handle monies received
·Use good organisational skills, planning and time management
·Acquire local market knowledge
 
This will be a 5-day working week, in return our client offers a basic salary of £19-21,000 with a commission structure and an OTE of £22-25,000 depending on level of experience. You will need your own car and they will pay business mileage.

Property Manager (Part-time)

Our client, an established and friendly lettings and property management agent in Cornwall have an exciting position for a Part-Time Property Manager in their team in the Pool area with a pro rata salary in the region of £23,000. Requirements:

This is initially a Part Time role, working 9.00am-3.00pm 4 days a week, but with the potential to become full-time in due course if desired.

Contracts & Minor Works Assistant

Our client, a respected Commercial Property Consultants, are looking for a full or part time candidate for a Contracts & Minor Works Position in the Truro area with salary up to £25,000.
 
The ideal candidate must be able to coordinate and manage both ongoing maintenance and Health & Safety contracts as well as deal with reactive repairs including identifying the problem, sourcing a suitable contractor and overseeing works with final sign-off / checks. They must be organised and have communication and negotiation skills. This is a practical role and so ideally suited to those with previous surveying and / or general building knowledge from working in a maintenance or building & construction role but with good admin and IT skills also.
 
Training can be provided for candidates looking to become qualified and they could reach AssocRICS level depending on whether the prerequisite qualifications are held or achieved during time in post. This role would also suit RICS graduate training as long as they have practical work experience, as a full complement of competencies can be achieved outside of this primary role.  Must be able to use Microsoft office packages and adapt to bespoke property management software.
 
This is ideally a full-time role but could easily accommodate part time and flexible working hours.  In return our client is offering a salary between £20,000 to £25,000 depending on experience.

Our client is looking for an organised, and well-presented portfolio manager to work in their Penryn office.  They are an extremely busy agent so you will be used to working under pressure and be able to multitask and organise your own workload daily.  You will have at a year’s lettings or property management experience and be able to hit the ground running.  
You will be responsible for managing your own portfolio of managed properties from the point of move into the deposit release and everything in between including dealing with repair and maintenance issues, organising safety certificates, check ins, check outs, inventories, quarterly visits and general landlord and tenant customer service.
 
In return you will be working for a very respected firm and receive a competitive salary, in the region of £22-25,000 and a pool car is available to candidates over 25. The salary is negotiable depending on the candidate though.
 
The position is full time Monday – Friday 8.30am – 5.30pm with Saturdays worked on a rota, 1 in 3 (9am – 4pm).
