Sales Negotiator

Our client, an established and successful firm of Estate & Letting agents require an outgoing, personable, Sales Negotiator to service the Residential Sales Department in their busy Liskeard office. The successful candidate will be bright, cheerful, an ability to work under their own initiative and ambitious. 
They are ideally looking for a candidate who is very presentable, articulate, has a superb eye for detail together with excellent time-management skills and a strong knowledge of all MS Office packages and the local area. Previous experience within the property industry is required. A full UK driving license and own vehicle is required.

Our client will support the successful candidate by enrolling them on the Propertymark – Sale of Residential Property course to obtain an industry recognised qualification

Duties will include (non-exhaustive):
- To achieve sales targets as agreed with the Agency Manager/Area Manager

- At all times to use best endeavours to gain instructions for any office of the Company

- At all times to project a smart, friendly, polite and professional image providing the highest standard of customer care in order to secure recommendations and further business for the Company

- To be a fully integrated team member and to keep other team members informed as to the progress of all negotiations

- To undertake market appraisals and win instructions

- To be proficient in the use of all office IT and communication systems

- To attend training sessions and participate fully

- To accurately measure, write and produce sales particulars of properties

- Any other duties as directed by the Directors, Agency Manager or Area Manager

- To provide clients with a professional service and to achieve the best price for their property that market conditions permit

- To interview applicants in order to identify their requirements for suitable property and to enquire if they have a property for sale, to achieve a market appraisal for the company

- To contact applicants in a pro-active manner introducing them to property matching their requirements swiftly and efficiently

- To negotiate with potential buyers, ensuring that our vendors interests are best served at all times, that other offers and sensitive information is not divulged to prospective purchasers and that comprehensive and accurate file notes are recorded on the appropriate property file and the IT system

- In liaison with other team members to keep clients regularly informed about the progress of the vendors property sale and marketing

- To efficiently and diligently expedite and administer the sale process from the agreement of terms to the exchange of contracts, and finally to facilitate the completion of the sale and the smooth handover of the property

Working Hours: 8.45am till 5.30pm Monday to Friday. In addition, you will also be required to work every other Saturday 9.00am to 1.00pm based on a rota.

Salary in the region of £17,500 basic with OTE of around £21-23,000.

Branch Manager

Lettings Administrator

Our Client is looking for a lettings administrator / negotiator to be based at their Truro office. Previous lettings and administration experience essential and the candidate must be fully IT literate with the ability to work under own initiative.

The role is to process all the paperwork once the letting consultants have taken a holding deposit, right through to the move in. You must be well presented, of smart appearance, highly organised with an ability to multi task and be able to remain calm and professional under pressure. The role involves obtaining references for proposed tenants, preparing contracts, arranging inventories, safety certificates and ordering any agreed works, setting up direct debits, diary management, possible check-ins, check outs, inspections, negotiating renewals, deposit releases and general administration duties.

Someone with lettings or property management experience would be preferred.

Salary IRO £16-19,000 depending on experience but may also consider reduced hours.

Our client is looking for a full-time Lettings Negotiator based in their Callington office with scope to also cover other East Cornwall offices. The successful candidate will be bright, cheerful, an ability to work under their own initiative and ambitious.?

TThe ideal candidate will be very presentable, articulate, have a superb eye for detail together with excellent time-management skills and a strong knowledge of all MS Office packages. Previous experience within a lettings role or ARLA qualified is desirable but not essential as training will be provided. A full UK driving licence and own vehicle is essential. The successful candidate will be enrolled on the Propertymark ? Residential Property Management Practice course

Duties will include (non-exhaustive):
- To provide clients with a professional service and to win new and maintain existing instructions.

- To interview applicants in a structured fashion to identify their lettings requirements and to enquire if they have a property for sale and to achieve a market appraisal for the company.

- To contact applicants in a pro-active manner introducing them to property matching their requirements swiftly and efficiently.

- To carry out take ons and property inspections.

- To deal with day to day issues for managed properties.

- To ensure comprehensive and accurate file notes are recorded on the appropriate property file and the IT system.

- To be a fully integrated team member and to ensure all legislation requirements are met and accurate record keeping.

- At all times to use best endeavours to gain instructions for any office of the company.

- At all times to project a smart, friendly, polite and professional image providing the highest standard of customer care in order to secure recommendations and further business for the Company.

- To be proficient in the use of all office IT and communication systems.

- To attend training sessions and participate fully.

- To accurately measure and write property details.

- Any other duties as directed by the Directors.

Commercial Property Manager

An exciting opportunity has arisen to join an established and highly reputable firm in the Truro area as a Commercial Property Manager covering the Cornwall area.

Key duties will involve:

?To manage your own property portfolios with a high degree of autonomy, but delivered within contractual and statutory requirements, efficiently and effectively to maximise returns for our clients and profitability for this firm.
?To ensure that both the policies of the company and practices of the RICS are consistently delivered to the required standards.
?To have a thorough understanding of property management accounting concepts ensuring rent, service charge and other such invoices are issued to tenants in a timely manner; that income is collected on time with arrears minimised and reported to clients in an agreed manner.
?To have complete IT literacy, with particular emphasis on the use and manipulation of Microsoft Outlook, Word and Excel, within which you should be able to produce, programme or modify spreadsheets. Our accounts and L&T database is run on TRAMPS, provided by Trace Solutions: previous use of this system would be an advantage.
?Have thorough understanding of all types of leases and property legislation and practice.
?Liaise in a timely manner with clients and colleagues in the management of lease events such as rent reviews and lease renewals; instructing colleagues in our professional team on behalf of your clients to carry out these works, document and ensure lease and rental details are altered on our accounts system to reflect those changes.
?Liaise closely with the accounts team and your client account manager in all financial aspects of your portfolio, including the preparation of service charges budgets within agreed time scales; treatment of arrears and financial reporting to your own clients.

Ideally the company would like commercial property management experience and RICS. Salary will be dependent on experience and qualifications but likely to be in the region of ?35-37,000.
