Lettings Negotiator

Our client, a successful and established Estate Agency is looking for a full-time Lettings Negotiator based in their Callington office.  The successful candidate will be bright, cheerful, an ability to work under their own initiative and ambitious and have earning potential of up to £21,000 pa and use of pool car. 
 
The ideal candidate will be very presentable, articulate, have a superb eye for detail together with excellent time-management skills and a strong knowledge of all MS Office packages. Previous experience within a lettings role or ARLA qualified is desirable but not essential as training will be provided. A full UK driving licence and own vehicle is essential.  The successful candidate will be enrolled on the Propertymark – Residential Property Management Practice course
 
Duties will include (non-exhaustive):
- To provide clients with a professional service and to win new and maintain existing instructions.

- To interview applicants in a structured fashion to identify their lettings requirements and to enquire if they have a property for sale and to achieve a market appraisal for the company.

- To contact applicants in a pro-active manner introducing them to property matching their requirements swiftly and efficiently.
 
- To carry out take ons and property inspections.
 
- To deal with day to day issues for managed properties.

- To ensure comprehensive and accurate file notes are recorded on the appropriate property file and the IT system.

- To be a fully integrated team member and to ensure all legislation requirements are met and accurate record keeping.

- At all times to use best endeavours to gain instructions for any office of the company.

- At all times to project a smart, friendly, polite and professional image providing the highest standard of customer care in order to secure recommendations and further business for the Company.

- To be proficient in the use of all office IT and communication systems.

- To attend training sessions and participate fully.

- To accurately measure and write property details.

- Any other duties as directed by the Directors.

Working Hours: 8.45am till 5.30pm Monday to Friday plus every other Saturday based on a rota from 9am till 1pm (time off in lieu) and use of company pool car.
 
Basic salary in the region of £16,750 to £18,000 with commission structure for the right person and OTE of £19,750 to £21,000.

Super opportunity within Cornish Estate Agency for an experienced Sales Manager or Valuer in residential and rural property in East Cornwall.
 
This really is an excellent opportunity for an already established Estate Agency manager / senior negotiator (with several years’ experience) to forge a career within a well-established rural property agent.

Property Manager

An exciting opportunity has arisen to join an established letting agency as a property management negotiator in Pool, near Redruth but covering the area from Truro to The Lizard and with salary of £17-20,000 pa.


The role of the Property Management Negotiator is as stated below:

General Duties (not limited to)
·General administration, customer services
·Pre-check out inspections, interim inspections, and general maintenance issues
·Carrying out check out inspections, dealing with DPS for deposit releases
·Property management and maintenance
·Ensuring all gas safety certificates are in date and ordering new when existing certificates are due to expire
·Ensuring the branch is fully compliant
·Dealing with landlords and tenants in the case of DPS disputes
·Ensuring the branch is fully compliant with all regulations
·Assisting with day to day management duties including deputising for your Property Manager if necessary
·Dealing with tenancy renewals, rent increases, serving the correct and relevant notices to tenants
·Dealing with all rent arrears
·Any other relevant duties as required

Ideally the client is looking for an experienced property manager but will also consider a candidate with excellent customer service, admin and computer skills who is motivated to learn property management as a trainee. You will need to be a car driver with your own car.

Salary range is from £17 - £19,000 depending on experience.  In addition there is a £250 quarterly bonus if income targets are met (£150 for a trainee).

This role is full time and permanent.  Ours of work are Monday to Friday from 8.45am to 5.30pm.  Saturday working from 9am to 4pm will be required on a rota basis however a day off in lieu will be given in the preceding week therefore we offer a five day working week.
