Facilities Manager

£20000 - £24000 per annum

Wonderful opportunity to join an established and friendly commercial agent in the Truro area as an experienced Facilities Manager with salary of £20-24,000.

Reporting to the Facilities Manager, you will Support the Property Management Department in dealing with tenants & FM contractors, arranging minor technical works, reporting on FM projects, carry out site inspections as well as being involved in the day to day management of the of property portfolio. This role encompasses all aspects of facilities management and good working knowledge of property management and maintenance is essential.
As the Facilities Manager you will be required to schedule PPM's and ensure that these are carried out in accordance with current legislation & regulation, whilst being able to prioritise and efficiently deal with any reactive issues that may arise on a daily basis. The Facilities Manager should have a good working knowledge of Health and Safety and be able to identify risks and hazards when on site.
This role demands a good level of maintenance, constructional and building knowledge. The ideal candidate should have experience in a similar role, with a Level 3 recognized qualification in Facilities Management or substantial relevant professional experience preferred.

The area covered under the role is mainly Cornwall and East Devon but there are a few properties further afield but these won't require travel to more than a couple of times per year.

Salary /package/ company car / car allowance - DOE but approximately £20-24,000. 32 days holiday which includes statutory days. Working hours - Normal working hours are Monday to Friday, 8.30am to 5.30pm with an hour for lunch. However, staff can work in a flexible manner with the agreement of their Head of Department.

Lettings Negotiator / Property Manager

£17000 - £23000 per annum

Experienced Lettings Negotiator or Property Manager required for Established Independent Letting Agency with a superb reputation in Cornwall.

Our client is looking for an organised, and well-presented lettings negotiator to work in their Penryn office. They are an extremely busy agent so you will be used to working under pressure and be able to multi task and organise your own workload daily. You will have at a year's lettings or property management experience and be able to hit the ground running.

In return you will be working for a very respected firm and receive a competitive basic salary, in the region of £17-20,000 depending on experience, with an OTE £20-23,000 and a pool car is available to candidates over 25. The salary is negotiable depending on the candidate though.

The position is full time Monday - Friday 8.30am - 5.30pm with Saturdays worked on a rota, 1 in 3 (9am - 4pm).

Property Management Administrator

Long established and extremely reputable commercial agent in Truro are seeking an experienced property management assistant with salary in the region of £20-25,000.
This key, niche position supports and assists the property management team comprising surveyors and facilities managers (FM) in the management of predominantly commercial property through the South West of England, providing both clients and tenants with an excellence in service delivery in accordance with our Property Management Agreements and good estate management practice.
The principal activities include supporting the team in all aspects of day to day property management, dealing with incoming tenant enquiries; liaising with FM and contractors over maintenance and repair matters; building security; Health & Safety, cleaning, landscaping, etc. and providing overall administrative assistance to this growing, professional and dynamic team.
The ideal candidate will be fully IT literate, confident and competent especially in Word, Excel and Outlook such that you can send succinct, grammatically correct e-mails; type and print brief letters and create and use own spreadsheets, or modify others. You will be trained to work within "Tramps", the property management accounts and database software platform. You will also be an excellent communicator both orally and in the written form.
Some knowledge and understanding of accounting and accounting principles and general understanding of general Health & Safety principles in so far as it relates to property is desirable.
Also, knowledge and understanding of freehold/leasehold, business tenancies, and basic principles of property insurance preferred.
You would need a full driving licence and be able to visit managed properties for various activities which may include reading utility meters; testing fire alarm systems, etc.

Salary in the region of £20,000 but could be anywhere up to £25,000 for an experienced candidate with all the skill set.

Commercial Property Manager

An exciting opportunity has arisen to join an established and highly reputable firm in the Truro area as a Senior Commercial Property Manager covering the Cornwall area.

Key duties will involve:

·To manage your own property portfolios with a high degree of autonomy, but delivered within contractual and statutory requirements, efficiently and effectively to maximise returns for our clients and profitability for this firm.
·To ensure that both the policies of the company and practices of the RICS are consistently delivered to the required standards.
·To have a thorough understanding of property management accounting concepts ensuring rent, service charge and other such invoices are issued to tenants in a timely manner; that income is collected on time with arrears minimised and reported to clients in an agreed manner.
·To have complete IT literacy, with particular emphasis on the use and manipulation of Microsoft Outlook, Word and Excel, within which you should be able to produce, programme or modify spreadsheets. Our accounts and L&T database is run on TRAMPS, provided by Trace Solutions: previous use of this system would be an advantage.
·Have thorough understanding of all types of leases and property legislation and practice.
·Liaise in a timely manner with clients and colleagues in the management of lease events such as rent reviews and lease renewals; instructing colleagues in our professional team on behalf of your clients to carry out these works, document and ensure lease and rental details are altered on our accounts system to reflect those changes.
·Liaise closely with the accounts team and your client account manager in all financial aspects of your portfolio, including the preparation of service charges budgets within agreed time scales; treatment of arrears and financial reporting to your own clients.

Ideally the company would like commercial property management experience and RICS. Salary will be dependent on experience and qualifications but likely to be in the region of £35-37,000.
