Sales Negotiator / Administrator required for a very busy Estate Agency based in the Helston area.

The successful candidate will deal with sales enquiries, book and carry out viewings, communicate offers to vendors and complete all associated administration. General office administration will also form an essential part of this role. Experience in estate agency is preferred but not essential as full training will be given however, administration skills are a fundamental requirement. They are looking ideally for a full time sales negotiator/administrator however, part time hours may be considered with Saturday working on a rota basis and this can be discussed at interview stage.

You must be organised, well presented and have excellent customer service skills and a friendly and helpful personality.

Basic salary in the region of £15,000 with OTE likely to be £18-25k depending level of experience plus mileage and pension.

Lettings Negotiator / Property Manager

£17000 - £23000 per annum

Experienced Lettings Negotiator or Property Manager required for Established Independent Letting Agency with a superb reputation in Cornwall.

Our client is looking for an organised, and well-presented lettings negotiator to work in their Penryn office. They are an extremely busy agent so you will be used to working under pressure and be able to multi task and organise your own workload daily. You will have at a year's lettings or property management experience and be able to hit the ground running.

In return you will be working for a very respected firm and receive a competitive basic salary, in the region of £17-20,000 depending on experience, with an OTE £20-23,000 and a pool car is available to candidates over 25. The salary is negotiable depending on the candidate though.

The position is full time Monday - Friday 8.30am - 5.30pm with Saturdays worked on a rota, 1 in 3 (9am - 4pm).

Lettings Negotiator

Experienced lettings negotiator required for established Cornwall independent agent with great career prospects and covering the Penzance and surrounding areas.

An experienced and highly motivated lettings negotiator is required to cover the Penzance branch of our clients offices in Cornwall. This is primarily a sales role as the successful applicant will be responsible for generating new business (bringing new landlords/properties in) marketing properties, accompanied viewings, completing lets and all associated administration/drawing up documentation.
The successful candidate will ideally have a minimum of one year's lettings experience in a similar role and have the appropriate professional qualifications or willingness to undertake training for them and to achieve ARLA or equivalent within 2 years of your start date. This role will not be covering property management but dealing with the front end of lettings.


Key Duties will include:
·Work with the other team members to optimize your branch's performance
·Ensure company standards are met and maintained
·Deal with incoming inquiries about properties
·Meeting landlords and carrying out valuation appraisals on new rental properties
·Register applicant's details and property requirements

Property Manager

Experienced property manager required for established, independent letting agency in the Redruth area with salary in the region of £20,000 OTE. They will also consider a trainee around £16,500.

Key Duties
·Work with the other team members to optimize your Property Management Centre’s performance
·Ensure company standards are met and maintained
·Compile inventories if necessary
·Deal with maintenance issues and emergencies in a timely manner
·Respond to tenant maintenance issues within the required timeframe
·Carry out accurate and detailed quarterly inspections
·General property administration
·Negotiate between all parties in the case of any tenancy issues that arise
·Use good organisational skills, planning and time management
·Liaise with landlords over possible rent increases
·Notify landlords of any issues with their tenancy and make recommendations on the suitability of a tenant
·Pre-check out inspections, interim inspections, and general maintenance issues
·Carrying out check out inspections, dealing with DPS for deposit releases
·Ensuring all gas safety certificates are in date and ordering new when existing certificates are due to expire
·Dealing with landlords and tenants in the case of DPS disputes
·Dealing with tenancy renewals, rent increases, serving the correct and relevant notices to tenants
·Dealing with all rent arrears

An exciting opportunity has arisen to join an established and highly reputable firm in the Truro area as a Senior Commercial Property Manager covering the Cornwall area.

Key duties will involve:

¡To manage your own property portfolios with a high degree of autonomy, but delivered within contractual and statutory requirements, efficiently and effectively to maximise returns for our clients and profitability for this firm.
¡To ensure that both the policies of the company and practices of the RICS are consistently delivered to the required standards.
¡To have a thorough understanding of property management accounting concepts ensuring rent, service charge and other such invoices are issued to tenants in a timely manner; that income is collected on time with arrears minimised and reported to clients in an agreed manner.
¡To have complete IT literacy, with particular emphasis on the use and manipulation of Microsoft Outlook, Word and Excel, within which you should be able to produce, programme or modify spreadsheets. Our accounts and L&T database is run on TRAMPS, provided by Trace Solutions: previous use of this system would be an advantage.
¡Have thorough understanding of all types of leases and property legislation and practice.
¡Liaise in a timely manner with clients and colleagues in the management of lease events such as rent reviews and lease renewals; instructing colleagues in our professional team on behalf of your clients to carry out these works, document and ensure lease and rental details are altered on our accounts system to reflect those changes.
¡Liaise closely with the accounts team and your client account manager in all financial aspects of your portfolio, including the preparation of service charges budgets within agreed time scales; treatment of arrears and financial reporting to your own clients.

Ideally the company would like commercial property management experience and RICS. Salary will be dependent on experience and qualifications but likely to be in the region of ÂŁ35-37,000.
