Negotiator (Sales- Lettings)

Looking for a Sales and Lettings Negotiator for their successful office in Wilmslow, our client offer commitment to their clients and comprehensive local knowledge. They pride themselves on service and approachability.

Responsibilities of the role:

- Generating new business leads, proactively creating and pursuing valuation opportunities.
- Answering the telephone/ dealing with internet enquiries/ meeting and greeting customers.
- Regular daily progress updates to line manager.
- Registering buyer and tenant details via agency software package and matching them to available properties.
- Negotiating property sales and lets, liaising between buyers, sellers, landlords and tenants.
- Progressing sales and lettings to completion.
- Identifying clients’ needs and matching them with the right property.
- Booking and conducting accompanied property viewings.
- Liaising with all parties and assisting with the progression of the sales process from start to finish.
- Keeping a close eye on the local market, noticing any changes and recognising opportunities.
- Associated administration
Ideal candidates will have the following attributes:

- Highly motivated salesperson.
- Individual character that is articulate, intelligent and driven.
- Excellent oral and written communication skills
- Ability and flexibility to work on own or as part of a busy team.
- Achieve Individual sales targets.
- Adhere to company best practice.
- Local knowledge of Wilmslow.
- Good working knowledge of Microsoft Office packages including Outlook, Word, Excel and PowerPoint.
- Full UK driving licence (essential)
Hours of work will be 9.00am – 5.30pm Monday to Friday, 10.00am – 4pm every other Saturday on a rota basis.
The company can offer a competitive basic salary with an excellent uncapped commission structure, pension, use of company pool car and 28 days holiday per annum including bank holidays.

Property Manager

A great opportunity for an experienced Property Manager to join a dynamic and proactive business in Crewe.

As a Property Manager you will be building excellent customer relationships with Landlords, tenants and contractors alike. You will be providing a service for our landlords and Investors as professional and methodical member of the customer services team.

Duties:
- Dedicated portfolio manager of key accounts as the first point of call for property management, tenant and investment advice
- Performing ad hoc property visits as and when required (when inspector not available or for a specific maintenance reason)
- Handling property maintenance calls and instructing contractors and follow up to ensure jobs are carried out satisfactory
- Performing check outs comparing in-going inventories.
- Liaise with Landlords and tenants to handle deposit disputes and organising quotations for the returning of deposits
- Finalising tenancies

The ideal candidate:
- Enthusiastic team member Player, with a passion for property, who is able to multi-task as well as work well under pressure
- Experience in the preparation of inventories would be an ideal but full training provided
- Ideally a background in property (or related industry) and have strong attention to detail
- Good PC Skills, able to produce accurate, well presented work
- Excellent communication and interpersonal skills
- Expected to work on your own initiative and as part of a team
- Full driving license

The Company can offer a competitive salary of £18,000 (negotiable dependent upon experience)
with £500.00 on basic salary on successful completion of NFOPP (sponsored by Company)

Hours are Monday to Friday 9am to 5.30pm, Saturdays on rota system 10am to 1.30pm
