Job Description:
The Senior Property Manager will lead the Property Management team. The role will be a key part of the main function behind the letting and administration teams. It is the first point of contact to landlords, tenants, and contractors.
• Lead the Property Management team in the branch, providing supervision, support and guidance to the rest of the department and creating a positive working relationship with other key departments, e.g. Lettings, Client Accounts, Lettings Administration, etc.
• Resolve issues raised by landlords and tenants quickly and effectively utilising the Fixflo system as the main and first point of contact portal, ensuring that Customer Journey is followed and to make sure the processes and procedures are maintained to the agreed standards.
• Manage a portfolio of properties to a high standard, making sure landlords are kept informed of the charges and payment terms in line with agreed process and their terms of business to ensure excellent customer service to our clients.
 
Responsibilities:
• Lead the daily morning meeting;
• Support and guide a team of Property Managers;
• Act as the senior point of contact for all landlords for the branch;
• Run daily reports and ensure appropriate action is taken to maintain compliance within portfolio;
• Ensure landlords receive professional advice in relation to their properties;
• Handle escalations through to successful resolution;
• Source contractors and co-ordinate maintenance works;
• Undertake property visits where required and advise the client of any required work;
• Co-ordinate matters between landlords and tenants, acting as a conduit between the two parties;
• Ensure processes are correctly followed within the team such as check outs, deposit returns, re-lets, renewals and serving notices;
• Work in partnership with the Lettings Team to identify new business opportunities and drive growth within the portfolio;
• Work in partnership with the Client Accounts Team regarding rent arrears and credit control.
 
Candidate Specification - Knowledge, Skills & Abilities
Essential:
• Must be ARLA Level 3 qualified.
• Previous property management experience essential.
• Professional written and verbal communication.
• Excellent IT knowledge with experience of using Microsoft Office packages.
 
Preferred:
• ARLA Level 4 qualified or willing to work towards.
• Experience of working with Reapit and Fixflo systems.
• Previous experience in a senior or managerial role within property management.
 
Hours of work: Monday – Friday  8:45am to 6pm and 1 in 4 Saturdays

Job Purpose Summary: The New Business Development Manager will be part of a team responsible for identifying and creating first appointments, for presenting to, signing up, and launching new Estate Agents in accordance with the 2 year recruitment plan.
 
Key Responsibilities and Accountabilities
1.To Identify, recruit and launch Partner Agents
2.To use these opportunities to cross-sell other products and services.
3.To develop excellent working relationships with branch staff, branch managers and directors of estate agents, to create a compelling and commercially successful launch, with your counterpart Onboarding and Account Management Teams
4.To handover successfully launched clients into the Onboarding and Account Management functions once the contract has been signed, or depending on the size of the opportunity, post launch;
5.For larger opportunities, and in partnership with the Onboarding team, deliver training sessions with new Partner Agents, branch staff and valuers to maximise the level of auction leads in the onboarding phase;
6.To liaise with the New Business Director in order to develop a bespoke regional agent recruitment strategy and plan;
7.To update the New Business Director on a weekly basis with scheduled activities.
8.To work collaboratively with the marketing team to ensure that there is an aligned recruitment plan and that all supporting materials used are the correct/latest iteration, and being used to the greatest effect;
9.To represent the company at industry conferences, exhibitions and events to support the recruitment effort
10.To ensure you are an ambassador for the Company via all channels (phone, written, social and face to face) and to align to the group brand values and relevant policies (e.g. social media policy)
11.Be highly organised to enable you to conduct the minimum number of appointments set per day

·You will ideally have both Auction, Estate Agency and customer facing B2B experience;
·A proven track record of hitting targets and delivering results within the property sector or a similar sales environment
·The ability to target and win new business individually alongside the use of CRM systems and prospecting/pipeline management software
