Seeking an individual with strong organizational and administrative skills to support in managing private rented sector properties and estate and block management.

Key Responsibilities

¡Prepare Inventories & Schedules of Condition for private rented properties
¡Check-In; organise and complete the check in and report.
¡Check Out: organise and complete the check out report
¡Legionella Risk Assessment (LRA)
Carry out LRA’s on rented properties. Produce report using LRA software.
¡Portable Appliance Testing (PAT)
PAT testing of free standing electrical appliances in rented properties.

¡Post Tenancy Disputes; Negotiating and agreeing settlement between Landlord and Tenant.
Where required the role will involve preparing evidence for the independent adjudication process in cases where Landlords and Tenants cannot agree or the completion of Statutory Declarations where the tenant is unable to be contacted and the security deposit needs to be recovered.

¡Property Visits (PRS): The property condition is checked, a visit report is produced and sent to the Landlord. The visit is to identify any issues with either the tenancy or the property. Reports are compiled using tablets and software on site

¡Property Visits (Block)
Carry out visits to check the communal areas of block of flats that we manage. We prepare block visit reports using software. Photographs are taken, issues are identified and recorded for further action.

Property Maintenance & Compliance
¡Monitoring the tenant repairs portal
¡Communicating with tenants and Landlords when repairs are reported
¡Preparing and sending works orders to contractors
¡Organising contractors
¡Checking and uploading invoices for payment
¡Visit site to check works completed, singing off before payment.

Hours & Pay
Hours: 9am – 5:30pm
