The purpose of the role is to sell and take on businesses on behalf of both private and corporate clients in the Retail sector across the South West and South Wales.

Duties and Responsibilities:

You will work within a small group of Business Agents, which forms part of a national team of specialist Agents and Valuers. You will report to a regional director whilst retaining a good degree of autonomy. There will be plenty of support from a wide variety of experienced Business Agents who are leaders in their specialist fields.

Person Specification Skills and Experience
- Previous experience within an Estate Agency business (commercial experience not essential)
- Exceptional negotiation and communication skills
- Very strong IT skills with excellent working knowledge of Microsoft Office
- Good mathematical ability
- Knowledge of the Property sector and Property trends

Key duties and responsibilities include:
- Managing of high profile residential leasehold developments and freehold estates
- Carrying out site inspections to ensure blocks are suitably maintained
- Attending and chairing AGM’s, EGM’s and residents meetings both formal and informal
- Enhancing client relationships by providing a personal and reliable service
- Being commercially astute for both the client and the core business
- Management of day to day queries on remedial works, repairs, maintenance and other issues
- Control of documentation and invoices pertaining to works within the portfolio liaising with contractors, finance and internal accounting teams
- Preparation of annual service charge estimates and reviewing expenditure
- Instructing contractors to deal with works required including monitoring contractor performance
- Dealing with all aspects of Health & Safety and Fire risks and where necessary liaising with insurers and Loss Adjusters as well as the in house H&S team.
- Being efficient in the way of working by utilising technology to proactively manage the buildings, clients and finances.
- Working with the accounts department to deliver service charge accounts.

- Awareness of the residential management industry and a willingness to progress with IRPM study and qualifications

Property Manager

A top client of ours is seeking a Property Manager to join them on a full time and permanent basis in their Bradley Stoke office.

Property Managers have responsibility for a portfolio of managed properties, tasks include – pro-active and reactive maintenance, property inspections, organisation of safety certificates, relationship building with tenants and Landlords and much more ….

This role will suit a talented candidate who has 6 months + experience working within Lettings.

Essential Skills for the Property Manager role includes:

-Property management experience or experience of dealing with general public in a face to face customer service role;
-An analytical person who can communicate well with Landlords and Tenants - excellent written and verbal communication skills at all levels;
-Ability to work closely with a team to ensure that you provide excellent customer service;
-Strong organisational skills;
-Attention to detail;
-Quick learner who thrives on a fast paced and high-volume workload;
-Driven and a real desire to succeed - ability to demonstrate initiative and self-motivation
-Excellent problem-solving capability
-Well presented
-Genuine interest in property and people
-Full clean manual driving license is a must
-The role will involve some out of office appointments inspecting the condition of managed properties, checking in new Tenants and checking out vacating Tenants so the successful applicant must be able to work independently as well as part of a team.

Experience/Qualifications required:

-Previous property management not necessary
-Admn or costumer facing experience required
-Own car (mileage paid)

-Basic salary of £18K with a realistic OTE £22k

Job Challenges:

Working Hours:

Monday to Friday 9.00am-6.30pm & 1 in 2 Saturday’s 9am-5pm (with lieu day in the week).

NB: Candidates must have their own car – mileage will be paid when used although the successful candidate will also have access to a company pool car.
