An experienced Block Manager is required to join a leading Property firm in Windsor on a Full time permanent basis.

Reports to: Regional Manager
Key Objective: To be responsible for the day to day management of a portfolio of properties and thereby the relationship between the company and its clients.
Effectively manage portfolio: Effectively manage the portfolio with reasonable skill and care and in accordance with the principles of best practice. Design business plans for assigned properties that suit customers’ needs.
Property inspection: To visit all properties regularly as specified in the management agreement to identify necessary wants of repair and maintenance and action as appropriate. Arrange maintenance to meet standards.
Health and Safety: To arrange periodic Health & Safety and Fire Risk assessments as are reasonably necessary. To ensure that all necessary surveys including Asbestos surveys, risk assessments and periodic testing are undertaken for all properties. Key priorities/recommendations are identified and implemented in agreed timeframes, taking into account the nature and severity of the risk identified.
Service charge budgets: To prepare and submit to clients’ service charge budgets and monitor spend over budget year and action as appropriate. Collect receivable accounts and handle operating expenses. Develop and manage annual budgets by forecasting requirements and analysing variances, data and trends. Accomplish financial goals and report periodically on financial performance.
Property records: To keep and maintain comprehensive property records and actions plants for all developments to facilitate good estate management and track all items to resolution.
Compliance with statute: To carry out the management service to comply with the provisions of all statutes and subordinate legislation and any codes of management practice required or provided for under legislation. Dealing with breaches of the lease/deed or other matters relating to the good management of the properties and ensure adherence to property leases and compliance with statutory regulation.
Attendance at meetings: To attend meetings with clients/residents outside normal hours if required.
Management of contractors: The management of all contractors, ensuring works are completed to satisfaction, within time and budget, and in a safe and competent manner.
To administer contracts: To negotiate and arrange on behalf of clients and administer contracts for the supply of utility services, cleaning, lighting, gardening, security, safety and other services and facilities for which the client is liable under the leases to provide and for the operation, servicing and renewal of any fixed equipment (including, without limit, lifts and boilers). To ensure building insurance is kept up to date, that any claims are submitted in a timely manner and that any breaches of the terms and conditions of the insurance are rectified promptly.
Compliance with Companies House: To prepare statutory Notices in compliance with Companies House regulations including Notices of Annual General Meetings / Extraordinary General Meetings, attend meetings and take minutes if required. To maintain Company records on behalf of Residents’ Management Companies / Right to Manage Companies in compliance with relevant legislation.
Statutory consultations: To identify works and issue statutory notices in compliance with the relevant legislation including Section 20 of the Landlord and Tenant Act 1985 (as amended). To set budgets and ensure timely collection of monies due.
Relationships: To maintain a positive, productive relationship with clients. To answer all queries and questions received promptly and politely. To handle complaints, reporting all complaints received to your Line Manager within 24 hours of receipt.
You may also from time to time and at short notice be required to attend the properties we manage.
The post may require occasional travel.
