The role
You will assist with property portfolio management and help out with day to day administration. Along with the team, you will work collaboratively to drive the growth and retention of landlords to ensure the success of our portfolio.
 
As an individual, you will be highly organised, flexible and able to work independently. The Company are scaling quickly so there is ample scope for career progression and to make the role your own. What you'll do
- Assist with the management of a portfolio of 200+ residential properties located in Berkshire & Surrey
- Be the main point of contact for Serviced & Holiday guests. Helping them solve problems. Making sure their stay is perfect.
- Adhere to all compliance and regulatory requirements.  Ensure all properties are legal, safe and ready for occupation and safety certificates are up to date
- Assist with day-to-day maintenance of properties
- Assist with the setup of new properties (currently growing at 5% per month). This will need you to get out and about.
- Deliver a five-star service to landlords and guests
- Develop strong, long-term relationships with landlords, guests, contractors and investors
- Review and execute legal contracts, negotiate leases, carry out pre-tenancy inspections, check-ins and check-outs, issue monthly rent statements to the landlords and manage the return of deposits
- Ensure all client files and documentation are kept updated
- Support the co-founders and the team on general team administration
 
To be considered for the role you must:
- Have a driving license
- Be hands-on, have excellent attention to detail, able to resolve issues quickly and efficiently and constantly trying to improve processes and make them more efficient / are able to hack together solutions when processes are not fully developed
- Have at least 2 years property management experience

- Responsibility for Client management of all PRS lettings site clients as the first point of contact for
all matter related to the marketing and lettings activity of PRS lettings sites. During tenancies liaise
with the Property management and renewals teams to ensure continued client and tenant care in
preparation for the next marketing opportunity
-Oversee PRS site activities & marketing to ensure the reputation of the site, client and the Company
are enhanced through tenant periods of occupation to ensure the ongoing viability of the site and
its ability to demand market leading rent and tenant quality.
- Recruitment and selection of PRS lettings department staff to approved budgets
- Day to day responsibility for all Lettings staff employed by the PRS lettings department in the
activities of renting PRS lettings sites to include all observations, one to ones, performance
management reviews and HR related meetings
- Work with SLT (centralised Specialist Lettings Progression team) to ensure lets are set up to best
practice standards and help drive the conversion and speed of the lettings pipeline to exchanges by
ensuring clients are fully prepared and that quick exchange target dates are set for all deals
- Increase the Companies penetration and market share of the PRS lettings market by targeting developers for agent free sites, sites traditionally considered for sale but where they would suit well the lettings proposition and converting tail end units from tied sites as well as drive additional instructions to

- To be the main liaison between the PRS lettings department and Branches and drive lettings

An independent firm in Reading are seeking an experienced Lettings professional to join their team in Reading.
 
Currently looking for a Lettings Negotiator, the main duties of the role will be:
 
- Generating viewings
- Attending viewings
- Registering tenants
- Regular landlord feedback
- Dealing with general enquiries
- General office and administration duties
 
The ideal candidate for this role will have a proven track record in a target focused environment with the confidence and ability to build a quick rapport with customers. You will need to have a minimum of 6 months lettings experience, be able to spot opportunities and multi task and will be reliable, energetic, tenacious and results driven.
