Property Manager

Our client are an extremely professional independent Estate Agency and Lettings firm and are currently looking for a high calibre experienced Property Manager to join their thriving team on a maternity contract from September.
 
 
Key duties will include:
 
- Advertising property to potential tenants
-- Obtaining references and conducting credit checks on potential tenants
- Providing information on the latest safety regulations
- Preparing the tenancy agreements
- Organising and managing the collection of the tenant's deposit
- Checking in the tenant and agreeing the inventory
- Collecting the rent from the tenant
- Managing and arranging any necessary repairs
- Inspecting the property periodically and feeding back any comments
- Providing tenants with notice at the end of the tenancy
- Dealing with legal aspects of the tenancy and property, including evictions, non-payment etc.
 
 
Key features of the suitable candidate-
 
 
- Strong lettings legislation knowledge
- IT Literate
-Some experience in Property Management software would be an advantage
- Honest
- Team motivated
- Organised and punctual
- Dedicated and high customer service values
-Independent worker

Sales and Lettings Negotiator

Due to continued growth of their business, our well established client in Newbury are looking for a Sales and Lettings Negotiator  to join their successful team.
 
Requirements for the role include:
 
- An aptitude for selling and a desire to exceed targets
- To provide an excellent customer service experience at all times
- To build and maintain strong client relationships with all clients and staff
- To provide an excellent customer service experience at all times
- A full clean UK driving license
- Experience at Negotiator level with the desire to list property  
 
This role would suit an experienced Sales or Lettings Negotiator looking to progress as the Company have an in-house training academy where the successful candidate will be encouraged to attend many relevant training courses to help with their career progression including NAEA qualification, plus the potential for future management training and development.
 
The Company can offer a Competitive basic salary, plus commission. Hours of work are Monday to Friday  9am to 6pm with alternate Saturdays 9am to 4pm with a day taken in lieu.

Currently looking for a Lettings Negotiator, the main duties of the role will be:
- Generating viewings and valuations
- Attending viewings
- Registering tenants
- Regular landlord feedback
- Dealing with general enquiries
- General office and administration duties
 
The ideal candidate for this role will have a proven track record in a target focused environment with the confidence and ability to build a quick rapport with customers. Well respected and established firm in Sunningdale are looking for an experienced Lettings Consultant to join their team.
 
Responsibilities include:
- Meeting and registering new applicants
- Organising and carrying out viewings
- Maintaining regular contact with landlords and applicants and note all correspondence and communications
- Achieve all daily and weekly targets
- Arrange, organise and conduct all viewings in line with the landlords instructions
- Negotiate where instructed any offers received
- Have an in-depth understanding of the local market place thus gaining an advantage over
competitors
- Work closely with the Lettings Manager to identify new business opportunities
 
Experience & Skills Required:
- Excellent organisational and prioritisation skills
- Excellent written and verbal communication skills
- Full and clean driving licence
- Previous experience within a negotiator role or in a sales environment, an advantage but not essential
- Working knowledge of Microsoft Office

Sales Progressor

We are delighted to offer an opportunity to join a forward thinking Sales Progression team specialising in-off market buy-to-let property.
 
Providing the management of sales on behalf of property developers to a global network of agents, your role will be focussed on the timely progression of sales from reservation through to exchange, assisting with completions, mortgage valuations and site handovers. This role is unlike a residential high-street estate agency in that you will be working solely with other entities within the property industry, allowing you more time to develop your knowledge and skills.
 
A growing business, this would be the ideal opportunity for either an existing Sales Progressor who is ready to make the jump onto the global stage or for an expert property administrator to expand their role into sales progression. A commission structure is in place for every successful transaction and they would expect the right candidate to increase their earnings year-on-year. The Company are proud of the good relationships they have made both internally and externally and so a strong work ethic with a professional demeanour is a must.
 
In return, working within a close-knit team means that you will be able to make impactful contributions to the business and receive one-on-one training and feedback from the company directors.
 
Key responsibilities:
- Preparing Memoranda of Sales
- Communicating with solicitors, agents and brokers to provide regular updates about sales in process.
- Ensuring all updates are accurately recorded and shared with all relevant departments on receipt.
- Managing a pipeline of transactions to reduce the average time in progression.
- Booking mortgage valuations and key handovers at completion.
 
Required skills:
- An understanding of the sales progression process within the property industry.
- The ability to work to tight deadlines.
- Excellent communication skills both over the phone and email.
- Great presentation and attention to detail is a must.
- Intermediate Microsoft Excel user.
- Previous Outlook 365 experience.
 
Preferred:
- Previous experience of sales progression within the property industry.
- Familiarity with a CRM package.
- A driving licence and own transport.
 
This is a full-time, Monday to Friday, office-based role where physical attendance at the place of work is a requirement.

Looking for a Sales Valuer, the successful candidate will be self-motivated and have a proven track record of converting valuation opportunities to instructions. They will be working alongside an existing team and will have access to an existing database.
 
Duties of the role will include:
-  Generating valuations in a specific postcode area.
- Visiting properties and provide appraisals.
- Converting valuation opportunities to instructions.
- Taking photographs and measuring properties ready for marketing.
- Ensuring literature is materially correct and up to date.
- Ensuring third party services are successfully sold including mortgage and conveyancing referral’s.
- Contacting vendor clients and providing up to date advice on the marketing of the property as well as market conditions.
 
 
The ideal candidate for the role:
·Several years experience at Valuer level, however a high calibre sales negotiator will be considered if they are looking to take the next step
·Will have a proven track record in converting market appraisals in to instructions
·Will have an excellent work ethic.
·Will hold a valid UK driving license and possess their own Car.
