Our client is a well-respected and long-established property agent based in the Exeter area. They are currently seeking a qualified RICS building surveyor ideally with at least one years’ experience to work in their Exeter office.
Duties to include:
·Offering professional advice on factors affecting existing buildings such as building defects, alterations, renovations and extensions, as well as on the design and construction of new buildings.
·Monitoring the performance of building structures and elements and devise ways to improve them or correct flaws in their design.
·Working alongside local planning bodies and statutory authorities, clients, construction workers and other professionals to ensure projects meet the relevant safety, sustainability and preservation standards. Make listed building applications and appeals to the planning inspectorate if and when required.
·Advising clients about building/property issues, which can include technical, financial, legal, environmental/sustainability, building regulation and restoration matters.
·Undertaking Building Surveys, Mortgage Valuations, Valuation reports, Condition Reports & Homebuyers Reports.
·Inspecting and report buildings and building elements to provide defect reports including identification of causes, symptoms and remedies.
·Assessing the impact of unexpected damage on insurance and assist in the process of building insurance claims including assessment of loss and procurement of subsequent repairs.
·Inspecting properties and prepare technical reports for a variety of purposes including insurance, statutory and regulatory compliance & condition and defects.
·Negotiating and co-ordinating the repair work or a financial settlement if required with regard to insurance claims.
·Planning and overseeing building work on projects, including preparation of design, specifications and administering building contracts and issuing certification as required under the contract. Chairing meetings, taking and recording meeting minutes and agreeing final accounts.
·Managing projects and multidisciplinary teams including structural engineers, mechanical and electrical engineers & environmental consultants
·Dealing with the impact of sustainability issues on development and construction and understanding of the impact made by sustainability on their projects and the financial management of that impact.
·Supervision of works on site with knowledge of construction technology techniques and the relevance of techniques on site. Assist in the delivery of site quality requirements.
Salary in the region of £33-38,000 depending on experience. 20 days holiday + bank holidays
Car mileage paid at 45p per mile
Professional subscription and CPD cost covered
Mon to Friday 9-5.30pm with an hour for lunch – opportunity to plan own workload between home/site/office (2 days a week office).
