This is an exciting opportunity for a highly skilled and experienced Senior Property Manager to join this thriving independent agency in Bristol. You will be responsible for managing and mentoring a team of Block Managers and overlooking an extensive portfolio in Bath, as well as providing a cost effective, efficient and exceedingly professional customer focused service at all times.
 
Your responsibilities will include (but are not limited to) the following:
 
·Line managing the block property managers in your team, mentoring them to become the best at what they do and ensuring that they provide the best service and care to the clients.
·Handling to the best of your ability any challenging issues or complaints to ensure the best outcome.
·Ensuring all health and safety requirements are met fully.
·Managing your own portfolio of clients.
·Recognising and responding to maintenance needs across the client base.
·Instructing, planning and monitoring approved contractors and service providers.
·Inviting new contractors to tender and/or supply services.
·Administering Section 20 works (items of work that cost more than £250.00 per leaseholder require an administration process under Section 20 of the Landlord and Tenant Act).
·Assisting with insurance claims where relevant.
·Ensuring end of year accounts are up to date and administered.
·Ensuring annual returns are up to date and administered.
·Ensuring insurance policies are up to date and administered.
·Ensuring budgets are created, approved and administered properly.
·Maintaining regular communication with leaseholders, residents, management company directors and tenants.
·Meeting with clients and contractors during work hours to discuss issues relating to the blocks.
·Attending out of office hours meetings when required.
·Managing the out of hours emergency phone rota and sharing out of hours duties with the other members of the PM team.
·Conducting regular site visits and maintaining clear notes of each visit.
·Maintaining and updating the office databases and files.
·Liaising with the Director and other members of staff on a regular basis to ensure the smooth operation of the business.
·Recognising where improvements can be made and suggesting more efficient ways of working.
·Ensuring that all confidential documents and information is held in accordance with data protection laws.
·Reporting any complaints or instances that could result in a complaint immediately to the director.
·Upholding the terms of business with each client.
 
- The working hours are 8:30am-4pm Monday to Friday.
- 21 Days holiday plus bank holidays. 
- Flexible working available at the moment on a three days at home and two in the office system. 
- Salary £35,000.
