SENIOR PROPERTY MANAGER, GRANTHAM.
This is an exciting role managing a diverse property portfolio with strong experience required in residential portfolio management, ideally with Rent Act tenancy experience. The successful candidate will have a team of 2 residential property managers.
1. Manage the associated property portfolios including residential and commercial property.
2. To prepare annual property budgets and a strategic 5 year plan.
3. Analyse performance and report on any significant variances.
4. Rent responsibilities to include:
a. Setting rent
b. Collecting rent
c. Reviewing rents
5.Tenant responsibilities to include:
a. Finding tenants
b. Screening tenants
c. Negotiating leases
d. Manage Move Outs including Evictions
6.Maintenance and Repairs
a. Comply with special and routine maintenance budgets
b. Plan capital and revenue expenditure
c. Comply with EPC regulations
7.Advise on property law utilising approved legal advisors
8.Keep proper property records
9.Prepare property valuations
10.Assist professional advisors with planning applications and development projects.
