An exciting opportunity has arisen for an experienced Lettings professional to join a dynamic and thriving company in Manchester.
The principal responsibility of this role is to support the Lettings Manager with the overall ownership and management of the Lettings department. Ensuring successful delivery against required business targets/ achievements, growing and developing the business whilst maintaining an exceptional quality of service to all tenants, landlords and other third party relations.
The Senior Lettings Negotiator will be responsible for assisting with the implementation, development and enhancement of processes and procedures to ensure that we provide an effective and efficient service to existing and new clients.
·Ensuring the introduction of a consistently high level of landlords to meet high business expectations §
·Continually researching into and creating new ways to introduce new landlords and business
·Liaising with Buying/ Sales Manager to ensure steady cross selling wherever possible
·Ensure properties are being advertised within a timely manner of the agreement being made and properties are let in a timely manner
·Creating and implementing steady targets/ expectations for negotiation
·Ensuring that properties are maintained and refurbished in a cost effective and timely manner
·Ensuring that rental payments are paid on time and that arrears are managed effectively
·Drafting of contracts ensuring compliancy with relevant regulations.
·Attending rental valuations and ensuring a high conversion rate is maintained.
·Successfully implement structures and reporting systems.
·Devise and implement procedures and process to improve service delivery and support development and growth.
·Prepare and compile statistics to measure activity and departmental effectiveness and efficiency.
·Effectively resolve problematic/ difficult situations with written and oral communications.
·Ensure and maintain up to date knowledge of the industry.
· Deal with sensitive issues with the strictest confidence.
· Manage the process of change within the lettings department and ensuring clear lines of communication with the rest of the organisation.
·Strive to establish a positive, supportive and motivated working environment. §
·Revise and implement office procedures ensuring that statutory legal requirements are met.
·Act to change productively and handle other essential tasks assigned.
·Good understanding of the legal requirements and laws surrounding all aspects of letting properties.
·Ability to work within a fast-paced high volume environment. §
·Strong sales, negotiation and influential skills.
·Extensive lettings management background. §
·Proven track record of delivering results within a fast paced target driven environment.
·Previous management experience, ideally within the Property industry and involving the coaching/ development of employees. §
·Experience of negotiation and influencing for the benefit of closing deals. §
·Proven experience of growing and developing a profitable lettings business
·MARLA certificate, or similar.
·Good IT skills
·Full clean driving license and own car
