A bespoke developer in the Bristol area are seeking a Sales and Marketing Manager to join them on a full time permanent basis.

Based at the Bristol office the role will involve regular travel to ensure that development sites are presentable and staff are resources with the necessary information and tools to deliver to set targets.

The main purpose of this role will be to market and sell the bespoke residential properties, as a developer they produce roughly 100 units a year.

Applicants must be very happy working alone and traveling long distances within the South West.

A successful candidate will:

-Be responsible for establishing targets with the MD?s approval and making all necessary appointments of external bodies to deliver the agreed number of home sales on time.
You will also be issued with a budget for sales and marketing costs and you will be expected to work within this and report regularly against it.
-Report directly to the Managing Director on a regular basis at least weekly in a formal manner.
-Cooridnate sales updates with the construction manager/Director regularly so that accurate information can be communicated to all parties with regards completion dates.
-Be responsible for the timely delivery of the following;

*Showhome openings
*Release of individual house prices to market
*Marketing launches and promotions
*Issuing of contracts to purchasers
*Obtaining contracts from purchasers
*Appointment of Selling agents
*Appointment of Manging Agents
*Appointments of Marketing Agents
*Presenting weekly reports on site traffic and monthly reports to the Board focusing on historic information and forecasting future sales and events/marketing launches required.
*Establishing negotiating margins for sales staff and setting bonus/incentive arrangements.

-Detailed knowledge of social marketing techniques
-Fluent in using exel, word and office programs
-Motivational with staff and piers
-Full driving license with own car
-Ability to manage in house staff and piers, external consultants, solicitors, agents and press.
-Team player

-Constant remarketing/refreshing of product
-Planning events and releases
-Reside in the Bristol region
-The information you will be expected to gather and extrapolate will form a strong indicator for setting locations, designs and prices of future projects.
