Responsibilities:
The following is typical of the duties the post holder will be expected to perform. It is not necessarily exhaustive and other duties of a similar nature and level may be required from time to time.
 
As Sales and Lettings Advisor you are responsible for ensuring that you achieve individual targets.
You play a key role within branch therefore it is essential that you are able to organise and manage your time effectively to maximise your potential within the role.
Main duties will include generating viewings and valuations, property negotiations for both sales and lettings, liaising with clients both face to face and by telephone, financial and legal referrals and other general admin tasks as appropriate to the role. You are required to be highly motivated and target driven with excellent interpersonal skills, committed to delivering the highest standards of customer service
Individual Targets and Minimum Standards
You will be required to meet your targets in Gross Sales, Gross Lets, Market Appraisals, Financial Services and CWM.  You are also required to encourage Auction Referrals, Removal Referrals, Survey Referrals, Client Reviews and VR Tours.
You will be required to carry out viewings necessary in a professional manner, arriving promptly for each appointment and answering any questions asked by clients.
You will be required to carry out vendor marketing updates (VMUs) to ensure client contact and pitch for price reductions where necessary.
You are required to Hot Call each new instruction and record notes on every property.
 
You must be at work on time and ready for the Morning Meeting at 9am.
Morning Meeting
You are required to be present at a Morning Meeting every day at which:
Your Branch Manager will review your registered clients to identify missed opportunities, check that lead source is filled in and GDPR consent given. Check that property match has been sent out and viewings arranged or follow up calls scheduled.
You will be allocated Vendor Marketing Updates (VMUs) to carry out each day.
All outstanding offers will be reviewed - ask for assistance if needed to tie up offers.
Diary management – check that viewings are scheduled effectively and check accompanied viewer’s diary for travel time.
The Guild
You are responsible for completing the Guild training modules in Sales and Lettings and completing any additional refresher modules or any additional training modules.
 
Pipelines and Sales Progression
Once a Sale is tied up each individual Advisor needs to ensure correct solicitor contact details are on file and that the Sale is tracked until solicitors are instructed and survey/mortgage valuation instructed and carried out. Only then is the file to be passed to the designated Sales Progressor.
 
Company Policy and Procedure
You need to be aware of the company policy and procedure book and of the staff handbook.  You need to adhere to the company Dress Code, Absence Reporting, Medical Appointments and Holiday Request procedures.
 
Hours of work: Mon - Fri 9.00am to 5.30pm. Saturdays 9.00am to 4.00pm (with lieu day)
