My award winning client is one of the market leading estate agents in the area thanks to their excellent levels of service and the comprehensive range of properties they deal with. You will be joining a small and already successful team and need to enjoy working in a fast paced and customer orientated environment.
They are looking for an experienced, self-motivated, personable and resourceful person to join their team as a Property Manager, ensuring and providing a seamless service for our landlords, tenants and contractors. You will be working with their other Property Manager and managing the portfolio between you.
You must be happy working with minimal supervision and be able to use your initiative to proactively, respond to changing priorities and conditions and be comfortable communicating with people from all walks of life, dealing with a wide range of properties. It is essential to work well within he team communicating at all times in an open and transparent way.
You need to create relationships that position my client as the brand of choice for landlords, making sure they receive an excellent service, resulting in them recommending the agency at every opportunity.
Your main tasks will include:
·Working alongside the existing Property Manager to look after the property portfolio.
·Acting as a key contact for our tenants and landlords ensuring all landlords’ management requirements.
·Oversee referencing of new tenants, preparation of the property and paperwork for the new tenancy.
·Conducting check ins and check outs and ensure the smooth transition of ingoing and out-going tenants.
·To arrange reactive and proactive maintenance work to the satisfaction of both landlords and their tenants.
·Protecting clients’ investments by arranging inspections, compliance with H&S and safety certificates.
·Conducting viewings and screening tenants, negotiating new tenancies to ensure a good match of tenant and landlord.
·Conducting house inspections and report on matters arisings.
·Timely negotiation and successful completion of tenancy renewals.
·Protecting deposits and deal with end-of-tenancy deposit claims.
·Developing and maintenance of strong working relationships with a network of high-quality and cost-effective contractors.
·Arranging/booking valuation and viewing appointments.
·Assist the Lettings Manager as required in any other related duties.
·General office duties including telephone reception, filing data uploads, brochure compilation and all related administration.
·Taking an active role in the presentation of the brand and office environment.
·Computer literate in industry type software
·Knowledge of Landlord-Tenant Law
·Knowledge of the local area
·Experience as a Property manager
·Attention to detail
·Excellent telephone and written manner
·God organisational skills
·Current clean driving license and own car
·Knowledge of Expert Agent would be an advantage
·5 Day Working week
·Monday-Friday 8:30-5:30 (8am start on Tuesday)
·Every other Saturday 8:30-4pm (or until 5:30pm if required) with a day off in the week
·Share of bank holidays
·Basic salary of £24,000 - OTE £25,000
