Our client are a market leading firm in the Manchester area. They are looking to recruit an experienced property manager to join their busy team.
 
As a Property Manager your role is to co-ordinate the swift and efficient resolution of maintenance issues which arise for the tenants. This will be achieved through excellent organisation and fantastic communication skills – ensuring tenants feel cared for and up to date throughout any maintenance issues. You will be directly contributing to a positive experience and be delivering a level of service that the company can be proud of.

Responsibilities:
Organising maintenance within the properties in your portfolio. Ensure no properties are uninhabitable/un-rentable for longer than 5 workings days
Log all maintenance issues reported by tenants via FixFlo and follow these through to a successful completion in with the maintenance time scale
Conducting a thorough and compliant onboarding process for all external contractors. Ensure no external contractors are instructed to do any work if this process has not been completed
Responsible for the successful completion of summer turnarounds working very closely with the Lettings team
Organising access at least 24 hours prior to maintenance attendance when required except in an emergency
Ensuring all maintenance is reported and completed within the Homes For Fitness Habitation Act guidelines
You are required to answer telephone calls to the office in equal proportion to the lettings team Ensuring that every tenant is contacted following once their maintenance issue has been attended to and complete to confirm with the tenants the works have been completed and they are satisfied Responsible for logging time sheets and allocating labour charges accordingly – this task should be completed daily
Acknowledging complaint emails within a 24 hour period and ensuring these are positively resolved within a 7 day period
Action any findings from inventories/mid term inspections which require attention and ensuring these works are completed within 4 weeks of the inspection date
Regular daily communication updates with tenants whilst maintenance is ongoing. Calling to confirm the tenant is happy once maintenance is completed before closing down the job
Signing all keys in and out on behalf of yourself and contractors via the key software system
Ensure all Gas Safety checks are completed and annual checks completed within date. All certificates need to be logged on Reapit along with expiry date logged. Ensure all Landlord charges are raised
Ensure you have a valid EPC document on file for each individual property you manage and these are completed on expiry and logged on Reapit. Ensure all landlord charges are raised
Annual boiler testing completed with documents and expiry dates logged on Reapit, and issues following on from the service are actioned. Ensure all landlord charges are raised
Ensure all property welcome pack information is up to date
Maintenance stock and equipment to have a monthly stock and well looked after. All maintenance tools and equipment should be recorded on an inventory document that is updated monthly
Liaising with Senior AM’s when jobs are over £150 to ensure Landlords authorise works
Action all handovers from evening and weekend team members the very next day
 
Hours Monday to Friday 9.30 -5pm
