Our client are a reputable, highly established and professional Estate Agency and are now looking for a Property Manager to join their successful Lettings & Property team.
Key responsibilities will include:
·Dealing with all maintenance issues - both dealing with the initial report from the Tenant and then liaising with both Landlord and Contractor to ensure satisfactory completion of repairs.
·Day to day correspondence between landlords and tenants
·Ensuring the management departments emails are distributed accordingly and dealt with in a timely manner
·Ensuring the property managers are updated with issues regarding the properties they manage
·Organising and carrying out inspections via ISurvey app to create reports and distribute reports accordingly to landlords
·Organising and carrying out checkout appointments
·Negotiating the return of deposits between Landlord and Tenant (including co-ordination of any repairs, cleaning as required
·Ensuring all documentation and files are closed at the end of a tenancy  
·Ensuring electrical safety checks are up to date
·Liaising with sales departments on occasions as and when necessary
·Tenant referencing and monitoring process via referencing agency
·Preparation of tenancy agreements
·Sending EPC instructions via website
·Ensuring gas safety checks are up to date
·Advising utility companies of meter readings
·Negotiating and co-ordinating renewal contracts
·Drafting final statement of repairs for accounts to process
Key skills:
·Well presented, friendly and approachable
·Experienced in Property Management
·All aspects of Lettings Legislation
·Ideally ARLA qualified
·Have the ability to work with all types of people
·Organised, reliable and proactive
·Must have a driving licence and own car
