Property Manager required to join a friendly and Independent Estate agency based in pleasant village location.
 
Since opening in 2007 the business has thrived and developed and they continue to deliver an exceptional customer experience, to ensure that they remain the number one agent in this area.
 
The role will involve managing our growing portfolio of 70 fully managed properties under the supervision of the experienced Branch Manager.
 
It will be a diverse and varied role with day to day responsibilities including but not be limited to:
·Overseeing the management of a growing portfolio of residential properties
·Acting as the first point of contact for landlords and tenants
·Dealing with landlord and tenant queries face to face and over the phone
·Managing repairs and maintenance
·Ensuring that Health and Safety regulations and guidelines are adhered to
·Serving relevant notices
·Conducting property care visits (inspections)
·Negotiating end of tenancy deposit deductions
·Occasionally carrying out lettings market appraisals and dealing with tenant references when needed due to staff holiday
 
Working Week
·Monday to Friday (9am - 6pm)
·2 x Saturdays (9am - 5pm) per month with day off in lieu
 
Pay and Perks
·Annual Salary £23,400
·Discretionary end of year bonus
·4 weeks holiday rising (1 additional holiday day for each year of service up to 8 additional days holiday) plus bank holidays

Requirements
·ARLA Level 3 Award - Residential Letting and Property Management
·Proven track record of property management
·Problem-solving ability
·Calm under pressure
·Good team player
·Ability to communicate effectively and professionally
·Good time management skills and ability to prioritise workload without direct supervision
·Willingness to change and adapt with dynamic lettings environment
·Full UK Driving Licence
