Job Title: Junior Sales Negotiator
Status: Full Time or Part Time Role
·Achieve office daily/weekly/monthly KPI targets
·Answer the telephone within 3 rings and deal with call and record / pass on messages where appropriate
·Meet and greet visitors in a polite, friendly and professional manner
·Register applicants on Jupix database ensuring complete and accurate input of data
·Communicate with and seek out opportunities for Valuation and Financial Services appointments from each applicant
·Take responsibility for own applicant register, especially HOT applicants and review to keep requirements updated to ensure database is always current
·Carry out a property match on all newly registered applicants and ensure property details are sent out by e-mail, text or, if necessary, post
·Set review dates to communicate with applicant within 48 hours to obtain viewings
·When an applicant simply wishes to arrange a viewing and declines to go on the mailing list, register details and arrange the viewing but ensure the applicant status is marked as “Not Looking”
·“Hot Call” all new instructions to Hot applicants to arrange viewings as quickly as possible
·Ensure all new instructions are matched to applicants and sent out by e-mail, text or post.
·Arrange viewings with vendors or provide accompanied viewing service when necessary
·Communicate viewing feedback to vendors within 48 hours of viewing
·Check in keys for properties where accompanied viewings are to be carried out
·Book Valuation appointments – obtain as much detail as possible to assist the valuer and promote our services prior to valuation appointment. Mark valuation appointment as Hot, Warm or Cold.
·Advise Admin team of necessary updates to property details on Jupix where necessary, e.g. price change
·Negotiate offers between applicants and vendors, taking advice from Senior Negotiator.
·Qualify all sales with Sales Manager or Senior Negotiator before instructing sale and making “Under Offer”
·Ensure sales progression is handled efficiently and professionally via regular and detailed communication with vendor, purchaser and solicitors.
·Keep accurate notes on Jupix of all discussions with all parties throughout the sale progression process
·Ensure any other relevant details not noted on Jupix are advised to co-workers and Sales Manager / Sales Director
·Attend relevant training sessions to develop knowledge of government legislation regarding estate agency
·Ensure all compliance procedures regarding AML, GDPR, Estate Agents Act 1979 and Consumer Protection from Unfair Trading Regulations 2008 are being followed and recorded properly
·Ensure the TPO Code of Conduct is followed at all times
·Cross sell and promote other John German services.
·Keep desk and reception area tidy at all times
·Maintain a high standard of dress code.
·To undertake additional duties as may be assigned from time to time.
