An exciting opportunity has arisen to join a small friendly team located at the edge of Leeds city centre as a Lettings Negotiator/ Property Manager.
 
You will responsible for finding tenants new homes to rent and helping landlords let their properties.
 
You will manage your own portfolio of rental properties, ensuring all aspects of the rental process go smoothly including but not limited to ; sign up procedures, rent collection, maintenance issues , through to move out procedures and changes in tenants, whilst building a rapport with both landlord and tenants and at all times maintaining an exceptional client service experience for both parties.
 
Duties to include:
-Handle enquiries from Landlord and Tenants Arrange,
-Accompany and follow up the viewing of properties with potential tenants.
-Monitor, update and respond to the rental portals and marketing materials
-Respond to action lists generated by the computerised rental software  
-Follow all of the sign up procedure to the latter , maintaining computerised records accurately.
-Oversee the maintenance requirements of your property portfolio by accurately recording any issues or requests rising, by communicating with our dedicated maintenance company, the tenant and landlord , keeping all parties updated until completion, and ensuring repairs are undertaken in a proactive timely manner.
-Manage the rental collection on your portfolio by close communication with the accounts department and collecting rent payments when necessary, including chasing rent arrears and keeping to procedures set out for the collection of arrears. Carry out interim property inspections, compile and follow up inspection  reports, issuing written communication with landlords and tenants as appropriate and dealing promptly with any repairs or breaches of tenancy. Ensure the landlord is fully aware at all times.
-Carry out market research duties and annual rent reviews with other team members to determine rental valuations for the properties and successfully negotiate those rent levels with the landlord and prospective tenants.
-Follow all of the move out procedure to the latter , liaising with the accounts department on deposit returns and dealing with deposit return disputes , keeping both the tenant and the landlord updated and giving guidance on legislation where necessary.
-To comply with UKALA and UNIPOL ( student accommodation) code of practice at all times and keep to agreed procedures regarding all aspects of work.
 
General duties:
-Maintain accurate records on all aspects of your work on the computerised and manual systems  
-Assist colleagues with other duties as required
-Keep up to date with market trends and competition
-Attend meetings, seminars and training when required
-Maintain the office diary, key monitoring system and other administrative and general office procedures    
 
Person speci?cation:
-A professional , positive individual who can maintain an enthusiastic approach to work
-Proven track record in the industry and local knowledge of the area
-Effective negotiation skills
-Fantastic interpersonal skills , with the ability to liaise at all levels in both oral and written communication
-Excellent administration skills with the ability to organise their workload, with attention to detail and accuracy
-Good IT skills with working knowledge of rental software,( Decorus preferably) and apple mac office software
-Team player
-Ability to solve problems with an appropriate use of initiative, and assume the right tone in handling disputes or complaints
-Ambitious and highly motivated,  prepared to work out of hours when called on , and committed to providing a consistently high standard of customer service
-High personal integrity
-Full UK driving licence with own car
