A fantastic opportunity has arisen for a Lettings Manager to join a well established firm in Wells, Wiltshire.
 
Looking for a high calibre individual to look after a large database of professional properties, the ideal candidate for the role will have a strong Property Management background and will be keen to join a forward thinking firm.
 
Hours: 08.30 am-5.30pm Monday to Friday
Alternate Saturdays 09.00 – 1.00pm with a ½ day back in lieu for each Saturday worked
Reports to: Senior Associate Director of Lettings
Main Purpose: The smooth running of the Wells lettings office, responsible for the growth and development of the office through effective management
Main Duties:
Active day to day involvement in all lettings and management duties of the department, to provide an effective service to both landlords and tenants to the best of your ability.  The role is to include preparing advertising, preparation of relevant paperwork including letters, Tenancy Agreements and Inventories, obtaining satisfactory tenant references, (currently through Goodlord,), filing, answering the telephone and dealing with customers when they visit the office.  You will be expected to be flexible in dealing with other day to day matters within the department when necessary.
As Manager you will have overall responsibility for the effective and efficient running of the office, reporting directly to the Director in charge, you will have direct input into the preparation of monthly and annual budgets and taking responsibility for their implementation and achieving business targets. You will be required to manage staff under your care, supporting with their training, development, safety and welfare.  Where called upon you will attend managers and other firms’ meetings, seminars and business functions representing the department.  
The duties of the post will remain under constant review. Any changes will be discussed with the post holder before implementation. In the event of any dispute in relation to the duties set out above that cannot be resolved with the line manager; the post holder should discuss the matter with the Managing Partner.
Personal Attributes required
 
Academic Qualifications: ARLA qualification desirable, but not essential. Good levels of literacy and numeracy required.
Relevant Experience: A minimum of two years’ experience of residential lettings is required, previous management experience preferable but not essential.
Intellectual/ Personal Skills: Must have excellent communication, telephone and interpersonal skills.
Computing Skills: Must be confident in the use of IT systems, previous experience of using CRM systems desirable.
Work Environment Must have a valid driving licence, use of their own vehicle insured for work purposes.
