Lettings Advisor (Maintenance and Inspections Manager)
The Lettings Advisor (Maintenance and Inspections Manager) is responsible for the day-to-day management of properties for let whilst supporting general enquiries and day to day lettings transactions.
The Lettings Advisor will be responsible for their own daily workload and external appointment arranging, ensuring own workload also provides team support and office cover (50% of the week would be out of the office on appointments and visiting properties).
Main responsibilities include:
Handle all maintenance/repair works in a timely manner updating all parties throughout the process (landlords, tenants, contractors)
Work with contractors to maintain good relationships and source new contractors when required (obtain references, insurance, contracts, interview)
Obtain quotes for property repairs
Organise property inspection visits around Huddersfield, ensuring reports are created and logged on ipad/software and uploaded for team and landlord viewing
Handle property condition issues with tenants to ensure landlord investment protected and good relations maintained with the tenant at all times
Organise property safety certificates in timely manner and in line with legal and legislative requirements
Manage end of tenancy process including check out reports and bond deductions often liaising with tenants and landlords to agree mutually agreeable outcomes where possible
Carry out move in appointments and inventories before the tenancy begins, taking meter readings and ensuring the property meets the required standards
General lettings responsibilities will include:
Organising property viewings, To include some accompanied viewings if the office requires assistance
Handling applicant, tenant and landlord enquiries (telephone, email, office, in person)
Contributing to the general office day to day activities
Handling of Keys and following the correct procedures
Input to team meetings
The Lettings Advisor will ensure that all in house policies and procedures are adhered to including conforming to The Data Protection act, clear desk policy, HMRC AML regulations and training, Right to Rent Regulations as well as logging and handling complaints within the designated time frame.
All Lettings Advisors are also responsible for upselling services where possible including EPC arrangement, inventory arrangement, promotion of managed service and obtaining removals quotes and financial services advice if required.
All staff members are responsible for ensuring that high levels of customer service are met whilst dealing with any persons in contact with the company.
Hours of work: 9.00am - 5.30pm. Sat 9.00am - 4.00pm (one in every 4 with lieu day)
