Our Client has been operating for over 40 years in the Manchester Area. They are looking to recruit a Lettings Manager for their busy branch.
The aim of the role is to manage the existing stock and seek to take on new quality landlords whilst managing and motivating the team.

The ideal candidate will currently be working in a similar role or be ready to take on a more senior role, a team player, customer service focused, astute in negotiation, have an ability to develop leads and generate instructions and be fully abreast of the student and professional property market in south Manchester.

Duties Include:
·Manage and lead their lettings team of three
·Deal with both Telephone, email and face to face enquiries
·Offer Landlords advice and provide them with accurate market rates
·Manage lettings administration such as contracts, tenant references, registers, deposits and updating window displays
·Work to ensure our marketing is suitable, relevant and maximising the brand of the company
·Conducting property viewings with prospective tenants
·Manage negotiations between Landlords and Applicants
·Manage the lease renewal process
·Write property descriptions and market the property online and in local press
·Photograph the property taking internal and external photographs
·Handle the front end of commercial enquiries, assess initial suitability, arrange meetings and viewings
·Assist clients in their search for a rental property
·Use the companies software to book in viewings and manage the database
·Be proactive with bringing on new business, and conduct market appraisal and valuations
·Work to personal and office targets
·Update Residential Lettings Software (QubeSLMl) and report repairs via our repairs software (Fixflo)
·Update website content for company where needed including the updating of blogs
·Monitoring and updating the social media portals with a view to growing our presence and increasing readership

The role is working Monday to Friday, with Saturday work on a 1 in 3 basis. Normal working hours are 42 hours per week with an additional 5.5 hours when working a Saturday. The proposed core hours will be 9:30am to 6:30 Monday to Thursday, 9:30am to 6pm on Friday, and when working a Saturday 10am to 4pm.
