My client have a strong presence and success in the Central Nottingham property market. Due to growth plans, they are now seeking to recruit a Residential Lettings Manager to head the department.

The main purpose of the role is to increase the portfolio and marketing of the company to increase revenue. The letting agency current manages around 100 properties split between straight residential, some small shops and some larger HMO properties. There is ample new business/ landlords to be captured in a fast growing property sector of the City and this will include liaising with existing clients, obtaining new ones, marketing, managing existing stock, raising brand profile and working with existing staff.

While growth has been consistent, the agency is beginning to stall. The current staff are backed by finance and admin staff. The successful candidate must have the ambition to build the agency. Our Client are happy to reward performance.

If a significant increase in business is made, there will be further financial reward.

The successful applicant must:

1.Have a solid knowledge of letting law.
2.Must be able to drive and be comfortable undertaking viewings and inspections.
3.Applicants must have experience of all basic aspects of lettings management and work.
4.The applicant is going to have to do all aspects of a letting role, this will be viewing, rent collection, inspections, inventories photography and basic financials.
5.The applicant must have a basic understanding of marketing and how they would attract new clients. A marketing budget is available but there is no marketing department so the applicant will need to design their own or be comfortable out sourcing.
6.A vehicle is provided during working hours so no personal vehicle allowance will be provided.
7.Applicant has to be able to operate independently, while they will be supported day to day working will be governed by themselves.
8.Training can be organised for specific aspect but we would expect the ideal candidate to be confident from a running start.
9.Hours will be commonly Monday to Friday, but flexibility for weekends and evening may be required.
10.While we appreciate performance indicators will be difficult to provide the successful applicant will be able to chart progress and provide regular feedback to the director.
11.Must be able to operate in a small business environment.
