A successful independent firm in Bristol are looking for a Property Manager to join their expanding existing team in Clifton, Bristol on a Maternity contract.
The role will involve dealing with day to day management queries, maintenance issues for the managed portfolio of commercial and residential properties and will include inspecting properties, liaising with landlords and tenants and arranging for contractors to carry out works on properties. Properties managed consist primarily of commercial buildings including offices, retail and industrial, as well as residential blocks of apartments.
Clients range from property companies, private investors, developers and residential leaseholders.
This role is ideally suited to an upbeat and self-motivated individual who can take ownership of matters and has a keen eye for detail. The ideal candidate for the role will have at experience of both commercial and residential property, but not all together essential as long as they have experience of one or the other.
Ideally 2-3 years prior experience.
? -Dealing with day to day property management queries
? -Database management, being responsible for overseeing that schedules/reports are updated and completed
-? Answering telephone enquiries and processing as appropriate, undertaking follow-up calls
? -Provide reports, feedback and communication on a regular basis internally and to ensure reporting
deadlines are met
?- Monitoring requests for repairs and maintenance from tenants or landlords, making sure they are all
dealt with quickly and efficiently
-? Oversee the instructing of contractors for works of minor repair and/or
maintenance, monitor progression of works as required, ensuring invoices are correct and duly paid
? -Diary Management of critical dates such as lease expiries and health & safety testing
?- Assist with periodic inspections of the properties to ascertain repair and condition, as well as ensuring
contractual and statutory compliance
? -Assist with preparing service charge budgets
? -Eventually you will be responsible for the running for a small portfolio of properties, undergoing
training alongside a Property Manager as the candidate develops
? Excellent communication and interpersonal skills, with ability to meet with clients and chair meetings
(as required in due course)
? The ability to empathise and understand clients, tenants/residents’ objectives and drivers to provide
excellent customer service
? The ability to review any given situation, analyse options, make recommendations and present
