Our client is a small privately-owned Exeter property company, owning and managing a portfolio of industrial and office properties in the South West of the UK. Due to expansion, they are now looking to add a Property Manager to the team to help manage the property portfolio, liaise with existing and prospective tenants, and to develop IT systems and tenant communications with a competitive salary of up to £36,000.
Working directly with two directors, the role will be responsible for overseeing the day-to-day management of the property portfolio, developing and setting up appropriate systems and procedures for a growing portfolio, identifying and analysing new opportunities and helping design and implement IT systems to facilitate the running of the business and raising its profile.
Specific responsibilities will include:
Systems Development:
·Assisting with setting up company shared document control systems – open to tenants as well as internally with appropriate security and access levels
·Assisting with development of company website
Portfolio Management:
·Liaison with tenants on all routine lease and property repair issues
·All landlord facilities management and property maintenance co-ordination
·Overseeing service charge management, documentation and inspections
·Co-ordinating and analysing relevant risk assessments and implementing agreed action plans
·Organising insurance assessments and follow up activities, including tenant insurance requirements and recharges
·Co-ordinating schedules of conditions, licences for alterations and any other relevant tenant legal documentation arising from the lease terms
·Property inspections
·Ensuring Landlord and tenant compliance requirements are completed and documented
·Maintenance of required property registers
·EPC compliance
·Electrical Inspections and other statutory requirements compliance
·Management of tenant changes / transition
·Representation of the Landlord on-site as required
Business development:
·Assisting with property acquisitions
·Assisting with any restructuring of the property portfolio
·Assisting with planning issues
·Liaison with specified agents and monitoring the local market
Your profile:
·You will be self-motivated and able to work on your own initiative. You will enjoy working in a small team and being responsible for making things happen.
·Some hands-on experience in asset management and / or facilities management is essential and ideally you will have an appropriate qualification, e.g., RICS.
·You will have some knowledge of the legal responsibilities of commercial Landlord’s and in ensuring compliance with them.
·You will be IT literate and interested in using and developing IT to simplify running the asset portfolio.
·You will be experienced at working with and overseeing contractors as part of asset managing a property portfolio.
·Some experience of property acquisitions / rent reviews and analysis would be beneficial, together with proven negotiating skills.
·A knowledge of the legal aspects of property management, e.g.: licences for alterations and leases and dilapidation provisions, would be an advantage.
·Importantly you will have good people skills and enjoy meeting people and winning them over, whether that be tenants, advisors, contractors or commercial agents.
In return our client is offering a generous package of up to £36,000 depending on experience for a full-time position

Holidays: 25 days plus bank holidays for full time employment
Working hours: It is possible the role could also be part-time – around 25-30 hours per week, if this would suit a candidate, provided this is over 5 days each week. (i.e., a 5-6 hour working day, 5 days a week).
